Riverside Capital Opens Office on Light Street

Riverside Capital has opened a 1,000 sq. ft. office at 1541 Light St. in Riverside/South Baltimore. Riverside Capital is a real estate company owned by longtime friends and neighborhood residents Tyler Frank and Jesse Spund. The space was once a dry cleaners and a Zumba studio.

Frank and Spund are constantly searching the Baltimore real estate market for homes they feel are for sale below market value. They canvas the city looking for foreclosures and short sales, for-sale-by-owner properties, and other listings, and meet regularly with homeowners interested in selling their homes. Frank and Spund pride themselves on knowing city neighborhoods, city blocks, and real estate values inside and out. They are both licensed real estate agents.

Frank and Spund told SouthBMore.com they are involved in about 100 real estate deals each year, many of which involve properties that are often quickly sold to investors who are looking for rental properties or renovation projects. “We do the behind the scenes work for investors looking to acquire properties,” the team told SouthBMore.com. “We’ve developed a nice clientele of builders and investors.”

Riverside Capital also takes on about 10 to 15 renovation projects of its own each year. The team also currently owns and manages about 10 rentals in the South Baltimore. Frank and Spund feel Federal Hill and Canton are the hottest neighborhoods for rental properties, but said that money can be made in every Baltimore City neighborhood. They told SouthBMore.com they’ve had a lot of success in Northeast Baltimore neighborhoods around Morgan State University, and see a really positive future for Pigtown.

Frank and Spund completed some light interior renovations to the Light St. office space and recently added signage to the exterior. They are hoping that a visible storefront will help them meet more people looking to sell properties. They said they knew it was the right space right away after taking a tour. They love the business activity on the block and the ability to walk to work each day.
