American Rescue Workers (ARW) has sold its property to at 1401 S. Hanover St. in Federal Hill to Royal Custom Homes. ARW, a Christian charitable organization established in 1884, has made its home on Hanover St. for more than 40 years. ARW used the proceeds from the sale to purchase 3599 E. Northern Parkway in Rosemont.
Now known as American Rescue Workers Community Church at its new location, ARW no longer provides overnight shelter services, but remains a church with a food pantry and an outreach program. Pastor Tony Bell told SouthBMore.com the new building was renovated in 2006 and the facility is a much needed upgrade. “We are very happy to be in our new home, but we are going to miss Federal Hill,” said Bell.
ARW also has an office and thrift store at 2441 W. Baltimore St. in West Baltimore. Proceeds from the thrift store, along with donations, help fund the ministry. Donations can be mailed to ARW’s office or submitted online at AmericanRescueWorkers.org.
The mission is personal to Pastor Bell and his family members, who are also part of the team at ARW. “I was once homeless myself, so this is my way of giving back,” said Pastor Bell, who has worked at ARW for 21 years. “It’s very rewarding.”
ARW’s former property will be demolished and turned into 10 new luxury townhomes. Royal Custom Homes is a partnership between Brian Chance of Chance Development and George Divel. Royal Custom Homes settled on the property at the end of October and had it under contract while working through the now-completed zoning process.
Five townhomes will face the 1400 block of S. Hanover St. and five homes will face the 1400 block of Olive St. A new alley will be built off of W. Clement St. to provide rear parking access for the homes. Homebuyers will have the option of a one- or two-car garage. Homes with a one-car garage will have a fourth bedroom on the first floor. Home with a two-car garage will have three bedrooms.
The homes will have “really high-end” finishes and will feature three bathrooms, a rooftop deck, and a fourth-story wet bar with the option for an adjacent game room.
The homes on Hanover St. will have a traditional red brick design to match the existing homes on the block, and the homes on Olive St. will have more of a modern look with large industrial windows. Royal Custom Homes is undecided at this time whether these homes will have a red or grey brick front. Royal Custom Homes is working with architect Val Coster on the project.
Demolition of the existing buildings will begin in the next 45 days and construction is expected to start early next year. Royal Custom Homes is expecting construction on the first phase of homes on Olive St. to take approximately eight months. The second phase of homes on Olive St. will start once at least two of the initial Olive St. homes are under contract.
Royal Custom Homes is expecting to list the homes in the mid-$600,000s.
Chance told SouthBMore.com that he was attracted to the development opportunity because he used to live a few blocks away and has followed all the other development going on in South Baltimore. “We are excited about it and it should become a much better looking corner,” he said.
Royal Custom Homes also currently has a 12-townhome community under construction in Canton called Brewers Green.
Chance is also under construction on five rowhome renovations in South Baltimore.
