Blooming Deli Closes in Federal Hill

Blooming Deli closed in recent weeks at 1448 Light St. in Federal Hill. A ‘for lease’ sign currently hangs from the storefront of the deli, which was open for three years.

Blooming Deli was owned by married couple Cecilia Benalcazar and Kevin Perry. They also previously owned Liv2Eat, which was later rebranded as In Bloom, located next door to the deli.

Benalcazar told SouthBMore.com the closure was due to the COVID-19 pandemic. In an email, she added, “My husband, Kevin Perry, was the face of Blooming Deli being there every day we were open. As usual, he always opted for high-quality ingredients and took the extra steps to make from scratch products when possible. I think his passion as a chef was evident.”

“We will miss our regular customers and thank the Federal Hill community for supporting us in our culinary ventures,” said Benalcazar.

Union Bros. Project in Sharp-Leadenhall Wins Award for Historic Preservation

The Union Bros. development at 37 W. Cross St. in Sharp-Leadenhall received the award for Excellence in Historic Preservation and Sustainable Design from the Maryland Historic Trust in March. The $8-million project by developers Len Bush and John Roe transformed the former 40,000 sq. ft. Union Bros. Furniture and Plymouth Wallpaper property, which dates back to 1919, into an office and retail complex.

Roe said it’s nice be awarded for the “fruits of their labor,” and said there is now a plaque hanging in the lobby of Union Bros.

Bush and Roe wrapped up construction on the three buildings last year, but are still completing tenant build-outs as leases are signed. Already in the property is a 2,058 sq. ft. office for Fairway Independent Mortgage Corporation and a 10,032 sq. ft. office for architecture firm CRGA.

CRGA is leasing the entire third floor and Fairway Independent Mortgage Corporation is leasing a first-floor space. Union Bros. still has three second-floor offices spaces available totaling 12,000 sq. ft., as well as two first-floor retail spaces that are 4,500 sq. ft. and 6,000 sq. ft.

Bush and Roe are hoping to get a restaurant for the 4,500 sq. ft. space which opens to an outdoor courtyard.

Roe told SouthBMore.com they have been getting more activity on the available spaces in recent months and that a couple of proposals with potential tenants have been delivered.

Former Nick’s Inner Harbor Seafood License Lands at Driving Range

The beer and wine license for the former Nick’s Inner Harbor Seafood at Cross Street Market has landed at Bayview Driving Range in Southeast Baltimore. From Baltimore Business Journal:

Jae Lee, who co-owned the once popular bar and seafood hub in the Federal Hill market, said he was forced to reroute his business strategy in the two years since closing the longtime spot.

Gone are the days of selling sushi and shrimp over a beer at the busy, historic market. Today, Lee is focused on building up the Bayview Driving Range, a new business located near Patterson High School in Southeast Baltimore.

He hopes to have the property up to par by spring as an indoor and outdoor destination for local players, featuring 30 bays and two driving-range simulators. He is even hoping to attract some of his former restaurant customers from the market.

Lee has owned Bayview Driving Range for 10 years.

Esprit de Couture Closes in Federal Hill 

Consignment shop Esprit de Couture closed at 1126 S. Charles St. in Federal Hill in March. The nonprofit, which was open for just under a year, raised more than $13,000 for veterans.

LUS Boutique Opens in Federal Hill 

Women’s boutique LUS opened in recent months at 1055 S. Charles St. The retail space, which has been vacant in recent years, was previously the home of Millennium Plumbing.

Salon ‘Iconic Hair’ Opens on Fort Ave.

Hilltop Carryout Celebrates 50 Years 

Riverside’s Hilltop Carryout celebrated its 50 year anniversary on February 27th. It posted a banner on its facade showing the price of different item in 1971, along with the winner of Best Film that year.

Hilltop is owned by the Giorgakis family.

Afro-Latin Fusion Restaurant ‘Papi Cuisine’ Opens at 2 East Wells

Afro-Latin fusion restaurant Papi Cuisine has opened at 2 East Wells in South Baltimore. Papi Cuisine is currently in a soft opening with just carry-out at the moment, but plans to open its dining room in the next few weeks. Papi Cuisine, which is relocating from Fells Point, is moving into a 3,600 sq. ft. space vacated by Minnow and The Hot Dry.

Papi Cuisine has been around since 2014, starting as a catering, pop-up, and private dining company based out of a commercial kitchen before opening its 900 sq. ft. restaurant last year at 1928 Fleet St. It is a concept from longtime Baltimore friends Alex Perez and Berry Clark. Perez, who heads up the food side of the business, has a Dominican father and an African American mother. His father taught him to cook foods from the Dominican Republic when he was just 10, and he also learned from his grandmother on his mother’s side. This inspired Papi’s menu which is a fusion of Latin American and Caribbean flavors as well as Southern American, French, and Italian dishes.

Perez, who now has more than 181,000 Instagram followers, began posting his food pictures on the social media site before his friends convinced him to start selling his dishes. He began selling plates and launching his business, while studying every aspect of Instagram trends and analytics to boost his page. He analyzed which of his posts were doing well, how to take photos and what angles to use, and how to make posts go viral, and then followers started flowing in. This strategy was also transferred to Papi Cuisine’s Instagram page which now has more than 80,000 followers.

Perez said customers who have followed him on Instagram have flown in from all over the country and Europe to try his dishes. The Fells Point location became a difficult place to get a seat, and carry-out orders also caused a lot of traffic and double parking in the neighborhood. Papi Cuisine had to rent a second restaurant space at 1733 Eastern Ave. to handle all the orders and to store food.

Perez said the relocation to South Baltimore was done to get a lot more space and dedicated parking. The new restaurant will be almost four times as big and has 25 parking spaces in the 2 East Wells garage. He noted the limited space at Fells Point led to his team only using a third of the menu and eliminating brunch.

Popular items at Papi Cuisine include the stuffed salmon, honey-jerk lamb chops, and crab cake egg rolls. Perez says he will add more pasta dishes like a rasta pasta and seafood alfredo, as well as vegan items, soups, and salads.

The bar will have signature cocktails, wines and champagne on tap, bottled beer, and an extensive collection of bourbons and tequilas.

Papi Cuisine is open Monday to Thursday from 12pm to 11pm, Friday and Saturday from 12pm to 12am, and Sunday from 11am to 9pm.

When the dining room opens at 2 East Wells, Perez said he and Clark will monitor the demand on the kitchen to see if they can handle carry-out orders too. The dining room will seat 140 and Perez expects reservations to fill up quickly when they become available.

Perez said they are currently figuring out what to do with the two spaces they lease in Fells Point. He is thinking about opening a health food concept or a more casual concept focused around the popular crab cake egg rolls.

Perez and Clark hope to open additional Papi Cuisine locations in Philadelphia, Washington, D.C., Los Angeles, and maybe even the United Kingdom in the future, but first hope to get a good system down in South Baltimore. Real estate professionals have been trying to lure the duo to different locations after seeing its popularity, said Perez.

Perez said the popularity of Papi Cuisine gives him great pride as someone who grew up in East Baltimore. “With the struggles I’ve been through, it makes me very proud for someone from thousands of miles away to take interest in what I’m doing.”

500-Unit ExtraSpace Storage Facility Opening Next to Topgolf Site

Himmelrich Associates is currently under construction on a 500-unit ExtraSpace Storage facility at 211 Stockholm St. in Stadium Area. Himmelrich is converting a 36,287 sq. ft. warehouse, which was built in 1986, into the new storage facility. Himmelrich purchased the building in 2006 and owns three other adjacent properties at the intersection of Ostend St. and Sharp St.

211 Stockholm St. is adjacent to the site that will become Topgolf, which is part of Horseshoe Casino’s planned Warner Street District, an entertainment-focused, mixed-use development. The property sits in between an I-395 bridge and a Light Rail bridge, which separates it from the future Topgolf site. It is also on Ridgely’s Cove on the Middle Branch of the Patapsco River.

The new ExtraSpace Storage facility is across Stockholm St. from the Parker Metal Building, which Himmelrich converted to an office and events space in recent years. That building is currently 93 percent leased.

At 175 W. Ostend St., catty corner to 211 Stockholm St., is the Spring Garden Business Park which is undergoing a renovation to add 45,000 additional sq. ft. of office and retail space. It is already home to Checkerspot Brewing Company and nonprofits.

The Bullseye Building is located at 190 W. Ostend and has office spaces including the new Bullseye Business Center which offers small private offices and shared amenities to small businesses and professionals.

Himmelrich Associates will remain the owner of 211 Stockholm St. and ExtraSpace Storage will be a managing partner.

The exterior of the building will remain brick, but there will be new signage, bright green garage doors, and new murals and artwork. Local artist Sam Himmelrich, who is the cousin of the owner of Himmelrich Associates with the same name, will add a large mural on the rear of the building facing I-395.

211 Stockholm St. has one-story ceilings at the front of the building where offices used to be, and the rear warehouse section of the building has tall ceilings that were converted to two-stories of storage. The building now has 65,000 sq. ft. of floor space. Storage spaces will be available ranging from 5 ft. by 5 ft. and 10 ft. by 30 ft. The units are climate-controlled and there is an energy-efficient lighting system installed throughout the building.

ExtraSpace will open in May.

Another ExtraSpace Storage facility, which is owed by Premier Storage Investors, is currently under construction at 1900 S. Charles St. in the South Baltimore neighborhood. It will have 820 storage units.

These two ExtraSpace Storage facilities will add to a growing number of storage facilities in South Baltimore. This includes Store It All Self Storage in Pigtown, which opened last summer; CubeSmart, which opened at the end of 2018 in Carroll-Camden; and a 940-unit Public Storage facility which is under construction on the 1500 block of Ridgely St. in Carroll-Camden Industrial Area.

Owner Sam Himmelrich recognizes the boom currently going in South Baltimore storage facilities, but his team likes that its new ExtraSpace Storage facility will be the first one west of Federal Hill.

He also noted construction is ongoing at Spring Garden and they are hoping to bring on an anchor tenant to occupy 20,000 sq. ft. or more.

‘Black Girl Market’ Taking Place This Sunday at Baltimore Museum of Industry

Riverside-based Codetta Bake Shop is hosting an event, called Black Girl Market, this Sunday at the Baltimore Museum of Industry. There will be approximately 20 Black women vendors selling a range of items and services including food, desserts, bottled lemonade, handmade jewelry, custom clothing and accessories, financial services, personal and family therapy, skin and body care, home goods, and more. There will also be a DJ, performers, and panelists.

This is the second time Black Girl Market is taking place. The first event was in the fall at Eager Park in East Baltimore.

The market will be open from 3pm to 7pm. A tea and painting event will take place prior to the market from 145pm to 330pm.

This event is free and open to all ages. Masks and social distancing are required.

Hand-Painted Skateboard Decks Now Being Auctioned to Benefit Jake’s Skate Park

To support Jake’s Skate Park at Rash Field Park in Baltimore’s Inner Harbor, Waterfront Partnership announced today it is hosting a virtual fundraiser and online auction running from April 8 at 9:00 a.m. to April 9 at 9:00 p.m. featuring hand-painted skateboard decks from 50 professional and amateur artists from the Baltimore community including Robert McClintock, Crystal Moll, Baltimore skateboard professional Joey Jett, and others. Jake’s Skate Park is named in memory of Jake Owen, an avid skater and sports lover who was killed at five-years-old by a cell phone-distracted driver in 2011.

“With construction on the skatepark now underway, we are so close to making Jake’s Skate Park a reality. Working with the Owen family and partners like professional skateboarder and Baltimorean Joey Jett, the Grindline team, Skatepark of Baltimore and community volunteers, we are building a welcoming and top-of-the-line space in Jake’s memory,” said Laurie Schwartz, president of Waterfront Partnership of Baltimore.

Spearheaded by volunteers Cindy Conklin, Claire Broido Johnson and other Federal Hill residents, this effort ensures that Jake’s Skate Park will be built in Phase I of the overall Rash Field Park project opening later this year.

“We’re delighted to be able to bring the community together to support the skatepark, a space that we know will bring a lot of joy and special memories to families and kids across the area,” said Conklin.

Ranging in themes from native flowers to Baltimore celebrity Mr. Trash Wheel, the pieces of art will be available to view prior to the auction, and available to bid on starting at 9:00 a.m. EST on Thursday, April 8, 2021 at https://www.biddingowl.com/WaterfrontPartnership.

Jake’s Skate Park will be located on the West side of the park and when completed in late 2021, will feature a bowl, mini ramps, rails, ledges and transfers, providing a dedicated space for the growing skateboard community in Baltimore – accessible to all ages and abilities. The skate park is designed by Grindline, one of the top concrete skatepark and design companies in the country.

Tinybrickoven in Federal Hill Hosting its Second Easter Soup Kitchen

Federal Hill’s Tinybrickoven is transforming its pizza shop into a soup kitchen for the second straight Easter. It will serving a hot meal to anyone in need from 1pm to 6pm.

“This is my Easter and I can’t think of any better way to spend the day,” said Tinybrickoven owner Will Fagg. “Cooking for people is what I love to do.”

The meal will be a potluck-style buffet with dishes including green bean casserole, mac and cheese, and mashed potatoes. Fagg is working with volunteers who are helping cook the dishes.

This will be the third soup kitchen event for Tinybrickoven; it also hosted a Thanksgiving soup kitchen in the fall. Fagg said he is getting better at putting together the soup kitchens, but he is also cautious about putting too many people together given COVID.

Individuals in need can also come into Tinybrickoven for a free pizza through the pay-it-forward pizza program. The program was born when Fagg reached out to customers for help to pay a $2,000-plus electric bill by coming into purchase pizza that week. The large response led to the pay-it-forward pizza program after locals and out-of-towners purchased pizzas that customers could cash in at the restaurant. The program continues to this day.
