Efforts Underway to Renovate the Athletic Field at Digital Harbor

Federal Hill residents Vincent Andrews and Donna Price and Digital Harbor High School Athletic Director Alan Holmes are teaming up on an effort to renovate the athletic field at Digital Harbor High School. The 41,000 sq. ft. field is adjacent to east of the high school and borders Covington St., Henry St., and E. Gittings St.

Andrews, Price, and Holmes have put together a presentation for the idea, which is officially called the ‘Digital Harbor High School Athletic Field Renovation Project.’ The presentation shows renderings, project details, cost estimates, partners, and how community members can donate and get involved.

The goal of the project is not only to renovate the field, but to “help bring together Baltimore City students, local South Baltimore community residents, and the larger Baltimore community.”

The grass field is currently used for practice as it’s not large enough for high school contests. It has a 60-yard football field with one end zone and sketches show that in a baseball/softball alignment the field has a 186 ft. left field fence and a 213 ft. right field fence. Holmes said while the field is not large enough for any high school contents, it is large enough for youth sports contests.

The field is used for practice for Digital Harbor teams including football, lacrosse, baseball, and soccer. The presentation estimates it is used by about 200 students on a typical school day.

The presentation says entities such as Volo City and US lacrosse have expressed interest in hosting events on the field. It projects the field could have 75,000-plus yearly uses.

The proposed project includes Priority 1, which is replacing the current grass field with a synthetic turf field and repairing surrounding infrastructure including fencing, a backstop with additional netting, poles, and goal posts. Priority 2 is restoring the school and community greenhouse adjacent to the field. Priority 3 would include paving the school’s parking lot, installing a structure to store athletic equipment and act as a “white board” teaching space, and “in partnership with community sponsors” installing lighting for the athletic field.

Priority 1 has a target fundraising total of $1 million. The project team is working with the Cal Ripken Sr. Foundation on the design concept, cost estimates, and construction. The estimated cost of Priority 1 is $900,000 with a 15% contingency fee for cost overruns.

The presentation says the Cal Ripken Sr. Foundation is ready to continue the design phase and has committed to approaching its institutional partners if the project team raises the first $500,000.

South Baltimore Gateway Partnership (SBGP), which manages Local Impact Grants for South Baltimore generated by Maryland casinos, has committed $3,000 to the design concept. The presentation says that SBGP is considering making a “lead gift” with the goal of beginning construction on this project by this summer.

Additional stakeholders committed to advancing this project are Digital Harbor Principal Talisha Swinton, Senate President Bill Ferguson’s Office, Delegate Brook Lierman’s Office, City Councilman Eric Costello, and Baltimore City Schools.

The project is looking for community members to join the steering committee and is seeking donations.

U.S. Navy Blue Angels to Fly Over Baltimore for Maryland Fleet Week & Air Show on September 12th and 13th

The U.S. Navy Blue Angels are returning to Baltimore this year for the Maryland Fleet Week & Air Show. Maryland Fleet Week & Air Show festivities take place from September 9th to September 14th and the air show will take place on September 12th and 13th.

Recommend sites for viewing the air show include Fort McHenry, the “Inner Harbor Area,” Canton Waterfront Park, Riverside Park, Cherry Hill Park, Reed Bird Island Park, and Garrett Park. The air shows are always popular days for rooftop deck parties around South Baltimore.

Maryland Fleet Week & Air Show takes place in Baltimore every two years and celebrates “the rich maritime traditions of the Chesapeake Bay and the contributions of Marylanders to the defense of the nation.” The first Maryland Fleet Week and Air Show was in 2016. This followed the Star-Spangled Banner Spectacular in 2014 and the Star-Spangled Sailabration in 2012.

The Blue Angels have performed an air show at each event other than in 2018 when the U.S. Air Force Thunderbirds took to the sky in Baltimore.

Maryland Fleet Week & Air Show will also feature tours of local ships and tours of U.S. and international Naval ships. The Fleet Week Festival will fill the Inner Harbor with live music, exhibits, food, and drinks.

South Baltimore’s ZeroFox Raises $74 Million, Plans to Grow to 500 Employees

South Baltimore’s ZeroFox, a social media and public platform cybersecurity company that was founded in 2013, announced on Friday it had raised $74 million in a financing round led by Intel Capital. ZeroFox will use the funding to expand globally and double its workforce.

The $74-million round also includes investments from existing investors, including NEA, Highland Capital Partners, Redline Capital Management, Hercules Capital, and Core Capital.

“ZeroFOX has established itself as the global leader in the public attack surface protection marketplace,” said Anthony Lin, vice president and senior managing director of Intel Capital, in a press release. “The company’s best-in-class SaaS platform, AI capabilities and exceptional business profile are a testament to the unquestionable value it delivers to customers. We’re looking forward to collaborating with the company to accelerate its strategic expansion globally and its compelling technology roadmap.”

ZeroFox is hoping for a public offering soon, and will need to get to $100 million in sales to get there. “We’re not there yet, but its within eyesight,” said ZeroFox Founder and CEO James Foster. He looks forward to ringing the bell in the future at the New York Stock Exchange, and making it a celebration of Baltimore.

ZeroFox is currently headquartered at the former Pabst castle at 1838 S. Charles St. The company converted the historic bottling building into an office space for its team. ZeroFox currently has 250 employees and offices around the world. About half of its workforce is located in Baltimore and the Washington, D.C. area.

Foster told SouthBMore.com that while many of the new hires will be international to help grow the company in different continents, his company is going to need to find additional office space in South Baltimore. He said ZeroFox hasn’t figured details out yet, but said there is the potential to expand its office footprint at 1838 S. Charles St.

“We are probably under invested internationally, but we want to make sure our foundation is rock solid in Baltimore,” said Foster.

ZeroFox currently has operations centers in Asia, London, and Latin America. Foster said he spends about 80% of his time traveling.

Foster, who also lives in South Baltimore, said he loves South Baltimore and “wouldn’t trade it for anything.” He takes pride in bringing energy into the city, and said his employees also like the location.

ZeroFox partners with local gyms including Reflex Functional Fitness and CrossFit Federal Hill on boot camps, caters lunches four days a week exclusively from South Baltimore businesses, brings in coffee from Ceremony Coffee, and taps local kegs of beer.

Foster said ZeroFox has been successful in pulling in recent hires from Austin, Texas, Boston, New York City, and Florida. California has always been a big hub for the tech industry, but Foster said, “People don’t love California the way they used to, it’s super expensive. As companies are starting to go elsewhere, employees are dong the same thing.”

Foster loves to talk up Baltimore and loves its close geographical proximity to parks, mountains, bodies of water, and other cities.

Port Covington, which is a multi-decade, $5.5-billion, 235-acre development, is located just one block from the ZeroFox headquarters. The Port Covington Team is looking to bring in a slew of cyber companies and has been dubbed “Cyber Town USA” by some of its first cyber tenants that will open offices in the coming years.

Foster said, “I would consider us the founder of Cyber Town USA.” He added that ZeroFox loves the idea of being surrounded by other companies and is willing to—and hopes they can—help bring other cyber companies to South Baltimore.

Starbucks Opening at Wheelhouse in Federal Hill

Starbucks in coming to a prime corner in Federal Hill as it will open at a 2,200 sq. ft. retail space at the corner of S. Charles St. and Cross St. at the newly-built Wheelhouse development. Construction is currently underway and Starbucks hopes to open in late-April or early-May.

Wheelhouse, which is a five-story apartment building with 29 “co-living” apartments and 5,500 sq. ft. of ground-floor retail, was developed by 28 Walker. Mark Sapperstein of 28 Walker said, “Starbucks likes being in the heart of what’s going on.” He talked about the growth of Charles St. with the redeveloped Cross Street Market across the street, busy nightlife, and energy moving west in the neighborhood with developments like Stadium Square less than two blocks away.

The Starbucks space has an all-glass facade facing S. Charles St. and Cross St. It will have some outdoor seating along Cross St.

This is the third Starbucks on the South Baltimore Peninsula as one is open at Southside Marketplace in Locust Point/Riverside, and one is open inside the Harris Teeter at McHenry Row in Locust Point.

Fried chicken restaurant BRD is also a tenant at Wheelhouse. There is one 1,150 sq. ft. retail space still available.

Alma Cocina Latina Team Opening Cielo Verde at American Visionary Art Museum

American Visionary Art Museum (AVAM) has a new tenant for its restaurant space as Cielo Verde, a concept from Alma Cocina Latina and Alkimia owner Irena Stein, will open in the coming weeks. Cielo Verde will fill a third-story space previously occupied by Encantada, which closed in January 2019.

Cielo Verde will be open to the public and museum visitors Tuesday to Sunday from 10am to 3pm serving lunch and brunch. It will function as a private event space in the evening and on Mondays.

Stein noted with museum being closed at night, a restaurant serving dinner is not necessarily what is needed for the space. But, with two successful event venues currently at AVAM, Stein and the AVAM team look forward to Cielo Verde being the third popular event space at the three-building Federal Hill campus. Cielo Verde can host events for 62 to 100 people inside the space. It also has a terrace overlooking Federal Hill Park which will be used in the warmer months.

Stein said Cielo Verde will host rehearsal dinners for bigger weddings at AVAM, as well as smaller weddings, bar/bat mitzvahs, happy hours, and corporate events. “We have so many requests for events already,” Stein said.

Stein and her team will be the exclusive caterer at Cielo Verde, but can also use its facility to cater larger events at the other two wedding venues.

Once a month, Cielo Verde will do themed dinner pop-ups which will be open to the public. These will likely be on Wednesdays and will be in partnership with local chefs.

Stein grew up in Venezuela and France which has influenced her menus at her restaurants. The menu at Cielo Verde will have Latin American and Mediterranean influences, and everything on the menu will be either made in house or sourced from local vendors.

Weekday lunch at Cielo Verde will be casual with order-at-the-counter service. The menu will feature coffee from Philadelphia’s Elixr Coffee Roasters and quick counter items including quiches, empanadas, pastries and muffins from Hawthorne, macarons and sweets from Sacre Sucre, Middle Eastern sweets from Mera Kitchen, and sweets from Bramble Bakes Co.

Cielo Verde will have a salad menu offering a variety of greens and toppings, and hot sandwiches that include grilled chicken, prosciutto, avocado toast, grilled cheeses, and a vegan banh mi.

“You can come and just have a cup of coffee or eat lightly,” said Stein.

Menu items will be marked if they are vegan or gluten free.

The weekend brunch will offer empanadas; tequenos, which are a crispy pastry dough; cachapas, which are a Venezuelan corn pancake; eggs benedict; breakfast platters; quinoa bowls; granola; a chicken sandwich; and more.

Stein said weekend brunch will likely have servers as opposed to the order-at-the-counter setup during the week.

Cielo Verde will offer local beers, wine from small wineries, and artisan spirits.

The space has been redesigned with warm colors and lots of plants, taking after its name of Cielo Verde which means green sky in Spanish.

“Irena’s café vision is a perfect complement to our ‘Secret Life of Earth’ exhibition, and its opening beautifully coincides with the 50th anniversary celebration of Earth Day and its noblest ideals,” said AVAM Founder and Director Rebecca Hoffberger in a press release.

Riverside Taphouse Opening in the former Das Bier Haus

Social Pub General Manager Ryan Kehoe is opening Riverside Taphouse at 1542 Light St. in the former Das Bier Haus building. With renovations currently underway, Kehoe and his team hope to open the new restaurant in the approximately 2,509 sq. ft. space by March.

Kehoe is a United States Navy veteran who has lived in South Baltimore for many years. He hired Justin Cox, who has worked with Kehoe as a manger at Social Pub, as the general manager for Riverside Taphouse; Chris Canty, who has been a bar manager at Wiley Gunter’s, Don’t Know, and Dock Street in Annapolis, as the beverage director; and Bobby Bassett, who put together the menu at Dock Street, as the chef.

Changes to the space include renovated bathrooms, updated HVAC, new kitchen equipment, new floors, the removal of a vestibule by the front door, new bar equipment, a new draft system, new televisions, new high-top tables, and cosmetic improvements. A portion of the brick wall facing Randall St. was punched out and a new glass garage door has been installed. Kehoe said this “really brightens up the space.”

Riverside Taphouse has agreed to an memorandum of understanding (MOU) with the South Baltimore Neighborhood Association (SBNA) to keep the garage door and windows closed after 9pm.

The former wood trim work on the facade has been removed. A new LED Riverside Taphouse sign will be added to the corner of the building. Kehoe is also working on removing the Das Bier Haus murals. These will either be completely removed or painted over with a new mural.

Riverside Taphouse will have outdoor seating along Randall St.

The team at Riverside Taphouse is not leasing the second or third floor of the building at this point. Kehoe said however they’d like to eventually take over the second floor, which will need some additional improvements. Kehoe said it would be used mostly for events and sports leagues.

Kehoe said he wants Riverside Taphouse to be a “community bar.”

Riverside Taphouse will have 22 beers on tap. Canty said these will include “approachable” staples as well as seasonal beers, regional beers, and selections for craft beer connoisseurs.  Like Das Bier Haus, Riverside Taphouse will offer liters and half liters of beer. Bud Light and Natural Light will always be on special.

It will also sell crushes, mixed drinks, and wine, as well as mimosas and bloody marys for brunch.

The kitchen at Riverside Taphouse will be open seven days a week until 12am. It will serve “American pub fare.” The menu will feature smash burgers, wings, fried chicken, appetizers, sandwiches, subs on pretzel rolls, soups, and salads. Riverside Taphouse will open at 4pm Monday to Friday and 10am on Saturdays and Sundays when it will feature a brunch menu.

The many televisions at Riverside Taphouse will primarily play local sports including the Ravens, Orioles, Capitals, University of Maryland, and Navy Football.

Prior to Riverside Taphouse, the space at 1542 Light St. has been home to Copa 2000, Royal, Charlotte’s, The Reserve (which was later rebranded as 1542 Gastropub), Langermann’s on Light, and Das Bier Haus.

Fairway Independent Mortgage Corporation Named Second Tenant for Union Bros. in Sharp-Leadenhall

The Union Bros. development at 37 W. Cross St. in Sharp-Leadenhall has signed its second office tenant as the Madison, Wisconsin-based Fairway Independent Mortgage Corporation is leasing a 2,058 sq. ft. first-floor space. Developers Len Bush and John Roe have transformed the former 40,000 sq. ft. Union Bros. Furniture and Plymouth Wallpaper property into an office and retail complex.

Fairway has an office in Fells Point along with additional locations in Maryland and around the country.

Work began on the $8-million Union Bros. redevelopment in June 2018. Roe said the “base buildings” of the three-building complex is complete. This includes a renovated exterior, new windows, a new roof, new stairwells, new bathrooms, new mechanical systems, and restored historical elements including walls and floors. Tenant build-outs in the spaces will take place as leases are signed. Roe and Bush will manage that process for the tenants.

Union Bros. has three interconnected buildings that surround a BP Station. The Benjamin Building is a two-story building fronting the 1100 block of S. Hanover St. It has a 4,446 sq. ft. restaurant space on the first floor with an adjacent outdoor courtyard, and a second-floor 4,687 sq. ft. office space. The Rubin Building faces the unit block of W. Cross St. and has a 6,057 sq. ft. restaurant space with access to a future 1,200 sq. ft. rooftop deck above the third story, a 5,883 sq. ft. second-floor office space, and a 5,924 sq. ft. third-story office space. The Phillip Building is a located on Clarkson St. and has a 1,859 sq. ft. first-floor space, a 1,859 sq. ft. second-floor space, and a 1,859 sq. ft. third-floor space.

Fairway will be occupying the first floor of the Phillip Building. Roe said construction on the office build-out will begin in the next 45 days.

Roe said Fairway will begin with about eight employees, but plans to grow the business within the space.

Annapolis-based architecture firm CRGA was the first signed tenant. Its build-out is in process with contractor Wilhelm Commercial Buildings.

CRGA is leasing the entire third floor of the complex, which is a 10,032 sq. ft. space. It is hoping to move in around April 1st.

Union Bros. is a block east of the $300-plus million Stadium Square mixed-use development and a block west from the recently-renovated Cross Street Market in Federal Hill.

Bush and Roe are working with MacKenzie to lease the restaurant spaces. They are hoping for restaurants or breweries to occupy these spaces and made accommodations for the height needed for brewing equipment. Roe said he doesn’t anticipate any issues acquiring a liquor license since the project is in Sharp-Leadenhall rather than Federal Hill where there is a moratorium on new licenses.

Union Bros. has 14 parking spaces on its property and is leasing another 62 spaces on Monday to Friday during business hours at an adjacent parking lot for Leadenhall Baptist Church.

“We are absolutely happy to have some leases,” said Roe. “It was slow for a good part of last year, but activity has picked up in the last few months. We are having more inquiries and more showings.”

Union Bros. is hosting a networking event with L&S Networking on February 25th.

Bush and Roe, who are both South Baltimore residents, previously built The Townes at Marshall Green, a five new-townhome development at Randall St. and Marshall St. “John and I like to stick to projects in Federal Hill where we live, work, and play,” said Bush.

Bullhead Pit Beef to Open a Stall at Cross Street Market

Caves Valley Partners (CVP) and CANAdev today announced that Bullhead Pit Beef will open a stall at Cross Street Market. Bullhead will occupy 280SF on the western side of Cross Street Market between Old Line Cocktail and Wine Bar and Phubs.

Owner Larry Jackson started Bullhead Pit Beef in 2010 with a grill and a pickup truck. By 2015, he had grown the brand into a food truck and has partnered with Columbia’s Hysteria Brewing Company ever since. Voted Howard County’s Best Food Truck in 2019, Bullhead will continue to operate its food truck at Hysteria and at special events around the state. Bullhead’s stall in Cross Street Market will be their first brick-and-mortar location.

Bullhead’s menu will feature pit beef, pit turkey, pulled pork, pulled brisket and garlic fries. Stall construction will start soon as Bullhead hopes to open before Orioles Opening Day.

“Cross Street Market is thrilled to welcome Bullhead Pit Beef, adding to our roster of Baltimore’s quintessential foods in a quintessential market setting,” said Arsh Mirmiran, Partner at Caves Valley Partners in a press release. “With the addition of pit beef, we now have almost every iconic Baltimore food covered: steamed crabs, crab cakes and rockfish at Atlas Restaurant Group’s Watershed; fried chicken boxes at Royal Farms Chicken; Berger Cookies and Taharka Brothers ice cream at The Sweet Shoppe; local corn and tomatoes at Rooster & Hen; locally brewed beers at Cans Filling Station; and locally-distilled Old Line Spirits, at Old Line Cocktail and Wine Bar. We also anticipate announcing the proverbial ‘cherry on top’ of the sundae this spring, although everyone knows Baltimore isn’t best known for sundaes…”

Four stalls are currently empty at Cross Street Market. Of these, one will be taken by Bullhead, two will be occupied by businesses that have not yet been announced, and one remains available for lease.

Cross Street Market underwent an $8.5-million redevelopment by CSM Ventures, LLC, a partnership between Caves Valley Partners (CVP) and CANAdev, with property management and construction by MacKenzie Management. Renovations began in April 2018 and the market started to reopen in May 2019.

Vendors currently operating include legacy merchants Fenwick’s Choice Meats, Steve’s Lunch and The Sweet Shoppe, as well as 14 new vendors: Annoula’s Kitchen, Cans Filling Station, Ceremony Coffee, Fenwick’s Choice Meats, Gangster Vegan, Ono Poke, Phubs, Pizza di Joey, Rice Crook, Rooster and Hen, Royal Farms Chicken, Sobeachy, Southside Burger Bar and Taco Love Grill. Atlas Restaurant Group is on track to open Watershed, a full-service seafood restaurant complete with a rooftop crab deck, as well as their fresh seafood stall and raw bar this summer.

Bullseye Business Center Opens in Sharp-Leadenhall Offering Private Office Spaces

Himmelrich Associates, Inc. recently opened the Bullseye Business Center on the second floor of the former old Phoenix Manufacturing Building at 190 W. Ostend St. in Sharp-Leadenhall. Bullseye Business Center offers small private offices to small businesses and professionals with shared amenities.

190 W. Ostend St. is a three-story, 50,000 sq. ft. office building that was renovated in the last couple of years with updates to the entrance, lobby, and private patio. Bullseye Business Center takes its name from Bullseye Bill’s, a former clothing company that was a longtime tenant of the building.

Bullseye Business Center is approximately 14,000 sq. ft. and occupies most of the second floor. It is currently in a soft opening as 30 private offices on the south side of the center are currently open. An additional 30 offices on the north side of the floor will open in the next few months.

All of the offices on the south side are fully enclosed. Some of the offices on the north side will be enclosed cubicles that do not have their own ceiling. All of the office spaces come furnished. Offices either have their own windows or face the aisle. The aisle offices get natural light from the offices along the windows, which additionally have windows facing the aisle.

Shared amenities at Bullseye Business Center include free on-site parking, two conference rooms, a waiting area, VoIP telephones, internet, included utilities, an on-site FedEx box, and a kitchenette with coffee, tea, and filtered water. Amenities coming soon include a copier/fax/scanner, postage machine, common area with games, and monthly networking events. A receptionist will also be hired.

Bullseye Business Center renovated the second floor. It features originals hardwood floors, exposed brick, exposed beams, and steel finishes.

Cubicles are likely to start in the $500s/month and enclosed offices start at $750/month and range up to $1600/month depending on size. Some offices can fit multiple workers or have space for a meeting table.

Bullseye Business Center currently has 5 occupied offices.

Himmelrich has run the Mount Washington Business Center for many years. Its success led to the idea for Bullseye Business Center.

Chrissy Goldberg, who is the manger for both business centers, said the setup is a little less casual and a bit more private than the co-working model which is rising in popularity.

Improvements to 190 W. Ostend St. is one of many investments Himmelrich is making to its portfolio of buildings around the corner of Sharp St. and Ostend St. Renovations are underway to add 45,000 sq. ft. of new office space to the 60,000 sq. ft. Spring Garden Business Park at 175 W. Ostend St. Checkerspot Brewing Company was added to the building in 2018.

Tenants are beginning to fill the 50,000 sq. ft. Parker Metal Building at 333 W. Ostend St. The Parker Metal Building was vacant since last century, but Himmelrich renovated it into an office building in recent years. Tenants include Lighting Design, Choptank Transportation, Insightin Health, and event venue The Winslow Room.

Himmelrich also owns a nearby warehouse on 4.5 acres at 211 Stockholm St.

Art of Balance Wellness Spa Opening This Month at The Ritz-Carlton Residences

Art of Balance Wellness Spa will open on February 14th at The Ritz-Carlton Residences at 801 Key Hwy. in Federal Hill. Art of Balance takes over a 6,000 sq. ft. space formerly occupied by Baltimore Spa and Salon.

Art of Balance is a business from board-certified plastic surgeon Nia Banks, M.D., Ph.D., F.A.C.S. and  board-certified internal medicine physician and psychiatrist Aderonke Omotade, M.D.

Dr. Banks and Dr. Omotade have been friends for years and trips together to Martha’s Vineyard sparked an idea and need they each had for finding balance within themselves, as well as for their patients. This led to the creation of Art of Balance.

The spa will have “a holistic approach to wellness” which “falls into three core pillars of personal transformation: modern aesthetics, alternative wellness therapies, and traditional spa experiences.” The business services are described as “a combination of progressive beauty, mindfulness, nutritional counseling, life coaching, halotherapy, and traditional spa and wellness services including IV hydration, acupuncture, massages, skincare, and more.”

The space will have more than five treatment rooms, a women’s lounge, men’s lounge, couple’s lounge, and outdoor terrace.

Later in 2020, the spa will begin small classes every second Saturday of the month in its group lounge. The classes will cover a range of topics including aromatherapy, stress management, and more, and will serve to empower clients to begin or build on an at-home wellness practice.

“We founded the Art of Balance to fill a need we saw in the market – a space for the whole self, all under one roof, integrating mind and body wellness to bring about lasting change,” said Dr. Omotade in a press release.

“We want to push the boundaries on what you typically expect from a medical and wellness spa. Our modern luxury approach to beauty and wellness serves to pamper but, also, serves as a resource to those that walk through the door,” said Dr. Banks in a press release.

Goodier Properties Recently Acquired the Former Globe Brewing Co. Property on Key Highway

Adding to its portfolio of properties on Key Hwy., SouthBMore.com learned last week that Goodier Properties purchased the former Globe Brewing Co. property at 1323 Key Hwy. in recent years and hopes to develop it in the future. The .392-acre lot overlooking the Inner Harbor is currently used as a parking lot.

Dan Goodier of Goodier Properties told SouthBMore.com he is currently using it for parking for Planit employees until his team determines what to develop there. Planit has an office nearby at 1414 Key Hwy., a 97,000 sq. ft. office and retail complex developed by Goodier Properties at the former Syrup KING Molasses building.

1323 Key Hwy. was purchased by the ownership team of Little Havana in 2010 in a deal that included the restaurant building it occupies next door. The Little Havana team demolished the Globe Brewing property, created a parking lot, and sold it to a developer in 2014. State records show Goodier purchased the property in late-2017 for $2 million.

1323 Key Hwy. is also adjacent to a parking lot for HarborView marina.

Goodier Properties has been active in development along the corridor as it purchased 1000 E. Key Hwy. in Locust Point for $2 million late last year. This property was the former headquarters of Weller Development before it relocated to Port Covington.

Goodier plans to use 1000 E. Key Hwy. as a parking lot for a nine-story, 60,000 sq. ft. office building it is planning a block east at 1401 Woodall St. Goodier does not yet have a timeline to begin construction of 1401 Woodall St., but is talking to potential users. It demolished two buildings at the Woodall St. site last year.

According to tax records, 1000 E. Key Hwy. has 9,568 sq. ft. of building space on a 30,213 sq. ft. lot. It has an office building, which was the former home of Weller Development, fronting Key Hwy.; garages and surface parking behind the building; and a pier that was previously used by Baltimore Water Taxi. It is a long rectangular-shaped property that is thin facing Key Hwy., but very deep as it extends out into the Inner Harbor.

Goodier said he doesn’t plan on demolishing any of the existing buildings at 1000 E. Key Hwy. to create more parking at this time, but may do so in the future if necessary to serve the needs of the tenants. 1401 Woodall St. will have a 42-car parking garage and, based on a view from Google Maps, 1000 E. Key Hwy. has about 40 surface parking spaces with the potential to add more.

Goodier noted Baltimore Water Taxi isn’t currently in operation on the pier, but the license is still active in case it would like to resume services.

Goodier said he doesn’t have any plans to redevelop 1000 E. Key Hwy. at this time.
