DXI Construction Opens Office in Locust Point 

DXI Construction, which is headquartered in Churchville, MD, has opened an office at 1201 Haubert St. in Locust Point. 1201 Haubert St. is a 5,029 sq. ft. standalone, two-story office/flex building. It was the longtime home of an Under Armour photography studio. It was also recently used as a distribution center for hand sanitizer made by distilleries.

New Tobacco Shop in Pigtown 

A new tobacco shop called iSmoke, Vape and More has opened at 776 Washington Blvd. at the former home of Hello Bonita Hair Salon.

Hello Bonita relocated earlier this year to 761 Washington Blvd.

Krishna Aunty Closes at Cross Street Market

South Indian concept Krishna Aunty, which opened with a short-term lease at Cross Street Market, closed on November 22nd.

Rat Poison Contamination in Hall Alley in Federal Hill South

Pellet poison was recently found on Halley Alley in Federal Hill. Regarding this incident, Federal Hill South Neighborhood Association President Meg Murray posted the following, along with a letter, to Facebook detailing what happened and ongoing monitoring measures.

Hi neighbors —

You may be aware of the continued use of pellet poison on Hall Alley. Unfortunately, a neighbor’s dog likely ingested some poison and had to be rushed to Pet ER. The dog and owner are recovering from a very scary situation, but FHSNA is committed to stopping the individual responsible for spreading the poison. Ideally, this happens through education of both current regulations and the impact one person’s actions can have on a community.

A few neighbors are gathering today to go door-to-door and pass out the attached letter. We wanted to share it here, too. Please reach out if you have questions.

Dear Riverside neighbor,

Multiple neighbors have reached out to Federal Hill South Neighborhood Association to alert us that rat poison pellets are being spread on Hall Alley behind the 1400 block of Riverside Avenue.

We’d like to make the individual responsible for the poison pellets aware that this type of rat poison is illegal. Pellet poisons were banned by the US Environmental Protection Agency in 2022. The pellets can be easily consumed by small children and pets, making them an environmental hazard. This is especially problematic in an urban area where there are many people in close proximity.

We are asking the individual responsible for spreading the rat poison to stop immediately. We believe that this situation has been caused by an ongoing rodent problem and a lack of awareness of current regulations surrounding the use of poison. We do not believe that this is malicious, but we do need the poisoning to stop.

If you are struggling with rodent issues, please complete the following steps instead of using commercial poisons:

  1. Complete a 311 request for DPW’s Rat Rubout Program
  2. Contact the Federal Hill Neighborhood Association if your 311 request is delayed so that we can assist you
  3. Make sure that you are using City-provided trash and recycling bins

We will continue to monitor the situation on Hall Alley. If the poisoning continues, we will be forced to seek camera footage and forward video to the appropriate authorities including the Baltimore City Department of Health and the Department of Public Waste. Fines for spreading an illegal substance start at $500 and we’d really like to not resort to this option.

Southern District Shooting Investigation

On December 12, 2022, at approximately 5:30 a.m., officers responded to a shot spotter alert in the 1300 block of Washington Boulevard.

Upon arrival, officers found a 32-year-old male victim being placed into the back of an ambulance. The victim was suffering from a non-life threatening gunshot wound to his buttocks and was transported to an area hospital.

Southern District shooting detectives responded and are investigating this incident.

The victim reports that he was standing in the block when he heard gunshots. The victim the stated he felt pain and realized he had been shot, but didn’t see where the shots came from.

Detectives are asking anyone with information about this shooting to call 410-396-2499.

The Charmery Closes in Federal Hill

Baltimore-based ice cream chain The Charmery recently closed its Federal Hill location at 46 E. Cross St. This location opened in June 2020 and wasn’t consistently open in recent months.

The Charmery did not respond to requests for comment.

The company still has locations in Hampden, Towson, and Columbia, as well as its factory and retail shop at UNION Collective in Hampden.

Federal Hill still has an abundance of ice cream stores with BMORE LICKS, Moo Moo Cows – Ice Cream Shop, and Taharka Brothers Ice Cream, as well as Afters CafĂ© which serves frozen yogurt.

165-Unit Apartment Building Planned for Shofer’s Warehouse in Otterbein

Baltimore-based Workshop Development is planning a six-story apartment building at 810 Leadenhall St. in Otterbein/Sharp-Leadenhall. The development would replace the two-story, 81,390 sq. ft. former Shofer’s Furniture warehouse which also currently includes tenants Protean Books & Records and Apple TV’s Lady in the Lake.

The property at 810 Leadenhall St. was purchased by MOSB Holdings LLC in July for $3,045,000, according to state records.

Workshop Development has already held one community meeting and plans on holding another in the near future. Workshop Development Principal Doug Schmidt told SouthBMore.com they took the community feedback to heart. He added that while they won’t be able to accommodate everyone’s wishes, they will make some revisions to the plan.

The proposed building will have about 165 market-rate apartments and 165 parking spaces in a two-level interior garage. The project will have street access units along Leadenhall St. to keep a “similar rhythm” to the nearby rowhomes. There will not be any retail.

Schmidt said there will likely be some “fairly small” units that will be available at a lower price.

The Shofer’s warehouse will be torn down, but Workshop Development plans on saving the corner facade at Leadenhall St. and Henrietta S. which is the oldest part of the building.

Schmidt said construction is at least a year out. He noted the design and permit process still must take place.

He said the company is not pursuing the former Shofer’s Furniture showroom at 930 S. Charles St. in Federal Hill which was also put up for sale.

This is Workshop Development’s first project in South Baltimore. Most of the company’s developments have taken place in Southeast Baltimore including Canton Crossing, Brown’s Wharf, and 1300 Fleet Street.

Protean Books Owner Matthew Benecewicz told SouthBMore.com that significant changes in his lease have forced him to close or look elsewhere for a space in the coming months. Protean currently has half the square footage it had with previous ownership.

Schmidt told SouthBMore.com that Protean is welcome to stay “up until the last minute.”

Anthem House restaurant Limoncello has launched a Sunday brunch from 10am to 3pm. The menu features bottomless mimosas, Limoncello spritzers, prosecco, Aperol spritzers, wine flights, and a large Amalfi Coast-inspired brunch menu with starters, entrees, and sweet items.

On December 2, 2022, at approximately 2:40 p.m., Southern District officers were dispatched to the 100 block of West Hamburg Street to investigate a reported reported shooting.

When officers arrived at the location, they canvassed the area and discovered an unidentified male suffering from gunshot wounds. The victim was transported to an area hospital for treatment.

Casual Restaurant ‘Tre Fratelli Italian Ristorante’ Coming to Federal Hill

Casual restaurant Tre Fratelli Italian Ristorante is opening in Federal Hill at 1121 Light St. in a space previously occupied by Light Street Cafe. Tre Fratelli is a concept from Pedro Lovo, who opened Brendali Italian Ristorante in Federal Hill with his wife Brenda Salgado, and his two brothers Elmer Lovo and Julio Lovo. Tre Fratelli means three brothers in Italian.

Pedro Lovo and Salgado sold Brendali in recent years and later opened a location in Pikesville which they also sold a year-and-a-half ago. Brendali in Federal Hill is still open under different ownership.

Salgado told SouthBMore.com they were waiting for the right opportunity to come back into the city. They were envisioning a restaurant with a more casual concept with a new name.

They’ve been renovating the restaurant space since June and hope to open in late-December or early-January.

Salgado said everything at Tre Fratelli will be homemade. The large menu will feature appetizers, salads, soups, sandwiches, burgers, pasta dishes, pizza, desserts, and sides.

Appetizers include calamari, mussels, and meatballs; salads include a house salad, Caesar salad, beet salad, Greek salad, and salmon salad; soups include cream of crab and Maryland crab, pasta fagioli, minestrone, and wedding soup; sandwiches and subs, which come with French fries, include cheesesteaks, burgers, chicken parmesan, and meatball; entrees include chicken parmesan, penne vodka, lasagna, tortellini, and Bolognese; and 12-inch pizza combos include supreme, shrimp Cacciatore, BBQ chicken, and shrimp scampi.

Desserts will include tiramisu, cannolis, Italian lemon cake, and tres leches, which was a popular item at Brendali. Pedro Lovo said customers can also request tres leches for weddings or parties.

Tre Fratelli will also have a kid’s menu.

Tre Fratelli will be BYOB and have table service, but it will also have a large focus on carryout.

It will be open Friday and Saturday from 11am to 11pm, and Sunday to Thursday from 11am to 9pm.

Great Plates of Late Around South Baltimore

Hull Street Fried Chicken Sandwich

With so much talk about fried chicken sandwiches in recent years, the Buttermilk Fried Chicken Sandwich at Hull Street Blues certainly warrants a visit to Locust Point. It comes on a brioche bun and has a delicious brine, a tasty crisp, and is really juicy. So good! It also goes great with the hand-cut fries.

Crab Tots at Abbey Burger

If you are showing a friend Baltimore for the first time, it should probably start with a plate of crab tots. Baltimoreans put crab dip on everything, and Abbey Burger in Federal Hill does a really nice job with its crab tots.

The tots have a perfectly fried crisp and the crab dip itself is delicious.

Crab Burger at Local Oyster

If you can’t get your out-of-town friends crab tots then take them to The Local Oyster in Locust Point for a crab dip burger. This burger is two smash patties with crab dip cooked in between and topped with cheese. You’ll feel the need to nod your head and say “oh yeah” after your first bite (…the thick and tasty French fries will help you pace yourself.)

Chicken Shawarma at Baba’s  

Shawarma is a very popular food in the Middle East and Baba’s Kitchen + Catering brings a really tasty version to Riverside. It has marinated and roasted chicken cooked with stewed tomatoes and topped with green harissa sauce, pickled onions, and carrots. You can get it wrapped in a pita or with orzo pasta, quinoa, or salad. I did the wrap and it sure was delicious with its so many zesty flavors.

Never, and I mean never, go to Baba’s without getting some hummus, too!

Jerk Island Tacos at Shotti’s Point

Shott’s Point in Riverside has a nice beachy feel and the jerk island tacos certainly add to that vibe. The tacos have Jamaican Jerk maki, mango jalapeño slaw, avocado, scallion, cilantro, and a lemon Yuzu aioli.

The jerk mahi was really delicious and all the other ingredients create a fun blend of flavors. You can get them any night, but all tacos are $3 off on Thursdays.

Jerk Chicken Pasta at Barracudas

Barracudas is back in Locust Point and so is its longtime staple dish the Jerk Chicken Pasta. It’s been 10 years since I had this dish, and I promise the gap won’t be that big next time.

The bowtie pasta with spiced jerk chicken, sliced onions, cream, and pineapples is a fun and really filling combination of fresh flavors. I asked the bartender if he’s ever seen someone eat the whole plate and he said “only once.” So, you’ll enjoy your lunch the next day, too.

Sobo Dominators Soccer Teams Win U9 and U10 Fallston Cup

Following the South Baltimore Youth Soccer League (SBYSL) season, a group of local dads put together two teams, called the “Sobo Dominators,” to compete in the Fallston Cup. The Sobo Dominators U9 and U10 teams both won Fallston Cup titles.

The teams were sponsored by Shotti’s Point. U9 Coach Matthew Shudtz said, “We also want to be sure to thank Kristie Bukowski at Shotti’s Point. She’s been buying these kids special jerseys for the tournaments so they can represent the neighborhood as Sobo Dominators. It’s a special thing to have her support for keeping kids active and strengthening the community.”

Shudtz added, “The thing I want to make sure we emphasize is that these are a bunch of kids who have benefited greatly from the SBYSL — the coaches and many volunteers who keep that important community institution going. All of the kids play in SBYSL and have built both skills and friendships through many seasons playing down there.”

Shudtz recapped the tournament saying:

As far as individual athletic highlights go, both teams had starting keepers who did an incredible job of keeping the ball out of the back of the net — Charlie Hoehlein for the U9 team, and Kaden Kulesz for the U10 team. Lucas Passarella was the top goal scorer for the U9 team and Kevin Shudtz was the top scorer for the U10 team.

The U10 team cruised through their bracket and into the championship game, capping the tournament with a 5-0 win featuring a hat trick by Kevin Shudtz.

The U9 team battled through three tight games to reach the championship, where their perseverance paid off with a come-from-behind 4-2 victory.

U10 Coach Mike Jenkins provided the following update:

Top Goal Scorer was Kevin Shudtz (7 goals in the tournament with 3 in championship game)

Others to recognize with awesome goals scored totals:

Ardy Scholz – 4 goals
Andy Schmittdiel – 4 goals

I would like to give a special recognition to our defensive unit — Tyler Castro and Daxton Parr. These 2 athletes were remarkable defensively which created so many scoring opportunities in transition. We could not have had the success of out scoring our opponents 23 – 1 that weekend without their stellar defense.

In addition, Kaden Kulesz stopped every threat allowing only 1 goal by him for the tournament!

Just to reiterate — the tremendous growth and player development these athletes achieved this season in our rec program was ever present that weekend!

70-Unit Apartment Building Proposed for Key Highway

Federal Hill’s Southern Land Company is planning a 70-unit apartment building at 1302 Key Hwy. in Riverside/Key Highway. The property, which was formerly a gas station from the 1930s until 1993, is currently being used as an industrial garage as well as the home to the On Brazilian Time food truck.

1302 Key Hwy. is .33 acres. The one-story, 1,715 sq. ft. building on the property has two service bays and an office. The property also offers parking spots for lease.

The property was sold to Key Highway Investments LLC in 2015 for $1,150,000, according to state records. It currently has a commercial zoning.

Southern Land Company wants to build a 70 ft., seven-story apartment building on the triangular lot which also faces Jackson St. and Anchor St. The proposed building would have two levels of parking with 70 spots, four levels of residential apartments, and an amenity level leading to a rooftop deck.

Joe Woolman, the attorney for the project, told Riverside Neighborhood Association (RNA) it would have 10 studio apartments, plus larger units.

The parking entrance and exit for the proposed building are on Key Hwy.

The building’s renderings show patios on the apartment units, large windows, and tan, black, and white exterior finishes.

The building would be adjacent to two- and three-story rowhomes on Jackson St. It would additionally be across from four-story townhomes on Jackson St. and across Key Hwy. from the five-story Harborview townhomes.

Woolman said the project would take 18 months to complete once construction starts. Currently, Southern Land Company is in the early stages of the planning process.

Southern Land Company declined to comment to SouthBMore.com about the project while it’s in the “entitlement process.”

The company has met with the Key Highway Community Association (KHCA) and RNA.

KHCA President Janan Broadbent told SouthBMore.com the following regarding the organization’s meeting with Southern Land Company:

There was a general feeling that the old gas station has been an eyesore for many years and the eatery there seemed not to attract many customers. The presentation by Joe Woolman, the attorney for the developer, stressed that it was at the initial stage of just checking with all community associations in the area before proceeding further, that this would be an entirely residential project. Apparently there had been interest by commercial sources previously by companies like Valvoline.

Attendees at the RNA meeting had questions about the proposed new building blocking the views of the nearby houses. Woolman said they have not yet finalized any designs.

He was also asked if the building will have any “rent-controlled” or “affordable” units and he said there are no plans for that at this time.

Phase II of Alta Federal Hill Apartment Community Now Under Construction

Phase II of the Alta Federal Hill apartment community in South Baltimore is now under construction on the 1900 block of S. Hanover St. The six-story Phase I building was completed in late-2021 on the 1800 block of S. Hanover St. It includes 267 apartments, 367 parking spaces, and 1,000 sq. ft. of retail.

Phase II will be a six-story building with 258 apartments, 370 parking spaces, and 1,000 sq. ft. of retail.

Executive Managing Partner of Wood Partners Scott Zimmerly told SouthBMore.com the Phase I building is 86 percent leased. The company has not yet secured a retail lease on either building.

The Phase II building will have a vehicular auto court at the intersection of S. Hanover St. and E. Wells St. The new retail space will face the existing retail space constructed during Phase I. The two buildings will be separated by a private road.

Phase II of Alta Federal Hill will have an interior resident courtyard, a rooftop deck, and amenity spaces. The garage will face the I-95 on-ramp at the southern edge of the property. A sliver of the property that is south of the I-95 on-ramp will be used for stormwater management.

The exterior design of the building will have a brick facade in additional to a variety of other materials. In 2020, the team at Wood Partners said at Baltimore City Planning Department’s Urban Design and Architecture Advisory Panel (UDAAP) that they hope the design of the two-phase project will help smoothly transition to the two- and three-story brick rowhomes on S. Hanover St.

Steve Rolls of Wood Partners said at UDAAP that he sees the building as an “anchor for Federal Hill” as it’s the first building in the neighborhood after people leave Port Covington and drive underneath I-95. Wood Partners also sees it as a stitch between the two neighborhoods. The Port Covington development, which is now known as Baltimore Peninsula, is currently wrapping up the first phases of the 235-acre, $5.5-billion redevelopment.

Construction for Phase II of Alta Federal Hill is expected to take 19 months to complete.

When asked about the current environment with high interest rates and construction supply chain issues which have delayed many local construction projects, Zimmerly told SouthBMore.com in an email: “No issues so far, certainly a challenging environment though.”

Early on Tuesday, Nov 08, at approximately 12:15am, multiple gun shots were discharged on the 1100 block of S Charles St. Two high-end luxury vehicles were racing down the street and approximately 6 gunshots were discharged from the vehicles. While no persons were reported injured, there was significant damage to at least one local business. BPD has reviewed camera footage and is continuing to collect evidence as they investigate multiple possible scenarios in this incident. More info will be posted once it is available.

On 04 November 2022 at approximately 0118hrs officer your responded for a report of an Armed Robbery. Upon arrival officer was met by complainant who advised that he was robbed on the 1300 block of South Charles Street. Complainant stated that he was approached by two black male juveniles. Complainant stated that one of the juveniles displayed an unknown caliber handgun. Complainant was told to empty his pockets. Complainant complied and handed over keys, wallet, and his iPhone 12. Detective District will assume the investigation.

On 11-07-2022 at approximately 0828 hrs complainant reported that on 11-04-2022 at approximately 1530 hrs he left the construction site located at 300 E. Cromwell St and when he returned to the site on 11-07-2022 he observed that the lock to the storage/shipping container that stores the construction tools was missing. The total value of approximately $12,000. No suspect information was provided at this time. District Detective Unit assumed investigation

On November 4, 2022 at 1630 hrs. I received a call for an armed robbery in the 1300 block of Hull Street. Prior to arrival the suspect vehicle then crashed at the intersection of Hanover and cross street and the suspects began to flee on foot. Two suspects were located in the rear of 1100 Race St. A small firearm was recovered. Further investigation revealed complainant stated that a vehicle pulled up behind her suspect exited vehicle and demanded property. Complainant gave suspects the property. Suspects fled by apprehended. Detective responded to the scene and assumed control of the investigation. Two suspects placed under arrest.

ROBBERY, 900 E FORT AVE, TUESDAY, 11/8/22, 23:00

From BPD:

On 11/8/22 at approximately 2348 hours your Officer responded to the 903 E. Fort Ave for a robbery call for service. Upon arriving, your writer located the victim. Victim advised that she was sitting in her vehicle in the mall parking lot when three #1B/M juveniles approached her vehicle and demanded she get out. Suspect implied having a weapon and pulled same out. Second suspect knocked the phone out of her hand and took possession of same. Third Suspect was just present. All three suspects fled the scene on foot heading towards Fort Ave. Foxtrot, along with other ground units responded and conducted a canvas with negative results. Citywide Robbery Detectives responded. assumed investigation.
