Goodier Properties has purchased 1000 E. Key Hwy. in Locust Point. It intends to use the property as a parking lot for a nine-story, 60,000 sq. ft. office building it is planning a block east at 1401 Woodall St.
According to tax records, 1000 E. Key Hwy. has 9,568 sq. ft. of building space on a 30,213 sq. ft. lot. It has an office building that fronts Key Hwy., which is currently the home of Weller Development; garages and surface parking behind the building; and a pier that was previously used by Baltimore Water Taxi. It is a long rectangular-shaped property that is thin facing Key Hwy., but very deep as it extends out into the Inner Harbor.
Weller Development, the lead developer of the Port Covington Development, announced yesterday it is relocating to City Garage in Port Covington in January.
Dan Goodier of Goodier Properties said he doesn’t plan on demolishing any of the existing buildings at 1000 E. Key Hwy. to create more parking at this time, but may do so in the future if necessary to serve the needs of the tenants. 1401 Woodall St. will have a 42-car parking garage and, based on a view from Google Maps, 1000 E. Key Hwy. has about 40 surface parking spaces with the potential to add more.
Goodier noted Baltimore Water Taxi isn’t currently in operation on the pier, but the license is still active in case it would like to resume services.
Goodier said he doesn’t have any plans to redevelop 1000 E. Key Hwy. at this time.
Demolition of the existing industrial buildings already took place at 1401 Woodall St. Goodier said in June that construction is expected to begin early next year with a Summer 2021 delivery. Goodier told SouthBMore.com today that there is not yet a date for the beginning of construction and that his company is in the pre-leasing phase.
The building design features a brick facade on the first two floors and a mostly-glass design for the upper floors. The project may have a ground-floor retail space. Floor plates will range from 7,500 sq. ft. to 18,000 sq. ft.
Goodier Properties agreed to a memorandum of understanding (MOU) with the Locust Point Civic Association after much debate over the scale of this redevelopment. In the final design, part of the office building adjacent to Key Hwy. is nine stories, however the part of the building adjacent to the rowhomes on the southern end of the property is a similar in height to the rowhomes. The 42-car parking garage will be entered on Stevenson St. and exited on Woodall St. As part of the MOU, area residents will have access to parking in the garage during non-business hours.
“We think a boutique office building will perform very well on this side of the harbor,” said Goodier in June. “There are not too many places in Baltimore that smaller tenants can have a private elevator entrance into their space, have panoramic views of the skyline and Domino Sugar, on-site parking, and still be on I-95 in a minute or two.”
Goodier Properties also recently redeveloped the former Syrup KING Molasses building at 1414 Key Hwy. that includes 74,900 sq. ft. of office space and 22,100 sq. ft. of retail.
