Portion of Light Street to Close Overnight on Monday and Tuesday for Paving

Baltimore City Department of Transportation press release:

Overnight Closures of Light Street Will Begin This Evening for Paving Work

Lane closures will also occur along westbound Key Highway

The Baltimore City Department of Transportation would like to advise motorists that a portion of southbound Light Street will close overnight for paving work.

Starting this evening, Monday, November 25, 2019 at 8:00 p.m. and continuing until 5:00 a.m. Tuesday, November 26, 2019 southbound Light Street will be closed to through traffic between Lee and Montgomery Streets with detours and parking restrictions in effect.  This overnight closure of southbound Light Street will be implemented again at 8:00 p.m. on Tuesday, November 26, 2019 through 5:00 a.m. Wednesday, November 27, 2019 weather permitting.

In addition, two lanes of westbound Key Highway will also be closed during these times as work is completed at the Light Street intersection.  One lane of westbound traffic will remain open along Key Highway during construction.  Paving work will also affect Hughes Street, which will also be closed at Light Street during the overnight hours.

Detour signs will be posted during the closures and flagging crews will assist with directing traffic.  Motorists should be on the watch for changing traffic patterns if traveling in this vicinity and are encouraged to use alternate routes to avoid delays.  MTA buses traveling in this area will be detoured during the closures, so residents are encouraged to visit mta.maryland.gov for additional information.

Detour Routes:

  • Southbound Light Street traffic will be detoured west on Lee Street, south on Charles Street, east on Montgomery Street and north on William Street to Key Highway.
  • Northbound Light Street traffic will be detoured east on Montgomery Street and north on William Street to Key Highway.

Goodier Properties Purchases Waterfront Key Highway Property to Serve as Parking for Office Development

Goodier Properties has purchased 1000 E. Key Hwy. in Locust Point. It intends to use the property as a parking lot for a nine-story, 60,000 sq. ft. office building it is planning a block east at 1401 Woodall St.

According to tax records, 1000 E. Key Hwy. has 9,568 sq. ft. of building space on a 30,213 sq. ft. lot. It has an office building that fronts Key Hwy., which is currently the home of Weller Development; garages and surface parking behind the building; and a pier that was previously used by Baltimore Water Taxi. It is a long rectangular-shaped property that is thin facing Key Hwy., but very deep as it extends out into the Inner Harbor.

Weller Development, the lead developer of the Port Covington Development, announced yesterday it is relocating to City Garage in Port Covington in January.

Dan Goodier of Goodier Properties said he doesn’t plan on demolishing any of the existing buildings at 1000 E. Key Hwy. to create more parking at this time, but may do so in the future if necessary to serve the needs of the tenants. 1401 Woodall St. will have a 42-car parking garage and, based on a view from Google Maps, 1000 E. Key Hwy. has about 40 surface parking spaces with the potential to add more.

Goodier noted Baltimore Water Taxi isn’t currently in operation on the pier, but the license is still active in case it would like to resume services.

Goodier said he doesn’t have any plans to redevelop 1000 E. Key Hwy. at this time.

Demolition of the existing industrial buildings already took place at 1401 Woodall St. Goodier said in June that construction is expected to begin early next year with a Summer 2021 delivery. Goodier told SouthBMore.com today that there is not yet a date for the beginning of construction and that his company is in the pre-leasing phase.

The building design features a brick facade on the first two floors and a mostly-glass design for the upper floors. The project may have a ground-floor retail space. Floor plates will range from 7,500 sq. ft. to 18,000 sq. ft.

Goodier Properties agreed to a memorandum of understanding (MOU) with the Locust Point Civic Association after much debate over the scale of this redevelopment. In the final design, part of the office building adjacent to Key Hwy. is nine stories, however the part of the building adjacent to the rowhomes on the southern end of the property is a similar in height to the rowhomes. The 42-car parking garage will be entered on Stevenson St. and exited on Woodall St. As part of the MOU, area residents will have access to parking in the garage during non-business hours.

“We think a boutique office building will perform very well on this side of the harbor,” said Goodier in June. “There are not too many places in Baltimore that smaller tenants can have a private elevator entrance into their space, have panoramic views of the skyline and Domino Sugar, on-site parking, and still be on I-95 in a minute or two.”

Goodier Properties also recently redeveloped the former Syrup KING Molasses building at 1414 Key Hwy. that includes 74,900 sq. ft. of office space and 22,100 sq. ft. of retail.

Covington Street Cycle Track Installed in Federal Hill and Riverside

The Covington Street Cycle Track/Bike Boulevard began installation last week in Federal Hill and Riverside and is mostly completed. The project, led by the Baltimore City Department of Transportation’s (DOT) BikeBaltimore program, is part of the Baltimore City Bike Master Plan. The project is funded by a State Highway Administration grant.

The Covington Street Cycle Track connects to a recently-completed extension of the Gwynns Falls Trail along Key Hwy. adjacent to Rash Field. It is also included in the reconstruction plans for the Key Hwy. and Light St. intersection. The cycle track travels from Key Hwy. to Randall St. It runs along Federal Hill Park, passes in front of Digital Harbor High School, and ends at Riverside Park.

Moving south, the cycle track from Key Hwy. to E. Cross St. is a two-lane bike lane along the east side of the street. This section of Covington St. currently has angled parking on the west side and a southbound travel lane.

From E. Cross St. to Gittings St., Covington St. is a two-way street. The cycle track does not have dedicated bike lanes, but sharrows in the middle of the street. These are painted bike logos with arrows which will direct cyclists to ride in the right lane.

From Gittings St. to E. Clement St. there is a painted southbound bike line and a sharrow in the driving lane for northbound travelers.

From E. Clement St. to Randall St. there are sharrows in the right and left driving lanes.

The cycle track does not eliminate any parking spaces.

DOT held a community meeting in May 2018 to gather input on the project.

DOT is partnering with Rails-to-Trails Conservancy, Baltimore Greenway Trails Network, and South Baltimore Gateway Partnership to “establish a better connection between the Middle Branch trail and the Inner Harbor.” This connection would go through Sharp and Stockholm Streets in Stadium Area and Solo Gibbs Park in Sharp-Leadenhall. This effort received a $250,000 federal grant last year.

The South Baltimore Peninsula also has a bicycle “main route” on Fort Ave. which includes painted bike lanes from Jackson St. to Fort McHenry. There is also a bicycle trail on Key Hwy. from Anthem House to McComas St.

Port Covington has a growing network of bike paths and lanes. An additional trail network has been proposed along the train tracks in Locust Point.

CBD and Wellness Shop ‘Your Remedies’ Now Open in Federal Hill

Your Remedies Boutique opened this month at 1049 S. Charles St. in Federal Hill. Your Remedies sells wellness products made with CBD including oils, topicals, ointments, balms, chocolate and gummies, hemp flowers, dog biscuits, and more.

Your Remedies took over a recently-renovated building that was last the home of Astrology Boutique before the business relocated up the block to 1033 S. Charles St. Your Remedies has a 700 sq. ft. first-floor retail space, as well as additional space on the second floor and third floor for offices, employee amenities, and to host private parties and CBD education events.

Products sold at Your Remedies are supplied by its sister company bioRemedies MD, which has a lab in Southwest Baltimore at the University of Maryland BioPark, and additional CBD vendors. The products are used for skin treatment, reducing inflammation in arthritis and tendinitis, treating fibromyalgia, preventing seizures, and reducing anxiety. CBD dog biscuits are used for canine’s joint health and anxiety.

Your Remedies invites people to come to its location to learn more about its CBD products and try samples. It will offer free delivery of its products to customers in a 10-mile radius and sells products on its website.

CBD, which is officially known as cannabidiol, is one of the many cannabinoids found in cannabis plants. Your Remedies Partner Paul Ozner called CBD “the non-psychoactive cousin of THC (tetrahydrocannabinol).” Medical cannabis, which can have THC, is regulated by state-regulated dispensaries.

CBD has seen an explosion of growth in Maryland since the 2018 Farm Bill passed by the United States Congress and signed by President Donald J. Trump in December 2018. The Farm Bill determined CBD and hemp are no longer an illegal substance and are considered a Schedule 1 controlled substance under federal law as long as they are less than .3 percent THC.

bioRemedies saw the evolution of the CBD industry and began developing products in recent years. bioRemedies currently distributes CBD products all over the country and partners with companies to provide CBD oils that can be added to foods and products.

bioRemedies Managing Partner and Your Remedies Partner Pat Kelly told SouthBMore.com more Your Remedies locations could open in the future. He sees the stores as an opportunity to get out in the community and educate people on CBD. Kelly was a longtime resident of Federal Hill and South Baltimore, where he was also a developer. He is excited to open another business in the community where he has many friends and business associates.

Your Remedies is open Sunday to Thursday from 10am to 7pm, and Friday and Saturday from 10am to 9pm.

MindGrub Buys Former ‘Rachel’ Building on Fort Avenue for Coworking Pub Space

MindGrub President and CEO Todd Marks and wife Nikki Marks, who owns MindGrub Cafe and ShareKitchen, have purchased a three-story, 3,792 sq. ft. building at 554 E. Fort Ave. in Riverside. The building has been many restaurants over the years, most recently being Rachel New American Cuisine. The Marks will use the building to expand their growing businesses and create a pub-style coworking space called MindPub. Todd Marks said it’s a fusion of tech, food, and recreation.

MindGrub, MindGrub Cafe, and ShareKitchen are all located at McHenry Row in Locust Point, which is about a half a mile east of the Marks’ new building on Fort Ave. Todd Marks said it was more affordable to buy a building than to lease additional commercial space. He said his integrated digital experience company MindGrub, which currently has 120 employees, has outgrown its 20,000 sq. ft. McHenry Row office space and is adding employees at a rapid pace.

Nikki Marks has ShareKitchen filled with different food industry vendors, and has moved into a managerial role with the business. She looks forward to having more space for her own catering and culinary education business in the new building as well as using it as a test kitchen for new CBD-infused products that could include coffee and shakes.

The building currently features a first-floor bar room, small kitchen, and dining room; a second-floor large kitchen and dining room; and a third-story office space. The Marks plan on transforming the first floor into a “loungey” coworking space that can utilize the bar for events, entertaining clients, and socializing. MindGrub will move workers to the second-floor dining room and third-story office space. The large test kitchen will be used by Nikki Marks as well as some partnering businesses that are developing products.

Todd Marks said the building can comfortably fit about 30 workers. MindGrub plans on moving some of its employees, known as MindGrubbers, over tho the space in December. Coworking will likely begin in the second quarter of next year.

MindPub will eventually have a membership model that will include a food menu and drinks for members. Nikki Marks, who sold her food truck earlier this year, looks forward to bringing back popular food items such as her Todd Sandwich with BBQ pulled pork, sriracha pickles, deviled eggs, and bacon, as well as her Pumpkin Curry soup.

It will also be used to host MindGrub speaker series called Pub Talks. “It’s as if the pub became the office,” said Todd Marks. He said the traditional 9 to 5 business model is being blurred as workspaces are also becoming places for recreation fitness and socializing. MindGrub’s McHenry Row offices have virtual reality, ping pong, putting greens, and climbing walls. He looks forward to expanding on the concept of adult recreation space within a working environment.

The Marks will make some cosmetic improvements to the building, add a new MindPub sign, and will look to add a rooftop deck in the near future.

Todd Mark said MindGrub would eventually like to construct its own large office building in the future to house all of its businesses, which also includes its software incubator MindHub, and expand on its recreation offerings. He said he’d like to stay in South Baltimore and that Port Covington could be an option. Once completed, Todd Marks said they would look to turn 554 E. Fort Ave. back into a more traditional restaurant.

Development Site in Federal Hill to be Offered at Auction

A site at 1007 to 1013 S. Charles St. in Federal Hill will be offered at auction. Alex Cooper will offer the .14 acre parcel with 6,942 sq. ft. of building area in an online auction that begins on Sunday, December 8th and ends on Friday, December 13th.

The site was eyed for a mixed-used development in recent years. The buildings were the former home of the Shofer’s Clearance Center, which was a part of the Shofer’s Furniture business located across the street. Shofer’s Owner Hank Shofer hoped to develop the buildings into 10 new apartments with garage parking and a 3,300 sq. ft. retail space, but told SouthBMore.com he has his “hands full and does not have the time to develop this property.”

The project site fronts the Federal Hill Main Street business district on S. Charles St. for 54 ft. The rear of the properties face Patapsco St. 1009 to 1013 S. Charles St. are two-story buildings and 1007 S. Charles St. is currently one story as it had to be partially demolished and stabilized.

The properties are zoned C-1 for Neighborhood Business District.

Opening bids for the auction are set at $500,000.

Old Line Cocktail and Wine Bar Opens at Cross Street Market

Old Line Cocktail and Wine Bar opened last week at Cross Street Market and will be hosting its grand opening tonight. Old Line built out a new stall towards the middle of the block-long market and sits adjacent to a couple common seating areas and Taco Love Grill.

Old Line has a licensing agreement with Highlandtown distillery Old Line Spirits which produces an American single malt whiskey and aged Caribbean rum. Old Line Spirits was started by Mark McLaughlin and Arch Watkins who met in the Navy flying EA-6B Prowlers. They opened the Higlandtown distillery in 2017 and later opened The Ready Room bar in the distillery.

The new Old Line bar will sell cocktails using its rum and whisky including classics like Manhattans and Old Fashions. It will soon carry Old Line barrel-aged cocktails. Old Line will carry additional regional spirits and has all the mixers, sodas, and fresh juices to make popular cocktails.

Four Baltimore beers will be on tap at Old Line with Key Brewing and National Bohemian being in the lineup at all times. Wine will include four selections on tap, plus wines by the glass and a reserve wine list with more expensive and harder-to-find bottles. Old Line also sells hard seltzers.

The bar design at Old Line is navy blue with wood accents. The wood is a nod to whisky barrels and the navy is the same color as Old Line’s logo. It has 13 bar seats as well as a large section without stools for ordering and standing. The stall has four televisions that will play sports.

The back of the stall that faces common seating has a large Old Line mural with ocean waves for the Navy service of McLaughlin and Watkins.

Old Line is managed by Denis Nash and will have what he called an “all-star lineup” of local bartenders who have worked and owned bars in South Baltimore for many years.

Old Line is open Monday to Thursday from 1130am to 10pm, Friday and Saturday from 1130am to 12am, and Sunday from 1130am to 8pm.

Happy Hour will be Monday to Friday from 4pm to 7pm with $1 off wine and beer.

For its Grand Opening tonight, Old Line is offering $5 apple cider rum and whiskey drinks, as well as $1 off wines by the glass and craft beers.

South Baltimore Business Roundup

BMI’s Crane Painted Green

The Baltimore Museum of Industry (BMI) celebrated the completed renovation of its 100 ft. shipyard crane last month. The renovation included painting the crane green, which was the color selected after asking voters to pick between red, orange, green, or blue. In 2016, the museum launched the Save the Crane campaign with an online, crowd-sourced fund drive to fully restore it.

The crane was built in 1942 and was instrumental in Bethlehem Steel’s World War II shipbuilding effort. The crane remained in active service until 1982 when the yard closed. Following the closing, the BMI, which eager to help Baltimore hold onto its shipbuilding heritage, pursued the crane as a donation. The shipyard’s new owners obliged and the property’s last-standing crane was disassembled, sent down the Inner Harbor on barges, painted, and reassembled where it stands at the BMI today.

Rooster & Hen Begins Construction

Cross Street Market’s Maryland Farm Store Rooster & Hen has started construction on its 1,800-plus sq. ft. stall at the southeast corner of the market adjacent to the Light St. entrance.

Rooster & Hen opened in Catonsville in 2016 as a small food market specializing in local, organic produce. It has since expanded its product selection and become a venue for live music and art workshops, as well as pop-ups and other events featuring emerging local food artisans and small businesses.

In its new space, directly across from Ceremony Coffee, Rooster & Hen will sell fresh produce and flowers; pantry items including condiments, herbs and spices, baking needs, bulk nuts, and snacks; pickles and ferments; baked goods and snacks; frozen foods; and a selection of house-made prepared foods.

New Dog Park Opens at McHenry Row

A new dog park has opened at McHenry Row adjacent to the new Courtyard by Marriott, which will open in the coming weeks. The dog park is triangular shaped with a black metal fence, gravel surface, and benches. A temporary dog park that opened next to McHenry Row on the South Baltimore Little League property has closed.

Tinybrickoven Now Offering New York-Style Slices, Espresso

Tinybrickoven, a pizza and gelato shop in Federal Hill, is now offering New York-style pizza slices to go along with it Neapolitan-style pies that cook in just over a minute. Owner Will Fagg purchased a New York-style Bakers Pride deck oven to make the New York-style pies and slices. Tinybrickoven offers several topping options by the slice and slice and soda combo specials.

Tinybrickoven is now also offering espressos; affogato, which is gelato with a shot of espresso poured over it; and house-baked cookies.

Enchantment of the Sea Returns to the Port of Baltimore

Royal Caribbean Cruise Line’s ‘Enchantment of the Seas’ is returning to the Port of Baltimore.

From a Maryland Port Administration press release:

The Helen Delich Bentley Port of Baltimore will welcome back Royal Caribbean Cruise Line’s Enchantment of the Seas cruise ship in April 2021 after its current Baltimore-based ship, Grandeur of the Seas, is reassigned for other cruising opportunities. Enchantment of the Seas was previously based at the Port of Baltimore from 2010 to 2013 while Grandeur of the Seas underwent a renovation. Grandeur of the Seas will continue to be based at Port of Baltimore until April 2021. Enchantment of the Seas is a slightly larger vessel. It will also offer year-round cruising to the Bahamas, Bermuda and Caribbean, as well as fall voyages to New England and Canada.

“We are excited to welcome the Enchantment of the Seas back to Maryland and the Port of Baltimore,” said Governor Larry Hogan. “Royal Caribbean’s decision to continue year-round sailings is a strong vote of confidence in Maryland and our cruise market. The Port of Baltimore’s cruise terminal enjoys a wonderful location off Interstate 95, allowing convenient access from the Mid-Atlantic into the Midwest.”

Last year, 218,849 passengers sailed on 94 cruises from the Port of Baltimore. Nearly 400 jobs are generated by cruise activity in Maryland, including more than 200 direct jobs at the Port. About $90 million in economic benefits to Maryland is generated by cruise activities through local spending, hotels, dining and entertainment.

The Maryland Department of Transportation Maryland Port Administration (MDOT MPA) recently completed significant renovations to the Port of Baltimore cruise terminal, including an enclosed, temperature-controlled breezeway that protects passengers from the weather and links the terminal to the ship. Other improvements include expanded restrooms, a new VIP lounge, new carpeting and new ticketing kiosks.

The Enchantment of the Seas is a 2,446-passenger ship that began service in 1997. It has been refurbished twice, most recently in 2013. It offers amenities such as pools and whirlpools and a bungee trampoline. It also offers the diverse dining options favored by passengers for years.

Grandeur of the Seas will be leaving the Royal Caribbean International fleet in early April 2021 to join our Spanish partner Pullmantur Cruceros,” said Jonathon Fishman, manager of corporate reputation for Royal Caribbean Cruises Ltd. “Later that month, Enchantment of the Seas will replace Grandeur in the Port of Baltimore and offer year-round sailings, starting with her spring 2021 season.”

B&O Railroad Museum Locomotive Restored

The B&O Railroad Museum, in partnership with The Conrail Historical Society, has restored a locomotive. From an October press release:

In partnership with The Conrail Historical Society, the B&O Railroad Museum will unveil the newly restored Conrail SW7 8905 on Nov 2, 2019 as part of the historical society’s “Conrail Day.”

The CRHS and the B&O Railroad Museum have raised $6,000 to restore the locomotive to its 1980s Conrail paint scheme, making it the first piece of Conrail painted equipment at the museum. The restoration pays homage to Conrail’s operational history in the Baltimore region and brings a much needed update to the historic locomotive’s façade.

“We are so pleased to have partnered with the Conrail Historical Society to return the 8905 to its rightful colors,” said Kris Hoellen, Executive Director of the B&O Railroad Museum. “It has been a great partnership.”

The locomotive, which the B&O purchased to carry museum guests along the historic first mile of commercial railroad ever laid in the United States, will resume its regular operations carrying thousands of passengers along the rails each year.

This is the organization’s first membership event at the B&O Railroad Museum.
