Creative Workspace Company ‘Spaces’ Opening Stadium Square and Inner Harbor Locations

Spaces, an Amsterdam-born “creative workspace provider” with more than 50 locations in the Unites States, will open a 32,000 sq. ft., two-and-half floor location at 145 W. Ostend St. in South Baltimore this October. 145 W. Ostend St. opened earlier this year and is the first office building in Caves Valley Partners’ (CVP) $300-million Stadium Square development.

SouthBMore.com recently toured the under-construction Spaces facility with community manager Caitlin Howington.

Spaces will provide 89 private enclosed offices that range in size from 60 sq. ft. to 1,000 sq. ft. Each office will be leased to different small businesses, entrepreneurs, professionals, and business travelers in need a flexible space to work. The glass-front offices can fit anywhere from one to 15 employees and start at $595 per month. One-month, six-month, and two-year agreements are available. Spaces also offers memberships for those looking for a co-working space in the business club, and day passes are available for travelers, professionals in need of a very temporary space, or those looking to show off an office space for a meeting.

Membership to Spaces includes 24/7 access and is all-inclusive covering WiFi, utilities, and shared resources and amenity areas. Shared amenities include meeting and conference rooms, bathrooms, showers, lockers, a shuffleboard table, a kitchen, a rooftop deck, a coffee bar that could soon have its own barista, a 3,200 sq. ft. business club with booths and a co-working area, and a wellness room. Members also get complimentary bicycle rental and a concierge service.

Spaces fourth-, fifth-, and sixth-story footprints at 145 W. Ostend St. feature 360 degree views of South Baltimore with sight lines to the stadiums, the Downtown skyline, the South Baltimore neighborhoods, and the nearby train tracks.

Spaces will have polished concrete floors, tall metal ceilings, and modern decor. Private office will be furnished, but tenants will be able to paint and make design changes to their spaces.

Free parking is currently available at Spaces, but that could change when the garage at Stadium Square is built. The current surface parking lot will be eventually replaced by a new office building.

Spaces plans on hosting events for its members along with networking events in the space.

Spaces office suites are currently 20% leased at 145 W. Ostend St.

While Stadium Square will be Spaces first Baltimore location, the company is moving quickly on a second location. It is under construction on a 30,000 sq. ft. facility at The Gallery at Harborplace at 200 E. Pratt St. in Downtown/Inner Harbor. The Gallery facility will have a 3,800 sq. ft. business club, 106 private offices, and two meeting rooms.

The entire 72,000 sq. ft. property at 145 W. Ostend St. is currently 75% leased. Janney Montgomery Scott recently opened a 6,000 sq. ft. office in the building, and three new leases will be announced in the coming weeks according to CVP Partner Arsh Mirmiran.

Stadium Square is on three blocks of South Baltimore and Sharp-Leadenhall located between Cross St. on the north, Race St. on the east, Leadenhall St. on the west, and both sides of Ostend St. to the south. The project will have approximately 600 apartments including an affordable apartment building for veterans, three renovated rowhomes providing affordable housing to police officers, 2,000 parking spaces, 450,000 sq. ft. of office space, and 75,000 sq. ft. of retail when completed.

Along with 145 W. Ostend St., already completed at Stadium Square is the 299-unit Hanover Cross Street luxury apartment building with 14,000 sq. ft. of retail that has not yet been filled, and the 2,400 sq. ft. Leadenhall Community Center.

The next project planned is another office building across the street from 145 W. Ostend St. at 160 W. Ostend St., the current site of a BMORE Around Town tailgating parking lot. This office building will likely be around 75,000 sq. ft. with a ground floor restaurant. It is expected to break ground at the end of this year.
