HomeSlyce Federal Hill Relocating to 2 East Wells

HomeSlyce is relocating its ‘Federal Hill’ location, but is only moving less than two blocks away. HomeSlyce, which is currently at 1741 Light St., will move in the next two months to the 2 East Wells apartment building. It will occupy the the 2,000 sq. ft. retail space that was last home to Baltimore Soup Company.

HomeSlyce owner Haluk Kantar told SouthBMore.com that his business has six months left on its current lease and needs a more modern space. He said the current building “really needs a lot of upgrades” and that the new space is “perfect.” He is excited to be a little closer to the boom of new residential around Wells St.

Kantar said they were looking around Cross St. in Federal Hill, but said it was never a fit as they want to be more of a restaurant than a bar. He noted many South Baltimore residents eat at HomeSlyce before going out in Federal Hill.

HomeSlyce is changing up its theme a bit at the new location. It will no longer have a bar, but it will have a self-service draft wall with 10 beers, three wines, and three mixed drinks.

HomeSlyce, which started in South Baltimore, currently has six locations and is planning several more with another location opening soon in Clarksville. All the locations will transition to this new draft wall model.

“When we originally started HomeSlyce, we wanted to be a little different,” said Kantar. “There have been a lot of restaurants opening up that are similar to us with high-end pizza in a bar environment. It will be 10 years for us next April, and we need to do more things to make us a little bit different.”

He also talked about the “huge labor shortage” and said this new concept plays into that perfectly.

Kantar said customers can have the option of having full-service, self-service, or something in between. Customers can order from an app and have food arrive at their table, or have a server.

For the customers who were used to sitting at the bar and chatting with neighbors, there will be a communal table Kantar hopes will accommodate that crowd. He said while customers can still get beer, wine, and mixed drinks, one big change is customers will no longer be able to order shots.

“We want to focus more on food again,” said Kantar. He said carryout is now about 60 percent of his business and he expects that to be the new norm.

The food menu will remain the same with HomeSlyce’s gourmet pizzas, Slyces, calzones, wings, sandwiches, salads, appetizers, and desserts.

The dining room from Baltimore Soup Company will remain in the same spot, and the former ordering counter will be where the kitchen and draft wall will be located. Customers will be greeted by a host who will assist with orders and use of the draft wall.

HomeSlyce will have access to about 8 to 10 parking spaces in the garage. Kantar noted there is more street parking at this location than in front of the soon-to-be-former location, and said this will make life a lot easier for his delivery drivers and customers.

Kantar said its Federal Hill location has been a “home run location” and he’s happy to commit to the area for many more years. “It’s is a great community,” he said.

AVAM Selected for a ‘Weird Works of Art Exhibit’ by John Oliver’s ‘Last Week Tonight’

American Visionary Art Museum press release:

Out of a field of nearly 1,000 submissions, the American Visionary Art Museum (AVAM) has been selected as one of only five museums nationwide to exhibit three “weird works of art” selected by Last Week Tonight’s television host John Oliver.  AVAM’s required special three-week mini exhibition of the national tour titled, “Last Week Tonight’s Gallery for Cultural Enrichment,” (https://lwtgallery.com/) will showcase Oliver’s collection and open at AVAM on November 1, 2021 and run through November 22, 2021.  As part of being selected as a host museum, AVAM will receive a $10,000 grant, with an equal amount being donated by Oliver to a regional food bank designated by AVAM. The Maryland Food Bank was selected as AVAM’s chosen recipient.

AVAM Founder Rebecca Hoffberger exclaims, “We are thrilled! Firstly, we were deeply moved that Mr. Oliver recognized and cared that the COVID pandemic and its forced public closures had caused grievous losses to museums.  That he then cooked up such a highly visible and fun challenge to publicly underscore that need – well, we were smitten!”  Hoffberger included with her proposal a reference to comic truth tellers, inserting John Oliver’s face into the classic photo of Oscar Wilde.

“I wanted this to pop out and make Mr. Oliver smile with our thanks!” Hoffberger said.  “The cherry on top is that our local Maryland Food Bank also gets his help for their good work by our win. Mr. Oliver has long made a high art of using humor to speak truth to power. We hold him in high esteem as our natural brethren to AVAM’s own creative social justice DNA!”

The “weird art” museum-benefitting competition was conceived by Oliver in October 2020 to highlight the plight of museums and arts organizations in dealing with the COVID-19 global pandemic.  In response, nearly one-thousand museums of all sizes vied for selection, with many encouraging their patrons to lobby Oliver and Last Week Tonight through social media campaigns and online petitions.

Hoffberger submitted AVAM’s award-winning proposal to Mr. Oliver titled, “American Visionary Art Museum’s Honeymoon for Amorous Rats, Baltimore, and Thee, Mr. Oliver” (a reference to one of the three of Oliver’s works by Artist Brian Swords) writing, “Just like you and dear Oscar (Wilde), Mr. Oliver, our American Visionary Art Museum (AVAM) has wielded humor to broker all those hard truths that impact and matter most to a beautifully diverse public of all ages.”  Hoffberger’s proposal was accompanied with a photo-shopped image of Oliver as Oscar Wilde (attached) and one of Hoffberger’s favorite quotes, attributed to both Wilde and George Bernard Shaw: “If you want to tell people the truth, make them laugh, otherwise they’ll kill you.”  Hoffberger went on to detail that “Our one-of-a-kind national  museum has only a small annual budget – the smallest of any of Maryland’s 13 major cultural attractions – and yet has been listed as the “ONE MUST-SEE ATTRACTION” for our state on every national list of only one recommended pick per state – be it Oprah’s Destinations to US News & World Report and USA Today – and has even been included among lists of the top twenty museums of any kind in the world! We just won the 2020 World TravelAdvisory Award from TripAdvisor, designating AVAM as in the top 10% of attractions worldwide.”

Hoffberger cited the Maryland Food Bank as her choice for receiving the additional $10,000 grant noting, “They have long made an art out of sincerely and practically caring for people in need and and in crisis and are far more deserving of all our help now than ever.”

Under Armour Joins World Cup Host City Bid

Under Armour has joined the Baltimore-Maryland 2026 World Cup Host City Bid. From a press release:

21 Leases Signed for Downtown Office Building

While many Downtown buildings are struggling with higher-than-usual vacancy rates, two buildings on Redwood St. are seeing a boost in leasing. From a press release:

Approximately eight months after its acquisition of 225 E. Redwood Street and 233 E. Redwood Street in Downtown Baltimore City, a local investment group has signed 21 new offices leases at the two buildings, initiated a comprehensive $5 million redevelopment strategy and rebranded the assets to Vickers Exchange and Redwood Exchange respectively. Members of the two limited liability entities associated with the purchase include Kemp Byrnes and Brad Byrnes of Byrnes & Associates, Inc., a Baltimore-based boutique commercial real estate and investment company, as well as Dave Gupta, a local entrepreneur. 

225 E. Redwood Street, a four-story building formerly known as the Vickers Building is now 80% leased with this new activity. Together with 233 E. Redwood Street, an adjacent 13-story building formerly known as the Garrett building, the two projects combine for approximately 90,000 square feet of office and retail space. The renovation and repositioning program consist of transforming the upper floors of Redwood Exchange into multi-tenant office space. The ground floors of both buildings will be leased to restaurant and retail users. 

Recent leasing activity

The recent leasing activity has attracted a range of commercial office users to the buildings including two which are establishing new presences in Baltimore City after expanding from the Washington, D.C. area as well as another expanding from Philadelphia. Industries represented include professional groups offering communications, digital advertising, engineering, environmental, healthcare, legal, photography, public relations and real estate services. Other sectors are auto, arts and entertainment, financial services, jewelry repair, logistics, non-profit, nursing training and software. A short-term lease was also signed with FX Studios for use in filming the pilot for a new television series “The Spook Who Sat By The Door,” which utilized space in both buildings including the conference rooms and event space.

Final renewal negotiations are underway with Clark-Morley Salon as well as for a new operator within the venerable Werner’s Restaurant in Vickers Exchange, with the concept expected to be operational this fall.  The popular dining establishment first opened in 1950 by Werner Kloetzli, and it was chosen for the filming of numerous movies and television shows due to its distinctive chrome and maple Art Deco interior. The eatery had roles in The Wire, Liberty Heights, Ladder 49, Tin Men, Avalon and House of Cards.

2020 Census: South Baltimore Peninsula Gains 4,071 Residents, Baltimore City Loses 27,471 Residents

While Baltimore City continues to lose population, the South Baltimore Peninsula continues to buck the trend with significant population gains. Baltimore City has lost 27,471 residents since 2010, but the South Baltimore Peninsula has gained 4,071 residents in the past decade, according the 2020 Census.

Data on different communities in Baltimore is provided by Baltimore Neighborhood Indicators Alliance Jacob France Institute (BNIA-JFI).

The South Baltimore Community Statistical Area, which includes part of the South Baltimore neighborhood and the Riverside and Locust Point neighborhoods, is the second fastest-growing statistical area in the city with a 28.1 percent population increase from 2010 to 2020. The population grew from 6,406 to 8,208, a gain of 1,802 residents. The area went from 3,665 housing units to 4,545 housing units in the past decade, an increase of 880 or 24 percent.

Port Covington is also part of the South Baltimore Community Statistical Area, but currently only has seven rowhomes. Thousands of new housing units are planned for Port Covington as part of the Port Covington Development. Chapter 1B of this development is currently under construction, a phase that is adding 456 apartments and 81 extended-stay units.

Inner Harbor/Federal Hill Community Statistical Area was another of the city’s fastest-growing areas with a 17.7 percent population increase in the 2010s. This area includes Federal Hill, Federal Hill South, Otterbein, Sharp-Leadenhall, and part of the South Baltimore neighborhood. Inner Harbor/Federal Hill Community Statistical Area added 2,269 residents as it grew from 12,855 residents to 15,124 residents. Housing units increased from 7,726 to 9428, a gain of 1,702 or 22 percent.

SouthBMore.com provides detailed information on the planned, under construction, and recently-added real estate, which includes residential units, in the South Baltimore Development Rundown. Proposed and under construction projects will lead to an increase in housing units in the coming years for the South Baltimore Peninsula.

The fastest growing area of the city is the Downtown, Seton Hill Community Statistical Area with a 63.4 percent increase. The population in 2010 was 6,446 and in 2020 it was 9,448. Housing units grew from 4,480 to 7,320, a gain of 2,840. This growth was led the by the conversion of many office buildings to apartment buildings.

Washington Village/Pigtown Community Statistical Area saw a 5.7 percent population loss from 2010 to 2020. In 2010 the population was 5,503 and now it’s 5,189, a loss of 314 residents. Housing units dropped from 2,926 to 2,895, a loss of 31 units or a 1.1 percent decrease. While Pigtown has seen many home renovations in recent years, it is yet to see the multi-family and new townhome development that has boomed on the South Baltimore Peninsula.

Poppleton/The Terraces/Hollins Market Community Statistical Area saw its population drop 7 percent from 5,086 to 4,728, a drop of 358 residents. Housing units dropped by 181 or 6.3 percent as it went from 2,855 to 2,674. The Poppleton redevelopment and investments in Hollins Market by War Horse Cites and SAA/EVI should lead to housing increases in this area in the coming years.

Southwest Baltimore Community Area, which includes neighborhoods such as Union Square, Carrolton Ridge, and Franklin Square, saw a population decrease of 26.3 percent. The population dropped from 17,885 to 13,189, a decrease of 4,696 residents. Housing dropped 23.3 percent from 9,595 housing units to 7,362 housing units, a decrease of 2,233. Southwest Baltimore has seen many vacant rowhomes demolished in the past decade.

Areas of the city that gained population in the 2010s include sections of Southeast, East, Central, North, and Northwest Baltimore. The biggest population losses in Baltimore City occurred in West, East, and Northeast Baltimore.

While Baltimore City lost population, the State of Maryland saw a 6.8 percent population increase from 2010 to 2020. Maryland’s population went from 5,773,794 to 6,185,278, a gain of 411,484. Every suburban county in the Baltimore area grew with a 4.4 percnet population increase in Anne Arundel County, a 2.7 percent population increase in Baltimore County, a .8 percent population increase in Carroll County, a 4.3 percent population in Harford County, and a 13.4 percent population increase in Howard County.

New Children’s Novel ‘The Renegade Reporters’ Based in Federal Hill

Author Elissa Brent Weissman just released her new children’s novel The Renegade Reporters with publisher Penguin. The book is set in Federal Hill where Weissman lived for 15 years before relocating to Christchurch, New Zealand in 2019.

The Renegade Reporters is about a group of sixth grade reporters named Ash, Maya, and Brielle who go to a school Weissman described as “a stand-in” for Federal Hill Preparatory School (Federal Hill Prep). Weissman’s two kids went to Federal Hill Prep before relocating to New Zealand.

The plots is described as:

Ash and her friends are reporters. They were ready to lead their school news show, The News at Nine, sponsored by Van Ness Media, when an unfortunate incident involving a dancing teacher, an irresponsibly reported story, and a viral video got them kicked off the crew.” So Ash, Maya, and Brielle decide to start their own news show, The Underground News. And soon they stumble on a big lead: Van Ness Media, the educational company that provides their school’s software, has been gathering data from all the kids at school. And as they dig deeper, they start to reconsider the meaning of privacy, especially as it pertains to what we all do online. In The Renegade Reporters, The Social Dilemma meets sixth grade in Baltimore City.

All the main characters are residents of Federal Hill and the book features sights and scenes around the neighborhood. They cross the street at Cross St., they visit Federal Hill Park and Riverside Park, take a trip on the Baltimore Water Taxi, and visit Weissman’s alma mater Johns Hopkins University. They also visit some businesses in Federal Hill and attend Rosh Hashanah Under the Stars.

Weissman said her 10-year-old daughter read the book and asked, “Was this based on me?” It wasn’t exactly, but Weissman drew inspiration from the lives of her children and their friends.

The Renegade Reporters is doing a virtual launch event tonight with The Ivy Bookshop.

Weissman is looking forward to feature her longtime hometown in one of her novels. “I am excited to promote Baltimore and give it a good portrayal,” she said, adding that people in New Zealand mostly know Baltimore from crime shows such as The Wire or the podcast Serial.

This is the 10th book for Weissman. Her most popular book was Nerd Camp, which became a four-book series. Her last book was The Length of a String.

Weissman noted she was excited to see some of her books in her local library in Christchurch.

Weissman says she misses Baltimore and hopes to visit soon.

Great Plates of Late Around South Baltimore

Smothered Chicken at Southrn’ Spice 

Southrn’ Spice recently opened at Cross Street Market serving up different dishes from the south.

On a recent trip to the market I ordered the Smothered Chicken entrée. The chicken quarter was baked and covered with a house-made barbecue sauce. It was very juicy with the sauce having a nice combo of spicy and sweet.

The entrée comes with two sides, and I got the cabbage and red beans and rice. Both were a great addition to the meal.

Bison Burger at Abbey Burger Bistro 

Abbey Burger Bistro has so many good looking burgers that making a decision can be a challenge.

Last time I stopped in I opted for the Southwest Bison Burger. It is a great patty of bison topped with jalapeños, salsa, avocado, pepper jack cheese, and créme fraiche on a brioche bun.

It was an amazing combination of flavors and the side of house-made chips were delicious as always.

Hamburger at Hull Street Blues

Sticking with burgers, I got the hamburger to-go from Hull Street Blues in Locust Point recently. The burger has Creekstone Farms Black Angus beef and it’s served on a brioche roll. You can top it as you want, and I added cheese.

The beef is super flavorful and the burger was cooked a perfect medium rare. The hand-cut fries on the side were great, too.

Turkey Powerhouse at City Limits Sports Bar

City Limits has a large bar menu and I was happy to stumble upon the Turkey Powerhouse sandwich on my last visit. It has sliced turkey, hummus, cucumbers, roasted red peppers, lettuce, and tomato on a toasted multigrain bread.

It was such a fresh and flavorful sandwich, and I will definitely be getting it again.

Federal Hill Ace Hardware Now Employee Owned

Federal Hill Ace Hardware, which is part of the A Few Cool Hardware Stores (AFCHS) group, is now employee owned. AFCHS owns 13 stores in the Baltimore and Washington, D.C. area including Canton Ace Hardware and Waverly Ace. All 13 AFCHS stores are moving to the employee-owned model.

AFCHS owners Gina Schaefer and Marc Friedman are selling their company through an Employee Stock Ownership Plan (ESOP). An ESOP allows business owners to sell their company to a trust which then allocates shares of that trust to eligible employees. Since stock is only made available to employees, the business therefore becomes “employee owned.”

ESOPs offer employees stake in a company through a stock allocation that accrues value over time, much like a 401(K) plan. The amount of stock distributed is determined by the number of employees receiving shares and each employee’s individual salary. This comes at no cost the employees. When eligible employees leave AFCHS, they are cashed out the value of their shares.

Schaefer and Friedman will transfer ownership of the organization over the next several years through the ESOP’s trust under the name “The Cool Hardware Company.” The upfront transfer of 30 percent of the company’s ownership took place on August 1, 2021.

AFCHS has more than 250 employees.

In a press release, AFCHS said: “The benefits of this transition from privately-owned to employee-owned include increased staff engagement in decision making processes, personal wealth building, and an active investment in the success and health of the business.”

“The ESOP model allows us to give back to the employees who have done so much for our company, while still aligning with the culture we’re proud to have built over the last 20 years of business,” said Schaefer.

AFCHS started in 2013. Federal Hill Ace Hardware opened in 2007 and expanded from about 8,000 sq. ft. to approximately 12,000 sq. ft. in 2017.

Smokin Joe’s Smokehouse Cafe Coming to Federal Hill

Smokin Joe’s Smokehouse Cafe is opening an 800 sq. ft. space at 1448 Light St. in Federal Hill. It was former home of Blooming Deli, which closed in April. Smokin Joe’s is a BBQ restaurant from eastern North Carolina native Jacqueline Murphy.

Smokin Joe’s had a location in La Plata, offered catering, and was a staple at different farmers markets and events, including the Pigtown Festival for the past 10 years. However, Murphy said COVID wiped out most of her business. Now, Smokin Joe’s is starting all over with this new location in Federal Hill.

Smokin Joe’s will sell eastern North Carolina’s signature, vinegar-based pulled pork, along with other meats including brisket, smoked chicken, pit beef, smoked corned beef, smoked lamb, and smoked tuna steak. It will also sell southern Maryland stuffed ham, a local delicacy she picked up while in La Plata.

Sides will include hush puppies, biscuits, collard greens, kale, cabbage, green beans, roasted potatoes, coleslaw, potato salad, and smoked vegetables such as zucchini and asparagus.

Plates can be ordered as sandwiches or platters, and as combo meals with sides.

Smokin Joe’s will also add a southern-style breakfast menu. This will include its Breakfast Shake which is a cup with grits, eggs, sausage gravy, and meat of choice.

Drinks will includes fresh-squeezed juices, smoothies, sodas, and waters.

Smokin Joe’s will have seven seats inside and seven outdoor seats in front of the restaurant.

Murphy said she hopes to open by the end of this week.

The hours will be Sunday to Monday from 11am to 8pm and Friday and Saturday from 11am to 10pm.

Tonight: National Night Out Events in South Baltimore

National Night Out, which takes place tonight, is “an annual community-building campaign that promotes police-community partnerships and neighborhood camaraderie to make our neighborhoods safer, more caring places to live.”

Below are some National Night Out events taking place in South Baltimore.

Federal Hill Main Street at 42 E. Cross Street: 5pm-8pm

From Federal Hill Main Street:

Bring your family and friends, enjoy a fun night with DJ, fire truck, police vehicles, games, face painting, balloon artist, bubbles, and more. The event will be held on the north side of E Cross Street. near the Cross Street Market.

Otterbein/Sharp-Leadenhall Event at Solo Gibbs Park: 6pm-8pm

From Otterbein Community Association: 

An annual community-building campaign to promote police-community partnerships and neighborhood camaraderie. Building safer neighborhoods through prevention, education and community partnership.

Hosted by South Baltimore Partnership. A community-based organization located in historic Sharp-Leadenhall. Their mission is community engagement through active resident participation in programs and events.

Ridgely’s Delight at Conway Park: 6pm-9pm

From Ridgely’s Delight:

National Night Out is an annual event that encourages people to get outside to meet their neighbors and interact with police and fire fighters. The event is meant to strengthen neighborhood spirit and build partnerships in an informal setting.

Bring the roommates, the kids or just yourself and enjoy an evening of socializing. The Ridgely’s Delight Association will be providing hot dogs, burgers and veggie options and we ask neighbors to bring a side dish or dessert to share. BYOB.

Dogs are ok, but must be kept on a leash.

Tree Falls in Federal Hill Business District

Amid a day of rain storms, a large tree fell on the 1000 block of Light St. in the Federal Hill Business District on Sunday afternoon. The tree was located in front of Brendali Italian Ristorante and Rhea Eyebrow Threading.

The tree fell towards the street and damaged a parked car.

The tree has been chopped up and a stump now remains in the tree pit.

Speed Humps Added to Warren Street in Federal Hill

New speed humps were recently added to the100, 200, and 300 blocks of Warren Ave. in Federal Hill. Warren Ave. is one of the main thoroughfares to get to Federal Hill Park.

Federal Hill Neighborhood Association (FHNA) President Beth Whitmer said her organization put in an urgent request for speed humps after a homicide and late partying occurred in the park last year. “With the current issues we have with speeding cars, cars going the wrong way on one-way streets, and dirt bikes, the request got more attention,” she said.

Whitmer said Councilman Eric Costello and Liam Davis, the legislative affairs manager at Baltimore City Department of Transportation, were helpful in expediting this request.

Whitmer said FHNA has requested a speed hump study for Covington St. as well.
