Green Door Properties purchased the former Grace United Church of Christ at 1404 S. Charles St. earlier this month. The site was also the former home of Allen Center for Senior Citizens, which relocated to Locust Point. Grace United still has a church in Catonsville.
Green Door plans to convert the 18,000 sq. ft. building into a four-level office building. The building will not have any dedicated parking and is exempt from parking requirements.
“Due to its location, we thought that offices would be the best use for the property because it would have the least impact on parking in the area,” said Ross Wilken of Green Door in an email to SouthBMore.com. “Office use is mostly during the weekdays and not at night/weekends when parking is scarce. Also, this building has great architectural features and they maintained it well over the years.”
Green Door began marketing the building this week and has multiple design options. Green Door will begin construction once it finds a tenant or tenants for the space.
The building features a large basement which could be overlooked by a mezzanine level. There is an existing two-lane duckpin bowling alley where the mezzanine level would go and Green Door would love to incorporate it into the design. This mezzanine level could also have a fitness center.
The design would have three levels of office floor plans, each featuring glass windows overlooking lower levels of the building.
The building features a stone front with a bell tower and many stained glass windows that will also be incorporated into the design.
