New Vision for Rash Field Revealed

Last night, landscape architecture firm Mahan Rykiel Associates and The Waterfront Partnership of Baltimore revealed its first concepts for a new Rash Field. In January, approximately 200 people met to offer ideas and feedback about the project and Mahan Rykiel, along with The Waterfront Partnership of Baltimore, additionally commissioned an online survey about the future of Rash Field. The collective feedback received helped shape the plans which highlights beach volleyball, an anchor at Rash Field for the last 17 years, as well as with new sections of the space designed to diversify park uses.

In the plan, volleyball will get a seven-court setup, the same amount of courts currently in place, in a new section called The Sand Box on the western side of the park. The courts will be stacked with four courts closer to Key Hwy. and three courts closer to the Inner Harbor. Immediately east of The Sand Box is a large grassy area called The Lawn. With a length of 100 yards by 50 yards, The Lawn will be able to accommodate full-length soccer games and can be configured for social sports. The Rash Field operators plan to partner with local schools and sports leagues for programming at The Lawn. New soil technologies will additionally be used to improve drainage at Rash Field.

Adjacent to The Lawn to the north is The Game Allee. This will be an area for bocce ball, ping pong, and other yard activities. The existing bleachers adjacent to Key Hwy. will be broken up to add in new landscaping, as well as to create nooks called Reading Rooms for relaxing and reading. Richard Jones of Mahan Rykiel noted the bleachers will still have the same amount of stairs, which are used regularly by The November Project and patrons using the park to exercise.

Other sections include The Overlook and Wall, which will feature a small peg rock climbing wall, and the Play Lab & Cafe, which is located towards the northwestern section of the park where vendors and food trucks can potentially set up, as well as s space for a playground. Mahan Rykiel is also looking at changing up the existing pavilion for vendor use.

Throughout the park and surrounding The Lawn will be a running trail made of a gravel surface. Jones noted it will be the same style surface that is getting installed at Eager Park in East Baltimore. His team chose this surface after consulting with physicians at Johns Hopkins Hospital about the best running surfaces for a runner’s body.

The plan also includes a garden adjacent to the Rusty Scupper and garage, as well as the relocation of the Pride of Baltimore Memorial. Additionally, the facility’s bathrooms, which are often locked, will be renovated and a berm separating the park and Inner Harbor promenade will be removed and replaced with new landscaping and trees.

The plan was very well received by many in attendance but concerns were also shared in the Q & A session and during the work groups. Several in attendance, as well as all the work groups, noted the number of volleyball courts was not increased in the new plan. Baltimore Beach Volleyball estimates they have 2,500 weekly users, with a growing demand to expand. Concerns were also shared about the aging overhead lighting at the park, which is not in the plans to be replaced, though Mahan Rykiel noted that safe levels of lighting would be installed throughout the park. The users also wanted to make sure safety measures and maintenance continued at the park with the many new uses proposed. Many attendees also hoped to see a winter ice rink in the park.

Baltimore Beach Volleyball President Todd Webster told SouthBMore.com he was positive about the progress and happy to see the park get some “desperately needed attention.”

Webster has been planning a second venue, in addition to Rash Field, to meet the growing demand for volleyball. He did not disclose the location or timeline for the venue at this time.

Mahan Rykiel will take into consideration the feedback received and will present a plan to the Baltimore City Planning Department’s Urban Design & Architecture Review Panel (UDARP) in April. Feedback can also be submitted at rashfield.org.

The city has $4.5 million budgeted for the first round of improvements with an additional $4.5 million expected in upcoming years. Jones anticipated construction could take about 18 months and a groundbreaking is anticipated for the summer or fall of 2017 .

Mahan Rykiel’s work in Baltimore includes Pierce’s Park at Pier 5; East Baltimore’s Eager Park, which is now under construction; and, a master plan for Patterson Park. The firm is also currently working with the Downtown Partnership on a redevelopment of McKeldin Square adjacent to the Inner Harbor.

Also scheduled to get underway in the immediate area is the redevelopment of the Key Hwy. and Light St. intersection. The project is anticipated to start this fall and has an approximate 18-month construction timeline.

Brunch Restaurant ‘Home Maid’ Coming to Key Highway in Federal Hill

Home Maid, a popular Towson restaurant focusing on breakfast and brunch plates, is relocating to 1400 Key Hwy. in Federal Hill. Home Maid is owned and operated by brothers and Baltimore natives Derrick and Justin Faulcon.

While previously living in Los Angeles, the brothers were inspired by the city’s brunch scene and decided they wanted to start their own restaurant featuring a take on some of the southern-style recipes they grew up eating with their family. They came back to Baltimore and opened Home Maid in 2014 at 7 E. Chesapeake St. in Towson at a former taco restaurant. They discovered the location when they saw a ‘for rent’ sign on the Chesapeake St. property while intending to check out a different listing with their realtor.

The purchase of the Towson business also came with a food truck, which in 2015 they were hoping to take back to Los Angeles. They ultimately decided to stay in the Baltimore area, however, and turned their focus on expanding their brick-and-mortar restaurant operation and launching their food truck locally.

The brothers were looking to expand upon the small 650 sq. ft. building they had in Towson and began scouting various properties in several areas of Baltimore. After looking at another available property in the neighborhood, they once again happened to accidentally discover a ‘for rent’ sign on a property that would later become their home. This time it was at 1400 Key Hwy., which was formerly occupied by Grill on the Hill, The Sushi Place, and Feisty Goat Pub.

They closed the Towson location in November and signed a lease for the 1,600 sq. ft. space on Key Hwy. The new, larger location brings their dining capacity from 14 seats to 50 seats with additional outdoor seating.

Derrick, who told SouthBMore.com he has a passion for interior design, renovated the space to have the “romanticism of home.” Home Maid has a country kitchen feel and features a concrete bar top that will seat 10, subway tile back splashes, refinished wood tables and benches, and a collection of antique and eclectic items that the brothers found at flea markets around the area. The walls are covered with a navy blue wainscoting as well as a rooster-themed wallpaper and a wallpaper styled to look like vintage newspapers. Home Maid additionally features a variety of light fixtures and country-style window shutters.

Along with the bar, the dining area features a large family-style table made from reclaimed wood, two- and four-top tables, and bench seating. They will soon be installing a new awning on the exterior and replacing the windows.

The menu will feature a rotation of 15 breakfast-style items inspired by the cooking of their grandmother and family who are originally from North Carolina. Staples will include The Black Bastard, featuring blackened salmon and creamy grits; The Fat Albert, featuring their signature biscuits with an andouille sausage gravy; chicken and waffles; biscuit sandwiches; a crab cake benedict; yogurt parfait; and more. All dishes and sides, including three types of jams. Sides will include brown sugar fried sweet potatoes and rosemary parmesan potatoes. Derrick Faulcon noted many items could be quickly prepared for those on the go in the morning.

Signature drinks will include a brown sugar lemonade and a cucumber watermelon lemonade. Unlike their restaurant in Towson, the Faulcon’s new space in Federal Hill has a liquor license, which they plan on utilizing by offering bloody marys, hard lemonades, fresh-squeezed mimosas and drinks, sangria, Irish Coffee, and local beers on tap. They will also be serving a pour-over style Counter Culture coffee.

Home Maid’s Towson restaurant had a four-and-a-half star Yelp rating and a five-star Facebook rating.

The Faulcons plan on opening in the May timeframe and will hire 14-20 employees. Home Maid will be open every day from 8am to 10pm.

The Faulcons will also soon be launching the Home Maid food truck in Baltimore.

Rash Field Concepts to be Revealed at Public Meeting on March 29th

Mahan Rykiel Associates, the Baltimore-based landscape architecture firm chosen for the redevelopment of Rash Field, will be holding its second public meeting next Tuesday at 6pm at the Maryland Science Center. Approximately 200 people met in January to give ideas and feedback about the project. The public will start to see a vision for the future of the park as this meeting’s agenda includes:

  • Share concept drawings for the park based on the first public meeting, focus groups and online surveys.
  • Solicit feedback on concept drawings.
  • Share a summary of the public input process.
  • Discuss next steps for the project which include: finalizing the design by this summer and working towards a groundbreaking by summer or fall 2017.

There will be a $4 million budget for Phase 1. A larger budget for improvements is expected in Fiscal Year 2018 and 2019.

Over the last 15 years, many plans have been proposed and discussed in regards to the future of Rash Field at the south shore of the Inner Harbor. When the Inner Harbor 2.0 Plan was released in November 2013, ideas for a redeveloped Rash Field included things such as water and sculpture gardens, a barge pool, a public beach, a carousel, a children’s science garden, and playgrounds, but no mention was made of a space for beach volleyball. However, the Waterfront Partnership released a request for qualifications (RFQ) for a Rash Field improvement plan in July and beach volleyball was front and center as a requirement.

The chosen firm had to include the following uses and design principles in the redesign of Rash Field:

  • Beach volleyball
  • Outdoor exercise equipment and uses (e.g. jogging track)
  • Active health and wellness, fitness space for organized or informal activities
  • Remove berm separating field from the Promenade and add shade swings
  • Upgrade South Shore promenade
  • Provide flexible programming space for activities including bocce, ping pong, etc.
  • Provide flexible outdoor events space
  • Recommend treatment for safe use of remaining areas (e.g. wood bleachers)
  • Potential Concession – seasonal, locally owned and operated outdoor café
  • Relocate Pride Memorial, Carousel, and Kawasaki Garden (alternate locations are currently being identified)
  • Add shade
  • Storage for Rash Field programming and event activities
  • Upgrade bathrooms
  • Other uses brought forward by design team, stakeholder meetings, or the Advisory Committee

“Rash Field is a unique civic space at the interface of land and water. It connects nature and culture, commerce and residence, active and passive recreation, and provides vistas of two of the City’s most iconic and evolving urban environments – the Inner Harbor waterfront and City skyline,” said Richard Jones, President of Mahan Rykiel Associates. “Our collaborative engagement process – on this and all of our projects – grounds our approach to design and planning; thus providing a window into community needs and desires, and ultimately, contributing to an enriched environment that better serves Baltimore.”

“We’d like to build on the popularity of beach volleyball. We’ve seen many fitness programs, such as November Project, use the current space as well,” said Laurie Schwartz, president of Waterfront Partnership, in July after the release of the RFQ. “The removal of the berm (separating the park and Inner Harbor promenade) will increase sight lines, hopefully leading to more people participating in the activities.”

At the first public meeting, the group in attendance was filled with neighbors from nearby communities, Digital Harbor staff and students, and a large contingent of participants from Baltimore Beach Volleyball and the November Project, two popular groups that utilize Rash Field. Those in attendance were asked to complete an online survey upon entering and were later split into 11 groups to discuss the future of Rash Field and share key points of their discussion with the audience.

Nearly everyone in attendance, as revealed through the survey results, agreed the space should remain an active recreation park. The love for beach volleyball was apparent in the group presentations from both those who play and those who do not, but a popular sentiment was the space should be more flexible so multiple activities or events can take place at once without disruption. Nearly every group stated a desire for the return of a winter ice rink at Rash Field, which has been in place in recent years at McKeldin Square and Harborplace. Most groups also noted Rash Field felt like a community space and not a “tourist attraction like the rest of the Inner Harbor.” One group led their presentation with “don’t change it, enhance it,” which led to a positive reaction by the audience.

Ideas presented for Rash Field in the presentations included a farmers’ market, vendors, outdoor cafes or food boats, a better running track and fitness equipment, more shade, improved bathrooms, a dog park, better lighting, gardens, artwork and scuplture gardens, permeable surfaces, bike parking, better signage, a skate park, kayaking and sport rental facilities, climbing walls, fountains, spaces for dancing, education spaces, and more connectivity to Federal Hill. There were varying opinions about whether the feeling of separation from the rest of the Inner Harbor was a good or bad thing.

Mahan Rykiel’s work includes Pierce’s Park at Pier 5; East Baltimore’s Eager Park, which is now under construction; and, a master plan for Patterson Park. The firm is also currently working with the Downtown Partnership on a redevelopment of McKeldin Square adjacent to the Inner Harbor.

St. Ignatius Loyola Academy Adds 5th Grade

St. Ignatius Loyola Academy is located at 300 E. Gittings St. in Federal Hill.

St. Ignatius Loyola Academy Release:

St. Ignatius Loyola Academy, a tuition-free, private Jesuit middle school serving low-income boys in Baltimore City, is announcing the addition of a 5th grade offering in addition to its 6th, 7th and 8th grades starting with the 2016-17 academic school year. The change will increase maximum enrollment from 90 – 120 students.

“Our goal is to put more boys in Baltimore City on a path toward success through high school graduation and college enrollment – at a time when it’s needed more than ever in our city,” said John Ciccone, president at St. Ignatius Loyola Academy.

“In Baltimore City, just over 60% of males graduate from high school. Our boys are coming from the same neighborhoods, but succeeding – consistently, 98% of them graduate from high school. We are trying to get this level of support to more boys.”

When students begin in 6th grade at St. Ignatius Loyola Academy, they are often 1-2 grade levels behind in major subject areas like reading and math. The expectation is that starting in 5th grade, a year earlier, will help reduce that loss and give the child an additional year of support.

Student success is supported by a longer school day and year with rigorous curriculum, small class sizes, summer programming and mentoring support both at school, and beyond in high school and college.

The grade addition is the school’s largest growth effort to date.

St. Ignatius Loyola Academy runs solely on donations, and is not funded by the Archdiocese of Baltimore or federal, state or city governments. For more information on giving or the application process, please visit www.saintignatius.org.

Lock N’ Key Escape Room Coming to Federal Hill

IMG_2551The popular escape room experience has hit Federal Hill as Lock N’ Key Escape Room is opening at 1118-B Light St. It will open in a 2,400 sq. ft. space that was formerly an office for Keller Williams.

Lock N’ Key is owned by a Baltimore-based husband and wife team that asked to remain anonymous while they complete work at their current jobs. The duo came up with the idea about eight months ago after reading an NPR article about escape rooms. They then started traveling around to other cities to check out these rooms and decided they wanted to start one here in Baltimore. The escape room concept fits with their work experience that includes education, team building, and security systems installation.

They chose the space in Federal Hill in part because of its great location for friends, families, and companies to visit. They also noted the space was pretty turn-key for their business with just cosmetic changes needed. The owners will be adding an awning to the exterior of the space and redesigning the large storefront window.

The owners described the Lock N’ Key experience as live, interactive, and incredibly focused on team building. Teams of four to eight people will go into a room and have to figure out puzzles so they can escape. Themes will include a zombie run, CIA secret agent, and bank heist.

Lock N’ Key will have three escape rooms that are approximately 400 sq. ft. each. Two rooms can also be used in conjunction for a head-to-head team competition.

The entire experience will last about an hour and a half with the actual challenges lasting an hour. The rooms will have countdown clocks and music to set the mood and the owners are looking to partner with local bars and restaurants to offer drink coupons so participating teams can socialize afterwards.

Lock N’ Key will be open Thursday through Sunday from 4pm to 10pm with about five sessions each night. Tickets, which must be purchased online in advance, will cost $28 per person with discount rates for area neighbors. Interested participants can sign up as a team or individually.

The owners are hoping to host couples nights as well as book local companies during the day for team building. “You can learn so much about a person – their strengths and weaknesses – during these experiences,” they said.

The owners are hoping to open in mid-April and are looking to hire three to four employees, including a general manager and game masters.
