Plans Revealed for 6-Story, 267-Unit Apartment Building at 1800 South Hanover

Wood Partners, along with its design team at Design Collective, revealed plans today at Baltimore City Planning Department’s Urban Design & Architecture Advisory Panel (UDAAP) for its six-story, 267-unit Alta Federal Hill apartment building on the 1800 block of S. Hanover St. Currently the site is divided between two properties that were acquired by developer Caves Valley Partners (CVP). This includes a former one-story warehouse at 1800 Hanover St. and a portion of the former Middleton & Meads property which runs west of the warehouse and includes garages.

The former Middleton & Meads, which also occupies the entire 1900 block of S. Hanover St. and warehouse at 1800 S. Hanover, will be demolished in the coming months. Wood Partners is acquiring the properties that encompass the 1800 block of S. Hanover from CVP. The 1900 block will be developed in Phase Two of the project.

Wood Partners is hoping its new building will help calm down a very “vehicular-centric” S. Hanover St., which is also known as Route 2, a highway that continues south through Annapolis. Wood Partners wants to line S. Hanover St., as well as the property’s borders of W. Barney St., a new street that will be created between the 1800 and 1900 blocks of S. Hanover St., and the western edge of the property up against train tracks, with lush plantings.

Design Collective also designed Hanover Cross Street in Sharp-Leadenhall. It showed pictures today of its landscaping as an example of its ideas for plantings around Alta Federal Hill.

The middle part of the property on the 1800 block of S. Hanover St. will have have a setback that will serve as a courtyard, and will lead into the interior courtyard and amenity spaces of the building. This section of the facade will be a divider between the sections of the building facing north and south, which have different design elements.  This setback will also have a second-story deck that engages with S. Hanover St.

The building’s first-floor amenity space will have a gym and a co-working-style atmosphere.

There will be a rooftop amenity space at the northeast corner of the building, looking out towards Downtown. The garage will be wrapped along the new street, but will be exposed facing the train tracks. There will be an 1,000 sq. ft. retail space facing the new street and second phase of CVP’s development.

The facade will be gray and white with a mix of brick and additional materials. It will have walk-up stoops facing the rowhomes on W. Barney St. that resemble the character of Baltimore stoops.

Wood Partners is hoping to break ground on Alta Federal Hill this winter. The company is currently under construction on Alta Brewers Hill in Southeast Baltimore.

Executive Managing Parter of Wood Partners Scott Zimmerly said they were attracted to the site due to its proximity to both Federal Hill and Port Covington. The site is a block from Port Covington, where a 235-acre development is getting underway by the Port Covington Development team. He said its too early to think about his company’s potential involvement in a Phase Two project on the 1900 block of S. Hanover St.

Arsh Mirmiran of CVP said Phase Two will likely have residential.

Wood Partners is based in Atlanta and has a regional office in Rockville, MD.

Middleton & Meads recently completed its relocation to Carroll-Camden Industrial Area.

CVP has additional projects in South Baltimore under construction including Stadium Square and the redevelopment of Cross Street Market.
