Information on Tonight’s Trick-or-Treating and Neighborhood Stoop Night in South Baltimore

Federal Hill Main Street will be hosting its annual Halloween trick-or-treating event this afternoon/evening from 4pm to 6pm.  It will take place in Federal Hill’s business district, which is located on Charles St. and Light St. from Ostend St. to Montgomery St. Participating businesses will have orange balloons out front.

Neighborhood trick-or-treating in South Baltimore is expected to take place from approximately 530pm to 8pm. In previous years, busy corridors for trick-or-treaters on the South Baltimore Peninsula have included along Fort Ave.; Randall St. along Riverside Park; blocks east of Riverside Park on Covington St., Belt St., and Jackson St.; along Riverside Ave. and Battery Ave.; and on William St. in Federal Hill, as well as throughout Locust Point.

The South Baltimore Neighborhood Association (SBNA) is promoting an official stoop night following trick or treating from 8pm to 10pm. From the Facebook event:

Halloween is one of the great nights every year in South Baltimore as kids from the neighborhood and surrounding areas dress up and trick-or-treat.

One good way to ensure this year’s Halloween celebration ends as well as it starts is to encourage everyone to stay out on their front stoops, hang out with neighbors, and keep an eye on our neighborhood. One of the best deterrents to crime is bright, vibrant streets and eyeballs on the neighborhood.

Trick-or-treating runs from approximately 530pm to 8pm. This year, after trick-or-treating, we are encouraging you to join fellow neighbors for a stoop night on your block from 8pm-10pm.

Stoop nights, which have been a Baltimore tradition for generations, are always a fun way to meet new neighbors, mingle with longtime friends, and develop a strong bond on your block which can be beneficial in so many ways.

As always, if you witness any suspicious activity or crimes taking place, please call 911.

Bird and Lime scooters lead to bumps, bruises and broken bones for Baltimore riders

Poké Bowl Opens in Federal Hill

Federal Hill now has a poké restaurant as Poké Bowl opened recently in a 1,950 sq. ft. space at 1040 Light St. The retail space was the longtime home of Subway before it closed in May.

Owner Yun Jiang told SouthBMore.com that Federal Hill was appealing because of the amount of young people in the area who would be drawn to a food like poké.

Poké is a Hawaiian dish that became popular with fishermen on the Pacific islands. It features rice; seafood, including raw tuna and salmon; and toppings such as veggies, spices, and sauces. Jiang was once a resident of Hawaii where he developed a love for poké.

Customers at Poké Bowl will be able to walk down the ordering line picking ingredients for their bowl.

Customers will choose brown or sushi rice, mixed greens, or a combination of rice and greens for the base of their bowl. They next will pick a protein with the choices including ahi tuna, yellow tail, spicy tuna, salmon, BBQ eel, cooked shrimp, shrimp tempura, chicken tempura, fried tofu, and imitation crab. Customers will then choose from more than 20 different toppings, including vegetables and fruits, and finish by choosing from multiple sauces.

The Federal Hill location will also offer Poké Bowl’s sushi burritos.

Poke Bowl serves Hawaiian juices and Japanese green tea along with sodas and bottled waters.

Poke Bowl is open in Federal Hill on Tuesday to Thursday from 11am to 930pm, Friday and Saturday from 11am to 1030pm, and Sunday from 12pm to 9pm.

Poké Bowl opened its first location in Cockeysville about a year and a half ago and recently open another location Downtown at 10 N. Calvert St. in The Equitable Building. The fast-growing business also has restaurants in Lutherville and Bel Air and is planning another location in Owings Mills.

The Downtown location is open Monday to Saturday from 11am to 830pm.

South Baltimore will be getting another poké restaurant as PokéOno is under construction at 849 E. Fort Ave. in Southside Marketplace. Poké World/Utepia Tea also recently opened Downtown at 55 Market Pl. #5511.

Employee One Benefit Solutions Moving into a 9,000 sq. ft. Space at Stadium Square

Caves Valley Partners (CVP) has added another office tenant to its new 145 W. Ostend St. office building as Employee One Benefit Solutions (EOne) has signed a 9,000 sq. ft., second-floor lease. EOne will relocate from a smaller space in Otterbein.

EOne provides benefits consulting and management for mid-market businesses.

“I’m very proud of the growth EOne has achieved over the past sevenyears,” said Brenndan Mohler, president of EOne. “It’s a testament to the great employees we have hired and we are excited to settle into an extraordinary new space and location. Both CBRE and Caves Valley Partners were great to work with. We are very excited about our future.”

Mohler is a longtime South Baltimore resident.

Dan Callihan from Newmark Knight Frank represented CVP and Dave Fields from CBRE represented EOne in the transaction.

The six-story, 72,000 sq. ft. 145 W. Ostend St. building was completed in 2017 is now more than 75% leased. Tenants include Spaces, which opened a 32,000 sq. ft., two-and-half floor facility this month; Janney Montgomery Scott, which opened a 6,000 sq. ft. office in the building earlier this year; and Ricoh USA, which moved into an approximately 3,000 sq. ft., street-level office suite this month. Clark Construction Group, LLC is currently under construction on an approximately 3,000 sq. ft. street-level space.

CVP Partner Arsh Mirmiran told SouthBMore.com that there are multiple ongoing discussions for other tenants at 145 W. Ostend St., but no leases are being actively negotiated. CVP is currently building out an approximately 3,500 sq. ft. spec suite next to Clark Construction that will be available for occupancy later this year.

“We are pleased to add EOne to the dynamic tenant mix at Stadium Square,” said Jon Schulman, director of leasing for CVP. “A combination of national and international companies, along with growing local companies, have made Stadium Square an established office location and they are helping us build momentum toward the next phase of this mixed-use development project.”

Stadium Square is a $275-million, mixed-use project on three blocks of South Baltimore and Sharp-Leadenhall. It is located between Cross St. on the north, Race St. on the east, Leadenhall St. on the west, and both sides of Ostend St. to the south. The project will have more than 650 apartments including an affordable apartment building for veterans, three renovated rowhomes providing affordable housing to police officers, 2,000 parking spaces, 319,000 sq. ft. of office space, and 75,000 sq. ft. of retail when completed.

Along with 145 W. Ostend St., already completed at Stadium Square is the 299-unit Hanover Cross Street luxury apartment building with 14,000 sq. ft. of retail that has not yet been filled, and the 2,400 sq. ft. Leadenhall Community Center.

Next up for Stadium Square is two projects on the east side of the 100 block of W. Ostend St. The former VacPac building, a BMORE Around Town tailgating lot, and the USPS post office, which will relocate “any day” to S. Hanover St., are currently on this block. A six-story, 67,000 sq. ft. office building at 160 W. Ostend St. and a five-story, 320-unit apartment building on the remainder of the block will likely both start construction next year. VacPac is currently getting demolished, and USPS will be torn down after the relocation.

Mirmiran noted that CVP has a “handshake agreement” with a restaurateur who will take the entire first-floor retail space at 160 W. Ostend St. He said they are also negotiating with an office tenant that could lease the top three floors of this building.

Six-Story, 67,000 Sq. Ft. Office Building Planned for Stadium Square

Caves Valley Partners (CVP) presented plans today to the Baltimore City Planning Department’s Urban Design and Architecture Advisory Panel (UDAAP) for a six-story, 67,000 sq. ft. office building at 160 W. Ostend St. The proposed building is part of CVP’s $275-million Stadium Square mixed-use development. Stadium Square is on three blocks of South Baltimore and Sharp-Leadenhall located between Cross St. on the north, Race St. on the east, Leadenhall St. on the west, and both sides of Ostend St. to the south.

At the current site of the proposed office building is a BMORE Around Town tailgating lot which replaced industrial buildings that were demolished in recent years. The new office building at 160 W. Ostend St. will occupy the southwest corner of the parking lot at Ostend St. and Leadenhall St. Also on this block is the former VacPac building and the USPS post office, which will relocate “any day” to S. Hanover St. The former VacPac building is currently getting demolished and the post office will also come down once the relocation is completed.

A new five-story, approximately 320-unit apartment building by Hanover Co. will occupy the rest of this block that faces Ostend St., Leadenhall St., Race St., and W. West St. Both the new apartment building and new office building will share a parking garage on the interior of the block. Plans for the new apartment building will go before UDAAP in December.

Hanover Co. built and manages the 293-unit Hanover Cross Street apartment building, which is adjacent to the north to the 1100 blocks of Leadenhall and Race St. The building opened in Summer 2017 and its apartments are now full, according to CVP Partner Arsh Mirmiran. The building also has 14,000 sq. ft. of retail space along W. Cross St., which has yet to sign its first tenant. Mirmiran noted that business owners have struggled to make the jump from Federal Hill to Sharp-Leadenhall, and that increased density of Stadium Square and improvements coming to the portion of Cross St. that connects Hanover Cross Street to Cross Street Market and the heart of the Federal Hill Business District will help.

CVP originally intended on keeping the VacPac building and converting it into a 30,000 sq. ft. office building with ground floor retail. Mirmiran said that even though the company had already gutted the building for the rebuild it became “cost prohibitive.”

“The Vac Pac building created a really inefficient layout for the apartment building, significantly driving up costs per unit. If it hadn’t been right in the middle of the block, we could have saved it,” said Mirmiran.

160 W. Ostend St. will be a rectangular-shaped office building that is attached to the new apartment building on two sides. It will have a large exterior facade facing south and a smaller facade facing west. The south-facing facade will be mostly glass with a brick feature surrounding it, giving the appearance of a large window. The building will also have metal screening, dark panels, and first-floor retail that has an adjacent outdoor patio.

As the property moves west, it slopes into the 500-year flood plain. The eastern portion of the building will have a ground-level entrance, and the western entrance will be elevated and accessed by steps.

CVP is working with architecture firm Design Collective on the new building.

Mirmiran noted that CVP has a “handshake agreement” with a restaurateur who will take the entire first-floor retail space at 160 W. Ostend St. He said they are also negotiating with an office tenant that could lease the top three floors of this building. Construction will likely begin once CVP signs its first office tenant, but that the company hopes to begin construction by the first quarter of 2019.

Mirmiran said that the goal is to get 160 W. Ostend St. a bit of a jump start on construction and to get it out of the ground before the new Hanover Co. apartment building begins construction. He noted however that both could start construction at the same time if needed.

160 W. Ostend St. is across the street from 145 W. Ostend St., which is a 72,000 sq. ft. office building that opened last summer. That building is now 75% leased with tenants including Spaces, Ricoh, Clark Construction Group, Employee One Benefit Solutions, and Janney Montgomery Scott.

Also proposed for the same block as 145 W. Ostend St. is an approximately 180,000 sq. ft. office building with first-floor retail at the site of a current parking lot, and an 840-space parking garage that will be located behind both office buildings.

CVP is hoping to turn Ostend St. into a popular restaurant corridor that features easy parking in Stadium Square’s garages. Mirmiran is hoping the parking makes it an ideal destination for area residents and visitors alike. Mirmiran said that the first floor spaces at 145 W. Ostend St. are currently offices, but could be converted to restaurant spaces in the future.

Though not part of Stadium Square, there is an open retail space at the adjacent M.C. Dean, Inc. building at 18o W. Ostend St. Himmelrich Associates Spring Garden Building at 175 W. Ostend St. is currently getting renovated and already landed Checkerspot Brewing Company.

Another project already completed in Stadium Square is the 2,400 sq. ft. Leadenhall Community Center which opened in August.

CVP is also planning a 30-plus unit affordable apartment building for veterans at the southeast corner of Leadenhall St. and W. Cross St. that would replace five existing rowhomes. The plan is to use the front facade of the homes for the new building, which will also have ground-floor retail. CVP has acquired four of the homes, but has been unable to acquire the fifth home, which is owned by the Housing Authority of Baltimore City (HABC). CVP his hoping this issue will be resolved in the coming years. In the meantime, the company renovated two of the rowhomes and one on the 1100 block of Leadenhall St. as affordable housing for police officers.

Waterfront Dental to Open Next Month on Key Highway in Federal Hill

Dr. Dawn Merguerian has been a Ridgely’s Delight resident for the past 14 years and is excited to finally open her own general dentistry practice in South Baltimore. Dr. Merguerian’s practice, called Waterfront Dental, will open on November 12th at 221 Key Hwy. in Federal Hill. The 1,900 sq. ft. suite was part of the former BB&T which has been subdivided into two spaces. The other space is the home of medical cannabis dispensary Culta.

Dr. Merguerian attended undergrad at Johns Hopkins University and earned her DDS at the University of Maryland, Baltimore College of Dental Surgery. She spent seven years working for Dr. K. Michael Murphy and Associates in Charles Village and the past two years working in Bowie, MD.

Dr. Merguerian has been planning on opening her own practice for three years. This includes about a year to find the right space. She noted that it was a challenge as many commercial landlords were always looking for the next hot bar or restaurant and not a dental practice. She found the space on Key Hwy. last December and then ran into numerous delays with the design and construction progress.

With a dental practice, water lines have to be run underneath the dental chairs. When digging up the concrete floor at 221 Key Hwy., Dr. Merguerian’s contractor Trident Builders found railroad tracks underneath the building, random shoes, and a tank.

Dr. Merguerian started the practice with a loan from Bank of America but noted she had to dig deep into her savings to cover unexpected costs.

Construction is now wrapping up and a new sign will be installed on the building’s facade in the next couple of weeks.

Dr. Merguerian said she is excited to finally make Waterfront Dental a reality. She is in love with her windows that overlook the Inner Harbor and she can’t wait to ride her bicycle to work everyday. She’s also looking forward to be back in Baltimore. “I love having a relationship with the people of Baltimore,” she said.

Dr. Merguerian noted that she is also excited to be located next door to Culta. “I’m really into finding ways for patients of feel comfortable. I think medical marijuana has a high potential for patients with anxiety and for dealing with inflammation and pain after medical procedures.”

Waterfront Dental will offer general dentistry, cosmetic dentistry, and restorative dentistry, including root canals, crowns, and tooth extractions. Dr. Merguerian will also soon offer IV sedation for patients who experience anxiety about dental procedures.

Waterfront Dental will be open Monday, Tuesday, and Friday for appointments. It looks to expand to Wednesday and Thursday as the practice builds its following. The company will start out employing one assistant and one front desk person.

8,000 Sq. Ft. Sharp-Leadenhall Warehouse to be Prepped for Residential Redevelopment

An Alex Cooper auction for the 8,000 sq. ft., one-story commercial building on the .237 acre lot at 113-115 W. Hamburg St. in Sharp-Leadenhall was postponed today after failing to attract any bidders. The property has been owned for many years by Mark Sapperstein of 28 Walker, the developer of McHenry Row, Wheelhouse, Key’s Overlook, and other projects around the city.

The property and building is adjacent to the 7-Eleven and its parking lots at 1000 S. Hanover St., the parking lot for Leadenhall Baptist Church, the 1000 block of Race St., and the rowhomes along W. Hamburg St. The property is a couple blocks from M&T Bank Stadium and a block from Federal Hill Main Street.

The brick-front building features a small front parking lot, a loading dock, a garage door, a large warehouse space, and a dated interior office space with drop ceilings and wood paneling.

After the postponed auction, Sapperstein told SouthBMore.com that he would be going in a different direction with the property. He was hoping to find a warehouse user, but will now look to prep the property for redevelopment. He said he will demolish the warehouse and develop the land in preparation for another builder to take over. He noted that his expansions of McHenry Row and The Shops at Canton Crossing, as well as a housing development in Eastern Baltimore County, are keeping him very busy.

Auction documents showed three development concepts for the property from engineering firm Kimley Horn. One is a plan for five townhome lots with adjacent community green spaces, and a new street to access the front of the homes along the eastern portion of the property. The second is a plan for four new towhomes with large front driveways accessed by the existing curb cut on W. Hamburg St. The third is a plan for a four- to five-story, multi-family building with first-floor garage parking. The parking garage entrance would use the existing curb cut on W. Hamburg St.

The property has a C-1 zoning that allows for up to 34 housing units, and has a 60 ft. height restriction.

If Sapperstein decided to go the townhome route, he said he would prepare the lots and a home builder would finish the project. Similarly, Sapperstein developed the townhome lots on the land that surrounds Silo Point. That project, named Key’s Overlook, was completed by Beazer Homes.

A new townhome across the street at 116 W. Hamburg St. is currently listed for $479,000. It was constructed on a single vacant lot.

Sharp-Leadenhall has seen increased real estate investment in recent years with the $300-million, mixed-use Stadium Square redevelopment which has two of its three development blocks in Sharp-Leadenhall. Federal Point is also currently under construction and will bring 11 townhouses to the community.

Unleashed by Petco Closing in Federal Hill

Unleashed by Petco will be closing its 3,600 sq. ft. store at 1100 Light St. in Federal Hill on November 17th. Unleashed by Petco opened in 2014 and at the time replaced a Quiznos and Sign-A-Rama, which relocated to Fells Point.

In a statement to SouthBMore.com, Unleashed by Petco said: “At Petco, we’re constantly evaluating our complete real estate portfolio to ensure locations are conveniently located to best serve our customers. The Unleashed by Petco location at 1100 Light St. will close on Nov. 17 and a new Petco store will open nearby at 3969 Boston St. on Nov. 19. We value the relationships we’ve built with pet parents in the Baltimore community and look forward to continuing to serve them at this new location, and online at petco.com.”

Unleashed by Petco is advertising up to 60% off items until the store closes.

The new location will be a full-size Petco store at The Shops at Canton Crossing.

Unleashed by Petco did not answer SouthBMore.com’s request for more information about the future of the retail space as there are several years remaining on the lease.

Unleashed by Petco’s retail suite is in a 5,750 sq. ft. building that was once a Rite Aid. Dunkin’ Donuts occupies the remaining 2,150 sq. ft. of space. 28 Walker sold the building in 2014 for $2.54 million to Federal Hill Shops LLC.

Saturday Traffic Advisory for the Baltimore Running Festival

Baltimore City Department of Transportation (DOT) Release: 

The Baltimore City Department of Transportation would like to advise motorists of the temporary road closures, parking restrictions and commercial vehicle restrictions in effect for the 18th annual Baltimore Running Festival, which will be held tomorrow, Saturday, October 20, 2018.  Approximately 20,000 people are expected to participate in this year’s event.

The 26.2 mile marathon will begin at Camden and Russell/Paca Streets.  In conjunction with the marathon, the Carefirst Half-Marathon will also be held along with the ShopRite 5K Race, the Team Relay and Wheelchair Athletes.

The races will begin at various times and locations:

7:30 a.m. – ShopRite 5k begins at Light & Pratt Streets

7:55 a.m. – Wheelchair Division begins at Light & Pratt Streets

8:00 a.m. – Marathon and Team relay begin at Camden & Paca Streets

9:45 a.m. – Carefirst Half Marathon begins at Light & Pratt Streets

In preparation for the running festival, various parking restrictions, road closures and lane closures will be implemented along the race routes.  Motorists should be advised that traveling from inside the footprint of the race to destinations beyond the race borders (and vice versa) will be difficult throughout the day.  Traffic stops WILL be implemented for the safety of participants and motorists will encounter significant delays.

Citizens should be aware that modifications to the race routes have been made again this year, due to construction activities and last year’s relocation of the finish line.  For the second year in a row, the marathon will now end at the Inner Harbor, so this year’s course will be slightly different than in previous years.

Citizens are encouraged to plan ahead and allow additional travel time.  Traffic will be impacted in many city communities, and in order to minimize delays, motorists should use alternate routes outside of the race footprint.  This includes using roadways north of 33rd Street, south of McComas Street, west of Martin Luther King Jr. Boulevard and east of Highland Avenue.

In order to help citizens plan their commutes on race day, an interactive road closure map has been created.  Citizens can click on this user-friendly map to see when city neighborhoods will be affected by the races throughout the day.  The map can be found at transportation.baltimorecity.gov/BaltimoreMarathon2018Map.

On race day, motorists should pay close attention to posted parking restrictions, as vehicles parked in violation will be ticketed and towed.  Citizens with questions concerning the location of their vehicles should call 311.

Citizens are strongly encouraged to use public transportation during this event.  The Metro Subway is a great option for citizens traveling into and out of the city, as it will not be affected by the marathon.  The Charm City Circulator will modify its service hours during the event, and will operate on race day from 4:00 p.m. until midnight.

In preparation for the event, the following street and lane closures will be implemented prior to the Baltimore Running Festival for race setup:

  • Right lane of Pratt Street from Light to Calvert Streets begins at 10:00 a.m. on Thursday, October 18, 2018
  • Left lane (next to median) of southbound Light Street from Pratt to Conway Streets begins at 10 a.m. on Thursday, October 18, 2018
  • Pratt Street closure from Charles to Light Streets beginning at 10 p.m. on Friday, October 19, 2018. This portion of Pratt Street will remain closed until the event clears late Saturday afternoon.

 

In preparation for the Baltimore Running Festival, the following parking restrictions will be implemented on Saturday, October 20, 2018:

Commercial Vehicle Restrictions in Downtown Baltimore Will be in Effect on

Saturday, October 20, 2018

In addition to road closures and parking restrictions during the event, commercial vehicle restrictions will also be implemented in downtown Baltimore on race day.

On Saturday, October 20, 2018 commercial vehicle restrictions will be in effect in the downtown area from 2:00 a.m. through4:00 p.m.  During this time, commercial vehicles, including tanker trailers, will not be permitted in the downtown / Inner Harbor areas of the city.  This commercial vehicle restriction excludes cabs, buses and other mass transportation vehicles. 

Commercial vehicle restrictions will be implemented on the following streets during the date and times listed above:

  • Fayette Street from Martin Luther King, Jr. Boulevard (MLK) to President Street (no commercial vehicles will be allowed to travel on or south of Fayette Street)
  • President Street from Aliceanna to Fayette Streets (no commercial vehicles will be allowed to travel on or west of President Street)
  • Light Street from Pratt Street to Key Highway
  • Key Highway from Light to McComas Streets
  • Hanover Street from McComas to Montgomery Streets (no commercial vehicles will be allowed on or north of McComas Street, including Hanover Street)
  • Pratt and Lombard Streets from Martin Luther King, Jr. Boulevard to President Street
  • I-395 at the Martin Luther King, Jr. split to Pratt Street (no commercial vehicles will be permitted on I-395)

Motorists are advised to pay close attention to the commercial vehicle restrictions in effect and should use alternate routes during this time.  Commercial vehicle restrictions will be strictly enforced in the downtown area.
