Riverside Park Pool to Stay Open Two Additional Weeks

Due to unexpected repairs, the Riverside Park Pool did not open its doors this year until August 11th. But, Baltimore Recreation and Parks has now agreed to keep the pool open an additional two weeks until September 16th. The pool was scheduled to close on September 3rd.

Exciting Update on Riverside Park Pool!

At the suggestion of several neighbors, I’ve asked Director Moore from Baltimore Recnparks to extend the swimming season at Riverside Park Pool considering the very late start we had this year, and he agreed!

The pool will remain open an additional two weeks. Normal operating hours on Saturdays/Sundays, and 3pm-7pm on Mondays – Fridays after Labor Day. Doggy splash swim to close out the season will be on Sunday, September 16.

Baltimore City Recreation and Parks was originally scheduled to open the Riverside Park Pool on June 23rd, but water flooded into the basement pump room when the pool was filled, leading to a series of needed electrical and equipment repairs.

Saturday Road Closures for the Charles Street 12 Race

Baltimore City Department of Transportation Release: 

Traffic Modifications for the Charles Street 12 Footrace

The Baltimore City Department of Transportation would like to advise motorists of the traffic modifications that will be in effect for the Charles Street 12 Footrace which will be held on Saturday, September 01, 2018.  The event kicks off at 7:30 a.m.

The race begins in Towson along Kenilworth Drive.  Participants will run through Towson and enter the city on N. Charles Street at Gittings Avenue.  They will continue south along N. Charles Street, left on Lee Street, right on Light Street, left on Key Highway, and left on the Key Highway extension to finish at Tide Point in front of Under Armour.

In preparation for the event, the one lane of traffic will be coned off for runners along the race route with parking restrictions in effect.  Citizens should be advised that temporary traffic stops may be implemented along the race route for the safety of participants.  Motorists traveling in this vicinity should be on the watch for pedestrians and are encouraged to use alternate routes.

Howard Street Crane Operation

On Saturday, September 01, 2018 temporary lane closures will be implemented along a portion of Howard Street for a crane lift operation.  On Saturday, September 01, 2018 a double lane closure will be implemented along Howard Street between Preston and John Streets from 5:00 a.m. to 7:00 p.m.

Motorists traveling in this vicinity should be on the watch for changing traffic patterns and are encouraged to use alternate routes.

Creative Workspace Company ‘Spaces’ Opening Stadium Square and Inner Harbor Locations

Spaces, an Amsterdam-born “creative workspace provider” with more than 50 locations in the Unites States, will open a 32,000 sq. ft., two-and-half floor location at 145 W. Ostend St. in South Baltimore this October. 145 W. Ostend St. opened earlier this year and is the first office building in Caves Valley Partners’ (CVP) $300-million Stadium Square development.

SouthBMore.com recently toured the under-construction Spaces facility with community manager Caitlin Howington.

Spaces will provide 89 private enclosed offices that range in size from 60 sq. ft. to 1,000 sq. ft. Each office will be leased to different small businesses, entrepreneurs, professionals, and business travelers in need a flexible space to work. The glass-front offices can fit anywhere from one to 15 employees and start at $595 per month. One-month, six-month, and two-year agreements are available. Spaces also offers memberships for those looking for a co-working space in the business club, and day passes are available for travelers, professionals in need of a very temporary space, or those looking to show off an office space for a meeting.

Membership to Spaces includes 24/7 access and is all-inclusive covering WiFi, utilities, and shared resources and amenity areas. Shared amenities include meeting and conference rooms, bathrooms, showers, lockers, a shuffleboard table, a kitchen, a rooftop deck, a coffee bar that could soon have its own barista, a 3,200 sq. ft. business club with booths and a co-working area, and a wellness room. Members also get complimentary bicycle rental and a concierge service.

Spaces fourth-, fifth-, and sixth-story footprints at 145 W. Ostend St. feature 360 degree views of South Baltimore with sight lines to the stadiums, the Downtown skyline, the South Baltimore neighborhoods, and the nearby train tracks.

Spaces will have polished concrete floors, tall metal ceilings, and modern decor. Private office will be furnished, but tenants will be able to paint and make design changes to their spaces.

Free parking is currently available at Spaces, but that could change when the garage at Stadium Square is built. The current surface parking lot will be eventually replaced by a new office building.

Spaces plans on hosting events for its members along with networking events in the space.

Spaces office suites are currently 20% leased at 145 W. Ostend St.

While Stadium Square will be Spaces first Baltimore location, the company is moving quickly on a second location. It is under construction on a 30,000 sq. ft. facility at The Gallery at Harborplace at 200 E. Pratt St. in Downtown/Inner Harbor. The Gallery facility will have a 3,800 sq. ft. business club, 106 private offices, and two meeting rooms.

The entire 72,000 sq. ft. property at 145 W. Ostend St. is currently 75% leased. Janney Montgomery Scott recently opened a 6,000 sq. ft. office in the building, and three new leases will be announced in the coming weeks according to CVP Partner Arsh Mirmiran.

Stadium Square is on three blocks of South Baltimore and Sharp-Leadenhall located between Cross St. on the north, Race St. on the east, Leadenhall St. on the west, and both sides of Ostend St. to the south. The project will have approximately 600 apartments including an affordable apartment building for veterans, three renovated rowhomes providing affordable housing to police officers, 2,000 parking spaces, 450,000 sq. ft. of office space, and 75,000 sq. ft. of retail when completed.

Along with 145 W. Ostend St., already completed at Stadium Square is the 299-unit Hanover Cross Street luxury apartment building with 14,000 sq. ft. of retail that has not yet been filled, and the 2,400 sq. ft. Leadenhall Community Center.

The next project planned is another office building across the street from 145 W. Ostend St. at 160 W. Ostend St., the current site of a BMORE Around Town tailgating parking lot. This office building will likely be around 75,000 sq. ft. with a ground floor restaurant. It is expected to break ground at the end of this year.

Funds Being Raised for an Alex Wroblewski Plaque at the Entrance to Latrobe Park

Funds are currently being raised to create and install a plaque to honor Alex “Albo” Wroblewski III at the entrance to Latrobe Park in Locust Point. Albo, who was a native of Locust Point and a bartender at The Rowhouse Grille in Federal Hill, was killed during a robbery on Lawrence St. last November.

Funds are currently being raised to create and install a memorial plaque at the entrance to Latrobe Park in memory of “Albo” (Alex Wroblewski III). Alex was a passionate fundraiser for the Leukemia and Lymphoma Society of Maryland and a beloved lifelong resident of Locust Point. Alex was murdered last November during a robbery attempt.

Donations are currently being accepted at City Limits Sports Bar in Locust Point and The Rowhouse Grille in Federal Hill. Checks made out to “Alex Wroblewski Jr.” can also be accepted. Contact Hap Duffey (hapduffey@msn.com) for more information.

Jacksonville Florida Mass Shooting Suspect Resided in South Baltimore

A gunman opened fire on Sunday afternoon at a Madden 19 tournament at Chicago Pizza at Jacksonville Landing in Jacksonville, FL. The gunman shot 11 victims before killing himself, according to the Jacksonville Sheriff’s Office. Two of the victims died and two additional victims sustained non-shooting injuries.

The suspect, described as a 24-year-old white male from Baltimore, used at least one handgun during the shooting. The suspect, who’s name will not be mentioned by SouthBMore.com, was a resident of the HarborView community in Federal Hill. He was believed to have stayed in a Jacksonville hotel on Saturday night.

Witnesses have told several news outlets that the suspect was recently eliminated from the video game tournament.

Jacksonville Sheriff Mike Williams said at a press conference, “Our thoughts and prayers go out to the victims and their families who were all affected by this senseless act of violence here today. I ask that you please pray for these families as they deal with this tragedy in the coming days and weeks.”

Permit Parking Coming Soon to the Riverside Community

The Riverside Neighborhood Association (RNA) has been trying to get Residential Permit Parking (RPP) from the Parking Authority of Baltimore since 2011 and now it could be within 12 months of becoming a reality. RNA has created a pilot area of Fort Ave. to Randall St. south to north and Light St. to Battery Ave. east to west to launch the program.

Each block in RPP must have 60% of the residents to sign a petition and RNA volunteers are currently canvassing to petition residents in the pilot area. Once the pilot program is launched, all blocks within RNA will become eligible to petition into the newly-formed Area 48 RPP.

Though Riverside Neighborhood’s boundaries split Light St. and Fort Ave., both sides of the street will be eligible for Area 48 RPP with the exception of the 100 and 200 block of E. Fort Ave. The north side of those blocks will be added to Area 19, while the south side will be in Area 48. Much of the South Baltimore Neighborhood, which ends at the west side Light St., is in Area 30 and much of the Federal Hill South Neighborhood, which ends at the north side of E. Fort Ave., is in Area 19. RNA wanted to make sure no side of any block was left isolated without access to any parking that surrounds those sides of those blocks.

Area 48 will not have any parking restrictions during the day from Monday to Saturday. It will be two-hour parking for non-permit holders from 5pm to 11pm Monday to Saturday, and no parking for non-permit holders from 11pm to 7am. The side of the blocks on Johnson, Randall, and Covington adjacent to Riverside Park will not have any restrictions until 11pm.

There will be two-hour parking for non-permit holders on Sundays from 1pm to 11pm. There will be a two-hour parking limit during stadium events and vehicles can be towed after two hours.

Each household will  be allowed four parking permits, which are $20 each, along with a guest pass, which is $20 as well. Single Day Passes are available for free and each home is eligible for up to four per month. Homes with parking pads have the same rights to parking permits as homes without them. Some RPP programs have punished homes with parking pads by eliminating passes.

There will be no RPP signs in front of businesses and businesses will be eligible for four permits and one visitor permit. These permits will be valid until 11pm seven days per week. National Federation of the Blind, Thomas Johnson Elementary Middle School, and churches are eligible for up to 10 permits which are valid until 11pm each day.

Jeffrey Brown, who has been the RNA Parking Chairman in recent years, told SouthBMore.com that a big reason for the RPP program is to prevent the overflow cars from Area 30 and Area 19 that use Riverside to park. “It’s been a long process and we are happy to see it go forward,” said Brown.

Brown noted that RNA just wants to get RPP going and that the neighborhood wanted to take a softer approach with less restrictions than many other RPP programs. He said there has not been a lot of controversy during the process and that he has received about 15 ‘yeses’ and one ‘no’ since he began knocking on doors to petition blocks.

If the Riverside Neighborhood does successfully cover much of the neighborhood with RPP, it would leave Locust Point as the only neighborhood on the South Baltimore Peninsula without RPP or metered parking. The Locust Point Civic Association membership did not vote in favor of granting RPP on select blocks of the neighborhood in 2015.

Part of the reason for the delay in getting Area 48 was due to the South Baltimore Gateway Parking Study. This study identified many blocks on the South Baltimore Peninsula that could potentially add angled parking with a one-way conversion. They are:

  • Covington Street between E. Cross Street and E. Gittings Street
  • Jackson Street between Key Highway and E. Fort Avenue
  • E. Clement Street between Covington Street and Key Highway
  • E. Barney Street between Light Street and Johnson Street
  • E. Heath Street between Covington Street and Webster Street
  • Byrd Street between E. Fort Avenue and Randall Street
  • Henry Street between E. Fort Avenue and Randal Street
  • Covington Street between E. Fort Avenue and Randall Street
  • Randall Street between Light Street and Webster Street
  • Webster Street between Randall Street and Key Highway (coordinate with circulation on E. Clement Street at Key Highway)

Brown said RNA is in a wait-and-see mode on how the City will handle angled parking. He said that he doesn’t think there is a lot of enthusiasm for angled parking on Randall St. because Fort Ave. is the only other east-to-west street in the neighborhood.
