Fast-Casual Pizza and Gelato Restaurant Tinybrickoven Coming to Federal Hill

Fast-casual pizza and gelato restaurant Tinybrickoven will open early next year at 1036 Light St. in Federal Hill. The space was home to Grilled Cheese & Co. before it closed in September.

Tinybrickoven is owned by Will Fagg, who spent the last few years operating the business at food festivals and teaching the art of making pizza. Fagg spent the past year looking for his first brick-and-mortar location and was hoping to find a space in in Alexandria or Arlington, but he soon realized that commercial space is a lot more affordable in Baltimore.

Fagg said when the opportunity at 1036 Light St. popped up that it was “too perfect” to pass up. Fagg is thrilled to be a part of a historic neighborhood like Federal Hill and in a historic building that dates back to 1900.

Fagg conducted extensive research on the space and learned of its past as a Baltimore Lunch Room, a music shop, Arundel Meat Market, and Dangerously Delicious Pies.

While Fagg is originally from Northern Virginia, he worked at Johns Hopkins as an operating room nurse and grew to love Baltimore. Fagg recently stopped nursing to focus on opening Tinybrickoven.

Fagg is completing a mostly-cosmetic renovation of the retail space which will include an ordering counter and a back dining room. He has a vision for a “rustic Italian” feel in the space.

Fagg is installing three Turbochef ventless pizza stone bottom ovens behind the counter. These ovens reach temperatures of more than 800 degrees and cook his signature pizzas in under two minutes. He plans on continuing to invest in the space as his business grows.

The pizza at Tinybrickoven will have some similarities to Neapolitan style, but will be crispier and use tomatoes from New Jersey. The pizzas will include Fagg’s housemade dough recipe that takes several days to make, in addition to whole milk mozzarella. Fagg said he is very conscientious about the ingredients he uses and won’t be using any foods with preservatives.

Tinybrickoven will have a set menu of traditional pies and customers will also be able to build their own. It will also serve vegan pies using housemade vegan mozzarella and vegan sausage, as well as offer gluten-free crust.

The pies will be about 10 inches and cost around $10.

Tinybrickoven will serve gelato from Alexandria’s Casa Rosada Artisan Gelato, a favorite business of Fagg.

Fagg is hoping to open Tinybrickoven in March. It will open at 11am everyday and close at 9pm on Sunday to Thursday. It will offer late-night hours on Fridays and Saturdays, and potentially on Thursdays.

Tinybrickoven will partner with apps like GrubHub and Uber Eats for delivery.

Fagg is a U.S. Navy veteran and has cooked his pizzas at VA events in the Washington, D.C. area. He plans on using his business to help out local veterans and participate in local charity events. Tinybrickoven will host a guest chef program to raise money for local charities.

Fagg is also hoping to open a Tinybrickoven food truck in the near future.

A New Sculpture Added to Entrance of Federal Hill

A new sculpture was installed this month at Robert Baker Park located at the southeast corner of Light St. and Key Hwy. The sculpture sits just above the brick ‘Federal Hill’ sign.

The steel sculpture created by Baltimore artist Sam Christian Holmes is 14 ft. tall and 20 ft. wide. Holmes provided SouthBMore.com the following description about the piece:

In the Garden, Woman and Man. Robert Baker Park Baltimore, Maryland tells the tale of the union of Woman and Man in a Garden of Eden. Their spiritual presence is represented by a Mermaid adorned with basket boat above her head in the case of the woman and a crowned king for man. She is regal, busted and reaching up. He is strong erect, with a chest filled with the four corners of the universe connecting him to the universal father. In between them is a centered sacred heart surrounded by a starburst shield. She is flanked by her guardian female spirit often represented by the African saint Yemenja. The male is flanked by a shield with a fedora center.

My works are born out of an iconography in respect for the blacksmithing traditions associated with the African diaspora. The language of the wrought iron gate/fence was during a creolization of the captive craftsman caught in the slave trade and West African bronze workers. They created images long associated with the religious practices found throughout the African harbors of export. You can find these Africanisms along the Middle Passage, from places like Brazil, throughout the Caribbean, up to the American south and even the Bronx and Brooklyn. My marks reflect that history while exploring my own personal narratives.

The sculpture project, which has been in the works for a couple of years, was spearheaded by Federal Hill residents Jessica Damen Margaret McCarthy. It had the support of the Federal Hill Neighborhood Association (FHNA), which was shown preliminary renderings of the piece.

Some bushes had to be removed to clear space for the sculpture. The sculpture was installed by LandArt Associates.

The $28,000 project was funded by a $22,000 Baltimore Office of Promotion & The Arts (BOPA) Transformative Art Prize grant and a $3,000 donation from FHNA. For the remaining $3,000, FHNA launched a GoFundMe campaign that has currently raised $925.

Since the sculpture sits on public property, it has to be donated back to the City of Baltimore.

FHNA is planning a ceremony to officially dedicate the sculpture in January.

On the southern end of the South Baltimore Peninsula, the South Baltimore Neighborhood Association (SBNA) will begin construction in the coming weeks on a new ‘South Baltimore’ sign at the northeast corner of S. Hanover St. and Wells St. It is expected to be completed in February.

Portion of Federal Hill Park Slides into Street and Sidewalk

From Councilman Eric T. Costello:

There was slippage at Federal Hill Park on to 900 block of Covington St, which occurred at some point last evening.

I have notified the Director of Baltimore Recnparks(BCRP) and asked the Director of Baltimore City Department of Transportation to ensure that site is inspected immediately and coned off, and for her to determine if Covington St should be closed until this is cleaned up. In addition, Senator Bill Ferguson reached out to the Maryland Historical Trust (MHT) this morning.

In the meantime, Team46 and my office have been working on the long-term structural / stabilization issues related to the park over the past few years. We will continue to work with BCRP, DPW, MHT, and Federal Hill Park supported by SHR.

From The Baltimore Sun:

The city’s recreation and parks department said it was laying down over 200 sandbags to direct water away from the slipping area of the hill, and was working to stabilize it.

“Together with our engineers and partnering agencies, we are implementing a short-term stabilization plan as we work toward a long-term solution,” the agency said in a statement

315-Unit Apartment Building Proposed for Stadium Square

Houston-based The Hanover Company presented plans at Baltimore City Planning Department’s Urban Design & Architecture Advisory Panel (UDAAP) today for the company’s second apartment building on the 100 block of W. Ostend St. The proposed five-story building is part of Caves Valley Partners (CVP) $275-million Stadium Square mixed-use development. Stadium Square is on three blocks of South Baltimore and Sharp-Leadenhall located between Cross St. on the north, Race St. on the east, Leadenhall St. on the west, and both sides of Ostend St. to the south.

Hanover’s first building at Stadium Square, Hanover Cross Street, was completed in 2017 and sits adjacent to the proposed new project site. The six -story building includes 293 apartments, 14,000 sq. ft. of retail, and a 450-car garage.

The 100 block of W. Ostend St. currently has a BMORE Around Town tailgating lot, which replaced industrial buildings that were demolished in recent years, and a USPS post office which will be demolished after it relocates “any day” to S. Hanover St. The block, which also faces W. West St., Race St., and Leadenhall St., formerly had several rowhomes and the VacPac building.

The new apartment building will share this block with a six-story, 67,000 sq. ft. office building at 160 W. Ostend St. that will occupy the northwest corner of the site. The apartment building and its hidden parking garage will be constructed on the rest of the site. CVP will construct the office building and Hanover is under contract on the land where the new apartment building will be.

CVP originally intended on keeping the four-story VacPac building and converting it into a 30,000 sq. ft. office building with ground floor retail. Arsh Mirmiran of CVP said that the company had already gutted the building for the rebuild but it became “cost prohibitive.”

“The VacPac building created a really inefficient layout for the apartment building, significantly driving up costs per unit. If it hadn’t been right in the middle of the block, we could have saved it,” said Mirmiran.

Hanover is hoping to begin construction on the new apartment building in mid-2019 with a two-year construction timeline. The office building will likely begin construction around the same time.

The apartment building will have around 315 mostly one-bedroom apartment units, two courtyards, a pool, a gym, club rooms, and a 334-car garage which is fully wrapped and hidden by the apartment units and attached office building.

The exterior of the building will have two different styles of brick facades. One style will feature red brick which is a nod to the surrounding rowhomes, and the other style will be white brick which is inspired by industrial properties in the area. The corners and entrances to the building will have a modern design that will serve as a transition between the two styles.

The exterior of the building will also have many balconies attached to the apartment units.

Hanover is working with architecture firm Design Collective on the design.

The surrounding sidewalks will be lined with many trees and plants which will resemble the landscaping around Hanover Cross Street. The main entrance to the building on Ostend St. will also have a small pocket park with landscaping.

Hanover Acquisitions & Development Partner Adam S. Harbin told SouthBMore.com that Hanover Cross Street was a successful project that remains stable with high occupancy levels. Hanover has not yet been successful in filling any of the retail spaces, but Harbin said that some tenant announcements should be coming soon.

Mirmiran told SouthBMore.com that the goal is to get 160 W. Ostend St. a bit of a jump start on construction and to get it out of the ground before the new Hanover apartment building begins construction. He noted, however, that both could start construction at the same time if needed.

Mirmiran said that 160 W. Ostend will begin construction when CVP inks its first office tenant. He said they are in negotiations with a tenant that could occupy 33,000 sq. ft. and the top three floors of the building.

Mirmiran also said CVP has a “handshake agreement” with a restaurateur who will take the entire first-floor retail space at 160 W. Ostend St.

On the south side of the 100 block of W. Ostend St. is 145 W. Ostend St., which is a 72,000 sq. ft. office building that opened last summer. That building is now 75% leased with tenants including Spaces, Ricoh, Clark Construction Group, Employee One Benefit Solutions, and Janney Montgomery Scott.

Also proposed for the same block as 145 W. Ostend St. is an approximately 180,000 sq. ft. office building with first-floor retail at the site of a current parking lot, and an 840-space parking garage that will be located behind both office buildings.

Another project already completed in Stadium Square is the 2,400 sq. ft. Leadenhall Community Center which opened in August.

CVP is also planning a 30-plus unit affordable apartment building for veterans at the southeast corner of Leadenhall St. and W. Cross St. that would replace five existing rowhomes. The plan is to use the front facade of the homes for the new building, which will also have ground-floor retail. CVP has acquired four of the homes, but has been unable to acquire the fifth home, which is owned by the Housing Authority of Baltimore City (HABC). CVP his hoping this issue will be resolved in the coming years. In the meantime, the company renovated two of the rowhomes and one on the 1100 block of Leadenhall St. as affordable housing for police officers.

A Look at South Baltimore Real Estate Market Stats

The following is an overview of the median real estate sale price over the past year for the different South Baltimore neighborhoods covered by Redfin. This overview also lists the median sale price dating back five years ago to November 2013. Each median statistic calculated by Redfin is from a 90-day period that ends on the last day of the stated month. The median sale price is the sale price in the middle of the data set when all the sale prices are arranged from low to high.

To note, not every South Baltimore neighborhood is tracked in Redfin’s Data Center. However, in a Redfin listing search it does indicate that Union Square has a median sale price last month of $270,000 with a median price per sq. ft of $67. Ridgely’s Delight has a median sale price of $265,000 and a median sale price per sq. ft. of $159.

As highlighted in SouthBMore.com’s coverage of South Baltimore real estate, individuals can find properties listed for less than $250,000 and near or more than $1,000,000 in many of these neighborhoods.
