Hammerjacks Begins Construction on Outdoor Music and Tailgate Venue Made of Shipping Containers

The ownership group of Hammerjacks is now under construction on a multi-purpose outdoor venue made of recycled shipping containers at its property at 1300 Russell St. in Stadium Area. The team recently demolished the former Paradox night club to make way for this open-air space. A warehouse building, which is part of the property, still stands fronting W. Ostend St.

Hammerjacks will be capable of hosting large-scale tailgates, live performances, and private events. The venue will open in time for the first Ravens home game in 2021. It will have a capacity of up to 2,500 patrons.

The shipping containers will be repurposed into food and beverage stations. Renderings show them painted purple and black. Orange is also incorporated into the color scheme. There will also be large screens to watch football pregame shows and other sporting events. A mural will be painted on the warehouse building facing the outdoor venue.

Hammerjacks ownership is led by Andy Hotchkiss and Mark Dinerstein. Kevin Butler, who bought the Hammerjacks trademark in 2009, is also a partner.

“As we open this summer, Hammerjacks will initially focus on being an exceptional tailgate and outdoor private event venue,” said Hotchkiss in a press release. “We will provide the premier location for Baltimore Ravens games, focusing on a fun, safe and convenient atmosphere for fans as they come out to support the team.”

“We are thrilled to be bringing the legendary Hammerjacks brand back to life as a multi-purpose outdoor venue,” said Dinerstein in a press release. “At the same time, we are also re-imagining what the site can be in the future by incorporating the soul of Hammerjacks’ history as the complete party atmosphere.”

The new outdoor venue for Hammerjacks is a change from the original plan of building a new 48,000 sq. ft. indoor live music venue that could hold 2,500 people at the property.

Hammerjacks announced its return 2013. It was originally slated to be built at adjacent Lot N before the team focused in on the current location.

In the future, Hammerjacks hopes to incorporate the 40,000 sq. ft. warehouse building into the concept as an indoor music venue.

Lots H and J at M&T Bank Stadium are a tribute to the former Hammerjacks music venue which once stood at its second and most popular location at 1101 S. Howard St. Hammerjacks’ original location was at 1024 S. Charles St. in Federal Hill, the current home of Nobles Bar and Grill, and a later version opened at 316 Guilford Ave. in Downtown. Butler was unaffiliated with any of the previous three Hammerjacks locations, but obtained the Hammerjacks trademark for $1,000.

The 22,000 sq. ft. former Hammerjacks on Howard St. hosted bands such as Guns N’ Roses, Ozzy Osbourne, Iggy Pop, and the Ramones. Joan Jett shot the video for “I Love Rock ‘n Roll” there. Iron Maiden featured the club on the cover of its 1986 album “Somewhere In Time.” And, John Waters filmed scenes for his cult classic “Serial Mom” inside.

The Paramount Baltimore music venue is proposed next door to Hammerjacks by the Horseshoe Casino ownership group CBAC. The former building at the property has been demolished, but construction on the new building has not yet begun. The Paramount Baltimore is part of CBAC’s new Warner Street District entertainment development that will include Topgolf, a hotel, and additional retail.

Ashish Alfred Restaurant ‘No Way Rosé’ Coming to Former ‘Bookmakers’ Space in Federal Hill

Chef Ashish Alfred, who owns Duck Duck Goose in Fells Point, is opening a new concept called No Way Rosé at the former Bookmakers Cocktail Club space at 31 E. Cross St. in Federal Hill. Cosmetic renovations are currently underway and Alfred hopes to open No Way Rosé in August or September. Bookmakers closed during the COVID-19 pandemic shutdowns in March 2020 and never reopened.

Duck Duck Goose is a high-end “modern brasserie” which opened a first location six years ago in Bethesda. It then opened a Fells Point location four years ago, and will be opening a Washington, D.C. location in about six weeks. Alfred said No Way Rosé will have a French menu just like Duck Duck Goose, however the restaurant will be more casual.

Alfred, who grew up in Montgomery County, has been coming to Federal Hill for many years and said the name No Way Rosé is a nod to the former No Way José Café. He said some of his first memories in Baltimore were visits to Fells Point and Federal Hill, and he recalls hanging out at Mother’s Purple Patio and getting memorable crab cakes from Ropewalk.

Alfred was named Chef of the Year by the Restaurant Association of Maryland in 2019. He has competed in Food Network programs Chopped, Cutthroat Kitchen, and The Kitchen. Southern Living named Duck Duck Goose in Bethesda the Best Restaurant in Maryland in 2017 and the Baltimore location took the nod in 2018.

With a lot of new concepts in Federal Hill, Alfred thinks the neighborhood is ready for his style of restaurant. “I think the palette of Federal Hill is starting to grow up a bit, and it’s time for us to go over there,” he said.

He also praised the quality of businesses in Federal Hill and said that’s one of the first things he looks for when picking a restaurant space.

Alfred is leading a small renovation of the space that will “brighten it up a bit.” The facade has been painted white, changing from a dark gray that was previously in place for Bookmakers. He said a yet-to-be decided mural will all be painted on the storefront, noting it will not be “offensive to anyone.”

As the name indicates, rosé wine will be on the drink menu. Alfred said it will be a very champagne- and wine-forward menu. It will also serve frozen rosé.

Alfred noted it won’t be quite the cocktail bar that Bookmakers was. “It will be a great place to get an old-fashioned, but also a vodka soda or Miller Lite without getting looked at like you have three heads,” he joked.

The food menu is still being worked on, but No Way Rosé will offer dinner, weekend brunch, and likely lunch hours. Alfred noted it will be open as many days as they can while dealing with the current “staffing crisis.”

No Way Rosé will have a bar and seating on both levels. Alfred does not plan on offering outdoor seating at this time.

Alfred said the last 15 months dealing with the COVID-19 pandemic has been “awful.” He talked about the heartache of letting employees go and worrying about paying his own mortgage.

“Our expansion is not due to the fact that we are doing incredibly well,” he said. “We’ve been fortunate to find landlords who are very realistic about what the next year or two could look like.”

Alfred gushed about how Baltimore treated Duck Duck Goose during the tough times of the pandemic. “Baltimore diners have been incredibly supportive, very understanding, and very patient,” he said.

He also said that every time he visits the Cross Street area Federal Hill neighbors come up to him and tell him of their excitement for the new restaurant. “We are so excited about being part of this neighborhood,” said Alfred.

South Baltimore Development Photo Tour

There is a lot of construction taking place in South Baltimore, so here is a photo tour of all the real estate developments in the area. Click on each link for more information. And, check out SouthBMore.com’s South Baltimore Development Rundown for information on every real estate development that is proposed, under construction, and recently completed.

Banner Row – Locust Point 

28 Walker and Ryan Homes are laying the infrastructure for this 108-townhome project in Locust Point and construction has begun on the first four model homes. This development replaces the former PQ Corporation plant at 1301 E. Fort Ave.

The homes will be 2,500 to 2,600 sq. ft. and will have three to four bedrooms, two-car garages with an adjacent a one-car parking spot, second-story decks, and rooftop decks. The homes will be three stories, but buyers will have the option to add a fourth story. The front of the homes will be a combination of brick and a dark exterior material with trim. The townhomes will have three large windows across the front of each level.

The Local Oyster – Riverside 

In partnership with War Horse Cities, The Local Oyster is building a 3,800 sq. ft. restaurant at the former home of Rallo’s Restaurant and Big Matty’s Diner at 838 E. Fort Ave. in Riverside/Locust Point. The rowhouse building has been completely gutted and framing is taking place to build out the new seafood restaurant.

Rash Field – Inner Harbor 

Construction is ongoing for Phase 1 of the Rash Field redevelopment at the Inner Harbor. Phase I of this project by Waterfront Partnership will renovate the western section of the 7.5-acre park. This phase will add a redeveloped pavilion with a café and outdoor patio, an overlook with a partially green roof, bathrooms, a shade structure, and amphitheater seating; a skate park called Jake’s Skate Park; a children’s nature park; a children’s kinetic playground; and new plants and landscaping. These new features replaced a small parking lot (not the one designated for the Maryland Science Center), a green space, a brick patio with a sandbox, and the western edge of the concrete bleachers.

This project is expected to be completed in the fall. The concrete structure of the café and overlook are in place, and the transition and obstacles of the skate park are currently being molded.

115 West Hamburg Street – Sharp-Leadenhall

Work has been completed on a five-story, 33-unit apartment building at 115 W. Hamburg St. in Sharp-Leadenhall. This was done by developer Alex Mandel. The building replaced an 8,000 sq. ft., one-story commercial building on a .237 acre lot.

Federal Hill Square – Sharp Leadenhall 

Construction is underway on the second phase of Federal Hill Square on the 100 block of W. West St. in Sharp-Leadenhall. This phase will add six garage townhomes with rooftop decks. The exterior of the homes is almost complete and work continues on the interior.

Phase One added five homes on the 100 block of W. Ropewalk Ln. This project began construction in 2017.

Hanover Crossing – Federal Hill 

Royal Custom Homes is wrapping up construction on Hanover Crossing, the 10-townhome redevelopment of the former American Rescue Workers (ARW) property at 1401 S. Hanover St. in Federal Hill. Five townhomes on the 1400 block of Olive St. are completed, and work is being finished on five homes on the 1400 block of S. Hanover St.

Spring Garden Business Park – Spring Garden/Stadium Area:

Himmelrich Associates is adding 45,000 sq. ft. of office space and ground-floor retail to this 60,000 sq. ft. flex building called Spring Garden Business Park at 175 W. Ostend St. in Spring Garden/Stadium Area. Existing tenants include Checkerspot Brewing Company and Maryland State Arts Council. Exterior and interior work is underway on this expansion.

ExtraSpace Storage – Stadium Area 

Work is wrapping up on a project by Himmelrich Associates and ExtraSpace Storage to convert a two-story, 36,287 sq. ft. warehouse at 211 Stockholm St. into a 500-unit storage building.

Topgolf – Stadium Area

Work recently started to build a 65,000 sq. ft. Topgolf on 6.5 acres in Stadium Area. Topgolf is partnering with Horseshoe Casino Baltimore’s owner CBAC Gaming on this new facility. It replaces the former Animal Control and Baltimore Animal Rescue and Care Shelter (BARCS) site at 301 Stockholm St., which is currently getting demolished along with Lot J. Topgolf will also make improvements to the adjacent trail and park located behind the casino’s parking garage and along the Gwynns Falls Trail and Ridgely’s Cove.

Hammerjacks –  Stadium Area

A site has been cleared for Phase One of Hammerjacks at 1300 Russell St. The properties are comprised of the former Paradox music club and a currently-vacant warehouse facing Ostend St. The former Paradox was recently demolished to make way for a new outdoor entertainment and tailgating area, which will also use half of the 1300 block of Russell St. which is situated underneath I-295. A new retaining wall has been installed around the recently-demolished portion of the property.

An announcement with more information on this outdoor venue is expected in the coming weeks.

Public Storage – Carroll-Camden Industrial Area

Public Storage is constructing a five-story, 940-unit storage facility on the 1500 block of Ridgely St. in Carroll-Camden Industrial Area. The development site was formerly made up of a one-story industrial building with loading docks, a two-story industrial building, and four rowhomes.

Construction is currently underway on the third story of this building.

1020 West Pratt Street – Hollins Market

War Horse Cities is taking on the redevelopment of a 46,710 sq. ft. former Montgomery Ward shirt factory at 1020 W. Pratt St. in Hollins Market. It will convert the building to office and industrial space. Interior demolition has begun on the building.

719-723 West Pratt Street – Ridgely’s Delight

Zahlco Development is almost a year into construction on a 54-unit apartment building at 719-725 W. Pratt St. in Ridgely’s Delight. The project, which will also have 5,000 sq. ft. of ground-floor retail, incorporates several existing buildings along with a recently-vacant lot.

The building has topped out, exterior facade work is underway, and interior work continues.

Alta Federal Hill Phase I – South Baltimore 

Wood Partners is nearing completion on Phase I of the Alta Federal Hill project on the 1800 and 1900 blocks of S. Hanover St. in South Baltimore. It is a six-story, 275-unit apartment building with a 367-car garage and 1,000 sq. ft. of retail.

The building has topped out, the garage is in place, interior work is underway, and exterior facades are being installed.

ExtraSpace Storage – South Baltimore 

Work continues on a five-story, 90,000 sq. ft., 820-unit ExtraSpace Storage facility at 1900 S. Charles St. in South Baltimore. This project by Premier Storage Investors (PSI) replaced a former one-story warehouse occupied by business Pratt Thompson Company.

The building has been framed out, interior work is underway, and the different exterior facades are being installed.

Chapter 1B – Port Covington 

The Port Covington Development team is under construction on five buildings in Chapter 1B of the large redevelopment of this waterfront community. New infrastructure is going in, five cranes are in the sky, and concrete pilings are starting to rise out of the ground. The buildings under construction are:

  • Building E1: 223,000 sq. ft. building (162 residential units and 40,000 sq. ft. retail)
  • Building E5A: 221,500 sq. ft. building (212,000 sq. ft. office and 9,500 sq. ft. retail)
  • Building E5B: 133,000 sq. ft. building (40 residential units, 81 extended-stay units, and 6,000 sq. ft. retail)
  • Building E6: 293,000 sq. ft. building (254 residential units and 16,000 sq. ft. retail)
  • Building E7, Rye Street Market: 273,000 sq. ft. building (228,000 sq. ft. office and 45,000 sq. ft. market)

Reedbird Park Redevelopment and Middle Branch Fitness and Wellness Center – Cherry Hill

Baltimore City Recreation and Parks’ redevelopment of Reedbird Park in Cherry Hill is in full swing. When completed it will include the 32,000 sq. ft. Middle Branch Fitness & Wellness Center, a turf stadium, three multi-purpose fields, a dog park, basketball courts, paths, and a parking lot.

Grading of the site is currently underway and the Middle Branch Fitness & Wellness Center has topped out.
