Four Construction Projects Get Underway in South Baltimore

Four construction projects recently broke ground in South Baltimore bringing new apartments, retail, offices, and entertainment to the area.

Hanover Apartments at Stadium Square

Hanover Co. has begun construction on a new apartment building on the 1100 blocks of Leadenahall and Race St. in Sharp-Leadenhall. As part of the Stadium Square development, the building will have 299 market-rate apartments, 14,000 sq. ft. of retail, and 450-500 parking spaces.

The block will also be the home of a four- to five-story apartment building that includes 6,000 sq. ft. of ground floor retail. With hopes of making the apartments affordable housing, developer Caves Valley Partners (CVP) is finalizing a partnership with The Baltimore Station to provide units for veterans. Construction is expected to begin in about a year.

Stadium Square Office Building

CVP has begun construction on its six-story, 72,000 sq. ft. office building on the 100 block of W. Ostend St. in the South Baltimore neighborhood. The building will be the future home of United Way of Central Maryland, which is purchasing an office condo comprising the first three floors of the building equating to roughly half of the total square footage. The contractor on the project is South Baltimore’s Plano-Coudon, LLC.

CVP also recently acquired an adjacent 1.3 acre lot where CVP is in the planning stages for another office building that will have retail at its base.

414 Light Street

Construction has begun at 414 Light St., the 44-story, 394-unit apartment tower in Otterbein/Inner Harbor. The property will additionally have 12,000 sq. ft. of first floor retail and parking for approximately 550 cars.

The project received a $107.28 million loan from Citizens Bank and is expected to be completed in 2018. It will be one of Baltimore’s tallest buildings.

Hammerjacks

Construction has begun at Hammerjacks, the 48,000 sq. ft. music venue and club at 1300 Russell St. in Stadium Area. The new Hammerjacks will feature a 2,500-person concert area that can be modified down for smaller shows, a club/sports bar area that will feature smaller 300-person live music shows, and an outdoor courtyard area.

The club can also be modified to various sizes for corporate events, business meetings, high school reunions, weddings, and private events. Hammerjacks will also be leasing 4,000 sq. ft. of retail space facing Ostend St. on the property.

There will also be what owner Kevin Butler is calling “a large outdoor courtyard for seasonal events, sports events, and tailgating” at the venue.
