8,000 sq. ft. Sharp-Leadenhall Warehouse with Development Plans Goes to Auction

An 8,000 sq. ft. commercial building on a .237 acre lot at 113-115 W. Hamburg St. in Sharp-Leadenhall will be offered at an Alex Cooper auction on October 18th. The property and building is adjacent to the 7-Eleven and its parking lots at 1000 S. Hanover St., the parking lot for Leadenhall Baptist Church, the 1000 block of Race St., and the rowhomes along W. Hamburg St.

The one-story, brick-front building features a small front parking lot, a loading dock, a garage door, a large warehouse space, and a dated interior office space with drop ceilings and wood paneling.

The property has been owned for many years by Mark Sapperstein of 28 Walker, the developer of McHenry Row, Wheelhouse, Key’s Overlook, and other projects around the city. 28 Walker said they have no comment on the sale or the property.

Documents included in the listing show three development concepts from engineering firm Kimley Horn. One is a plan for five townhome lots with adjacent community green spaces, and a new street to access the front of the homes along the eastern portion of the property. The second is a plan for four new towhomes with large front driveways accessed by the existing curb cut on W. Hamburg St. The third is a plan for a four- to five-story, multi-family building with first-floor garage parking. The parking garage entrance would use the existing curb cut on W. Hamburg St.

The property has a C-1 zoning that allows for up to 34 housing units, and has a 60 ft. height restriction.

The listing states, “Unique Opportunity for investor or end user to purchase a valuable and rarely available commercial property in “Fed Hill” area. Great location! Convenient to Federal Hill, M&T Bank Stadium, Baltimore Inner Harbor, Harbor East and easy access to I-95, I-83, and 295.”

The property is a couple blocks from M&T Bank Stadium and a block from Federal Hill Main Street.

Sharp-Leadenhall has seen increased real estate investment in recent years with the $300-million, mixed-use Stadium Square redevelopment which has two of its three development blocks in Sharp-Leadenhall. Federal Point is also currently under construction and will bring 11 townhouses to the community.
