Development Photo Tour: Locust Point and Riverside

Locust Point – Porter Street Apartments at McHenry Row

28 Walker Development continues to grow McHenry Row with a new, soon-to-open 224-unit apartment building called Porter Street Apartments. It occupies the parking lots and space created from the demolition of a former cold storage facility at the old Phillips Headquarters. The building surrounds an exterior courtyard that will feature a pool. The building will also have a gym and rooftop deck.

A 600-car garage was recently constructed adjacent to Porter Street Apartments. A new office building and hotel will soon begin construction on the other side of the garage.

Locust Point – Alta47

The Bozzuto Group and Scott Plank’s War Horse Cities broke ground on Alta 47 earlier this year. This $23-million, 47-townhome redevelopment project is located at 1520 Beason St. in Locust Point at the former home of Perishable Deliveries Inc. (PDI), which relocated to Halethorpe. The site includes properties on the 1500 and 1600 blocks of Beason St., as well as the 1500 block of Cuba St. Construction on the project started in recent months.

The townhomes will be constructed in three continuous phases, starting with the parcel on the 1600 block of Beason St. These homes are nearing completion. Additional phases will include 24 homes on the 1500 block of Beason St. and 11 homes on the 1500 block of Cuba St.

Locust Point – Anthem House

The nine-story building is now open and includes 292 apartments, 449 parking spaces, and 20,000 sq. ft. of ground floor retail. The soon-to-open retail will include a 3,000 sq. ft. fitness studio for The Bar Method, a 2,000 sq. ft. coffee and craft beer restaurant named Amber, and a Korean fried chicken restaurant and bar named Jazz + Soju. More retail tenants will be announced in the future.

Anthem House is a $100-million project from Bozzuto, War Horse Cities, and Solstice Partners. The property was formerly a General Electric site and a retail building.

Riverside – Anthem House II

Construction recently started on Anthem House II (A2) at 1430 Lawrence St. in Riverside. A2 will be a five-story, 52-unit apartment building at the site of the former Rallo’s Restaurant parking lot. The project is a partnership between Bozzuto Development Company, Solstice Partners, and War Horse Cities.

A2’s 52 units will include “small studios” and two-bedroom apartments. Residents at A2 will be able to park at a 17-car parking garage in the building and in the parking garage at Anthem House. The lobby to A2 will be directly across the street from the parking lobby of Anthem House.

Riverside – New Construction Home

A new 4,000 sq. ft. detached home is under construction once again at 1417 Webster St. in Riverside. The project originally started in 2013, but was stalled due to delays relocating BGE lines. It will feature a three-car garage and multiple decks. The site was formerly one-story garages.

Pigtown Main Street Building Under Construction for Apartments and Retail

A long-vacant Pigtown Main Street building at 919 W. Barre St. is currently under construction to become a new retail space and two apartments. Marc Smith, who owns Magnum Construction and many apartments and retail spaces in Pigtown, does not own this building but is leading construction and leasing on the project. The building is a half a block from the Washington Blvd. retail and is across the street from a shopping center.

One of the apartments will be a two-bedroom and the other will be a one-bedroom efficiency. Both will have high-end finishes. Smith told SouthBMore.com that he’s always been able to lease his apartments in Pigtown because of the quality of the units, as well as their affordability compared to nearby Federal Hill.

The retail space will be 1,500 sq. ft. Smith is hoping a restaurant shows interest in the space, but is open to other retail businesses. “Leasing retail has always been a little slow in Pigtown, but I think we have definitely turned the corner with restaurants like Culinary Architecture and Café Jovial,” said Smith, who is the landlord for both businesses.

Smith said a new business will be signing a lease this coming week for one of his Pigtown properties. His property at 782 Washington Blvd. will also soon be available for lease as it is being vacated by Baltimore Police Department’s Horseshoe Casino District office.

Development Photo Tour: Otterbein, Federal Hill, and Sharp-Leadenhall

414 Light Street

The currently under-construction 414 Light Street development will include 394 apartments, 40,000 sq. ft. of outdoor and indoor amenity space, 12,300 sq. ft. of ground floor retail space, and a 550-car parking garage. More than 25 floors have been constructed and exterior glass is being installed.

The site was formerly a McCormick & Company spice factory. Each of the building’s 41 floor plans will be named after a spice.

414 Light Street will offer studio, one-bedroom, and two-bedroom apartments. More than half of the units will have private balconies.

Banner Hill

Work is nearing completion on Banner Hill, a 349-unit luxury apartment building at 601 S. Charles St. in Otterbein, a block from the Inner Harbor. Orlando-based ZOM demolished the previous building that was home to University Specialty Hospital by the University of Maryland Medical Center and replaced it with the six-story building that has two stories of below-grade parking. It will include a first floor pool and courtyard.

The structure of the new building has been completed and the brick exterior is being placed. It is expected to open this year.

Stadium Square Overview

Stadium Square is a $275-million redevelopment project on three blocks of South Baltimore and Sharp-Leadenhall located between Cross St. on the north, Race St. on the east, Leadenhall St. on the west, and both sides of Ostend St. to the south. The project will have approximately 650 apartments, 1,800 parking spaces, 375,000 sq. ft. of office space, and 75,000 sq. ft. of retail.

Stadium Square – Hanover Cross Street

Work is nearing completion at Hanover Cross Street, one of the first buildings in the Stadium Square project. Hanover Cross Street features 293 luxury apartments, 14,000 sq. ft. of retail, and 450-500 parking spaces. The building features a fitness studio, an outdoor lounge, a pool, a private theater, and a pet spa. The studio, one-bedroom, and two-bedroom apartments feature chef-inspired kitchens with custom cabinetry, large bathrooms, and tall ceilings.

Stadium Square – West Ostend

The six-story, 72,000 sq. ft. office building was recently completed and office suites will soon be built out. Janney Montgomery Scott, a national full-service financial services firm, has signed the first office lease for a space just under 6,000 sq. ft. The building sits adjacent to a parking lot that was recently resurfaced.

Stadium Square – Vac Pac Building

The former Vac Pac building at 150 W. Ostend St. will be renovated and reused as 30,000 sq. ft. office building with ground floor retail. Interior demolition has begun on the project.

Stadium Square – Parking Lot 

The former Furst Bros. building and site was used as a staging space for the Hanover Cross Street apartment building. And, it will be the future site of a new apartment building with first-floor retail.

For now, however, developer Caves Valley Partners has paved the lot and will use it as a temporary parking lot for Stadium Square, as well as Ravens tailgates.

New-Construction Home

A new-construction home is nearing completion on the 100 block of W. West St.

Federal Point

Construction is underway on 11 new townhomes at the Federal Point redevelopment in Sharp-Leadenhall/South Baltimore. The homes will replace a recently-demolished warehouse at 49 W. West St., as well as a carriage house and open lot at 101 W. Ropewalk Ln. The site is located behind a small shopping center on the 1200 block of S. Hanover St.

Of the 11 townhomes, six will face Clarkson St. and five will face W. Ropewalk Ln. The three-bedroom, two-and-a-half bathroom homes will be close to 2,000 sq. ft. and will have a brick exterior. The homes will each have a one-car garage in the front and feature a rooftop deck and second-story balcony. Buyers will be able to select interior finishes. The homes will have a new-construction, five-year property tax phase-in.

Federal Place Phase 2 – Federal Hill 

Federal Place in Federal Hill first began in the mid-2000s at a former industrial site between Key Hwy., Jackson St., Gittings St., and Covington St. Lennar originally built 26 new-construction townhomes and now Phase 2 is under construction. The site has been purchased by ©Richmond American Homes, Inc. (RAH) which recently completed the development with 23 new townhomes.

1238 Light Street

Demolition began last month at the former Ole Federal Hill Liquors at 1238 Light St. to make way for a new apartment building. Ole Federal Hill Liquors relocated to 1232 Light St. in 2014.

The property, which also includes an adjacent parking lot, will become the home of a new four-story apartment building with a first-floor commercial space. The building will include 21 “efficiency” apartment units and 14 off-street parking spaces within the building. The site is adjacent to Brewer’s Cask and a rowhome on Light St. The rear of the site faces Ostend St. and Marshall St.

1007 S. Charles Street

The former Shofer’s Clearance Center at 1007 S. Charles St. in Federal Hill is about to get new life as owner Hank Shofer is planning a redevelopment of the property, in addition to 1009 S. Charles St.

Shofer, along with architect Robert Gisriel, is planning a Baltimore City Commission for Historical & Architectural Preservation (CHAP) renovation that will include 10 new apartments and 3,300 sq. ft. of renovated retail space. Preliminary interior demolition has begun on the project.

New Construction Home

A new townhome with a garage is under construction by Charm City Builders on the 1439 Marshall St. in Federal Hill.
