Work Begins on 10 New Townhomes at the Former American Rescue Workers Property in Federal Hill

Demolition has begun at the former American Rescue Workers (ARW) property at 1401 S. Hanover St. in Federal Hill to make way for a new 10-townhome redevelopment. ARW sold the property and relocated to 3599 E. Northern Parkway in Rosemont.

The redevelopment is led by Royal Custom Homes, a partnership between Brian Chance of Chance Development and George Divel. Royal Custom Homes settled on the property at the end of October and had it under contract while working through the now-completed zoning process.

Five townhomes will face the 1400 block of S. Hanover St. and five homes will face the 1400 block of Olive St. A new alley will be built off of W. Clement St. to provide rear parking access for the homes. Homebuyers will have the option of a one- or two-car garage. Homes with a one-car garage will have a fourth bedroom on the first floor. Home with a two-car garage will have three bedrooms.

The 16 ft.-wide homes will have “really high-end” finishes and will feature three bathrooms, a rooftop deck, and a fourth-story wet bar with the option for an adjacent game room.

The homes on Hanover St. will have a traditional red brick design to match the existing homes on the block, and the homes on Olive St. will have more of a modern look with large industrial windows. Royal Custom Homes is working with architect Val Coster on the project.

Royal Custom Homes is expecting construction on the first phase of homes on Olive St. to take approximately eight months. The second phase of homes on Hanover St. will start once at least two of the initial Olive St. homes are under contract.

Royal Custom Homes is expecting to list the homes in the mid-$600,000s.

Chance told SouthBMore.com that he was attracted to the development opportunity because he used to live a few blocks away and has followed all the other development going on in South Baltimore. “We are excited about it and it should become a much better looking corner,” he said.

Royal Custom Homes also currently has a 12-townhome community under construction in Canton called Brewers Green.

Chance is additionally leading the construction of several other rowhome renovations in South Baltimore.
