It’s Monday — the donkey in the middle of the road in Street must have felt the same way many people feel about Mondays.

Federal Hill Resident Found Dead in the Harbor Saturday Morning

From Baltimore Police Department (BPD):

On Saturday, the BPD Marine Unit and Dive Team found The body of a woman in the harbor. An autopsy will be conducted to determine the cause of her death. There were no signs of trauma to her body when she was found.

BPD Public Information Officer Detective Jeremy Silbert told SouthBMore.com that the body was identified as 25-year-old female Alexandra Carroll of Federal Hill. He said that its appears she drowned.

Fried Chicken Concept BRD Opening at Wheelhouse in Federal Hill

BRD, a fried chicken sandwich and wings stall at R. House in Remington, is opening a second location in an approximately 1,700 sq. ft. retail space at Wheelhouse in Federal Hill. Wheelhouse is an under-construction apartment building at 1100 S. Charles St. The new building is replacing a former parking lot, rowhouse, and auto body shop.

Wheelhouse will have approximately 5,500 sq. ft. of ground-floor retail fronting S. Charles St. and W. Cross St. There is expected to be three retail suites. BRD will take the southern-most space on S. Charles St. adjacent to an existing rowhome.

Wheelhouse developer 28 Walker said it is actively engaged in negotiations with a national franchise concept for one of the suites in an approximately 2,300 sq. ft. space. This would leave a 1,400 sq. ft. space available for lease.

Former Federal Hill resident Alex Janian started BRD and Amano Taco at R. House in 2017. Janian, a Baltimore native, was working in finance in New York and San Francisco before deciding to come home and pursue his childhood goal of opening restaurants.

When Janian was growing up, he spent some time living in Italy, where he had a favorite rotisserie chicken place he would visit twice a week. He initially wanted to open a rotisserie chicken restaurant of his own, but that concept morphed into a restaurant focused on fried chicken, a food he has always loved and sees as a comfort food.

The sandwiches at BRD have more than a half a pound of seasoned, battered and fried, antibiotic-free, Maryland Eastern Shore chicken thighs on top of a Martin’s potato roll. The most popular sandwich is the Bmore BRD which includes local pickles; the BRD sauce, which Janian said is sometimes compared to Thousand Island; and Old Bay. Additional sandwiches include the Japanese-inspired Katsu Ando, the Angry Buffalo, Hanoi Hen, and the Jamaican Jerk.

Customers can order a side of fries, which Janian said are a “labor of love.” The fries undergo a 24-hour de-starching process, before being battered, double fried, and tossed in a signature seasoning. BRD also sells Ma’s Carrot Slaw.

BRD offers small and large orders of wings in Bmore Buffalo, Sweet Thai Chili, Japanese BBQ, Alabama White, and Jamaican Jerk.

For the Federal Hill location, BRD will be adding all-white meat fried chicken tenders with a bit less spice than the fried chicken thighs. It will also have a milkshake menu. BRD also sells homemade lemonade and sweat tea using organic tea from Harvey & Sons.

BRD will have an order counter and about 40 seats. Janian said the restaurant will feature warm and wood tones. BRD will also have a couple of outdoor tables.

Janian said he expects to be open just for dinner during the week, late-night on Friday and Saturday nights, and for lunch on Saturdays and Sundays.

Janian hopes to open BRD by August.

With Cross Street Market getting redeveloped and reopening soon across the street, and BRD opening in one of Federal Hill’s newest buildings, Janian is excited about the future of Federal Hill.

“I’ve heard a lot about Cross Street Market, and I’m excited to be their neighbor,” he said. “Federal Hill still has a lot of the same bars from when I lived here and I love all the late-night options. While a lot of the businesses have remained, a lot of new local concepts are also coming in. Hopefully it continues to bring life the neighborhood.”

Wheelhouse is a five-story building with 29 apartments. 28 Walker is calling it a co-living development. It will be configured with small studios, along with two-, three- and four-bedroom designs ranging from 400 to 1200 sq. ft. of space, with residents having the option to rent furnished or non-furnished apartments. Complimentary amenities include a Priority brand bicycle for each apartment, WiFi, cable television and housekeeping services, a business center, and eating areas, as well as regular special event programming. Wheelhouse will also provide a service to help connect residents with potential roommates.

28 Walker said Wheelhouse is approximately 50% complete.

Pure Raw Juice Opening a Second South Baltimore Location at A2 by Anthem House

Pure Raw Juice, which first opened in an approximately 800 sq. ft. space at 1401 Riverside Ave. in Federal Hill in 2015, will be opening a second South Baltimore location at A2 by Anthem House at 1430 Lawrence St. in Riverside/Locust Point. Pure Raw Juice will be the first business to occupy the 1,304 sq. ft. first-floor retail space at A2, which was completed last year.

Pure Raw Juice Co-owner and President Richard Manson said he expects the Federal Hill location to continue to be popular with the walk-up crowd and the A2 location to be a better location for drivers coming off Key Hwy., residents of Locust Point and Anthem House, Under Armour employees, gym-goers, and runners.

The A2 location will have street parking out front, along with parking at the Anthem House garage across the street. There will be more grab-and-go items available at the A2 location.

The Anthem House project was developed by War Horse Cities in partnership with Bozzuto and Solstice Partners. It occupies the the northern corners of Lawrence St. and E. Fort Ave. in Riverside and Locust Point.

Manson said War Horse Cities owner Scott Plank is a regular at the Federal Hill location and encouraged them to open a location at Anthem House. “He kept coming in and saying ‘guys this is where you need to be,'” said Manson.

Manson said their tight space in Federal Hill can cause difficulties, including lines out the door on weekends. Federal Hill has only four seats, but the A2 location will be significantly larger and “airy” and will allow for more seating, including potentially outdoor seating. The A2 location will have tall ceilings, concrete columns, floor-to-ceiling windows, and a glass garage door that can open up on nice days.

Manson said he is still working with architects to finalize the design and hopes to begin construction in the spring. He has not set an opening date but hopes the weather will still be warm when Pure Raw Juice does open.

Pure Raw Juice sells cold-pressed juices and lemonades; acai, pitaya, matcha, and avocado bowls; smoothies using frozen fruit, no ice, and housemade cashew milk; and fair-trade Peruvian nitro cold brew coffee, which is also included in some smoothies. All of the items are made in-house and are 100% plant-based.

Manson said the most popular item is the traditional acai bowl which is made of acai, granola, banana, and apple juice and topped with strawberries, blueberries, banana, coconut, and honey.  He has credited this bowl’s popularity to its health benefits, taste, and picturesque quality that leads to a lot of social media posts.

Pure Raw Juice is also committed to sustainability, according to Manson. Juices come in glass bottles and the smoothies use compostable cups and straws. Pure Raw Juice also has a bottle return program.

The A2 location will likely have the same hours as the Federal Hill location, which are Monday to Friday from 7am to 7pm, and Saturday and Sunday from 8am to 5pm. The new location will hire four to eight employees.

Pure Raw Juice opened a Towson location in 2017, is under construction on its third location at The Rotunda in Hamden, and has another yet-to-be-announced lease in hand for what will be the company’s fifth location. Pure Raw Juice is looking to open additional locations in the near future as well.

“We are beyond grateful for the support we have received, it’s a blessing,” said Manson. “We have served well over 500,000 plant-based meals in Baltimore and have probably saved more than 100,000 plastic bottles from entering the environment. It’s nice to have that type of impact on Baltimore.”

A2 is a five-story, 52-apartment unit building. The building’s tenants share the amenities at Anthem House located across Lawrence St.

A2 was built at the site of a parking lot previously used by former diners Rallo’s and Big Matty’s Diner, which were located at 838 E. Fort Ave. Big Matty’s Diner relocated to Southside Marketplace and rebranded as Southside Diner.

War Horse has started renovating the former Rallo’s/Big Matty’s Diner in preparation for a future restaurant. The former Thornton’s Pub liquor license was transferred to 838 E. Fort Ave. in 2015 as Thornton’s was converted into a Locust Point residence. War Horse is anticipating announcing a new restaurant at this 4,064 sq. ft., two-story building this spring. It will have a back patio in the former parking pad behind the building.

Former Das Bier Haus Space in South Baltimore Now Available for Lease

The bar and restaurant space for Das Bier Haus, which closed for business at the end of 2018, is now available for lease. The space is located at 1542 Light St. in South Baltimore.

Sam Reznitsky is one of the owners of the assets of the business, the three-story building, and the liquor license, but leased them to the operator of Das Bier Haus. He said it is a turn-key space and he is talking to other German beer hall operators from around the country about taking over the business. He began marketing the space at the beginning of February. He also said Das Bier Haus was a successful concept and a thriving business in the space before closing for other reasons.

1542 Light St. is a 7,500 sq. ft. building with two finished floors that each have bar and dining space. Reznitsky said the third floor is currently an office and lounge area and can potentially be converted to additional dining space. The first two floors include furniture, fixtures, and kitchen equipment. The building also has outdoor seating.

Reznitsky said the price and terms of a lease are negotiable.

American Ninja Warrior Coming to Rash Field in April

NBC’s “American Ninja Warrior” will be filming at the Inner Harbor’s Rash Field on April 28th and April 29th. American Ninja Warrior made a previous stop in Baltimore in 2013.

The deadline to apply for a spot in the competition has expired, but spectators will be able to attend.

American Ninja Warrior follows competitors as they tackle challenging obstacle courses in city qualifying and finals rounds throughout the country. Top competitors in each of the city finals rounds move onto the national finals, where they compete on a four-stage course that includes multiple obstacles. The winner, who must complete all four stages, including the final 75 ft. rope climb, takes home a grand prize of $1 million.

In addition to Baltimore, the show will make stops in Los Angeles (Universal Studios backlot), Atlanta (Mercedes Benz Stadium), Oklahoma City (State Capitol Building), Cincinnati (downtown), and Washington State’s Tacoma Dome.

The show’s national finals will take place in Las Vegas.

American Ninja Warrior is in its 11th season and is based on Tokyo Broadcasting System Television’s “Sasuke,” which is now in its 36th season in Japan.

American Ninja Warrior has a couple local connections including Geoff Britten who was a cameraman for Orioles broadcasts with Mid-Atlantic Sports Network. Britten began competing in 2014 and finished second in the competition in 2015. He has made the finals three times. Britten announced he is returning for Season 11 in 2019.

Former Towson University gymnast Kacy Catanzaro became the first women to complete the qualifying course of American Ninja Warrior in 2014. Cantanzaro retired from American Ninja Warrior in 2017 and signed with the WWE.

Stadium Crossing Development to Bring New Office and Retail Spaces to Ostend Street

Sam Himmelrich has been involved in real estate in South Baltimore since the 1970s when his family owned Inland Leidy at 900 S. Eutaw St. and now he is renovating his portfolio of properties near M&T Bank Stadium. Himmelrich’s company, Himmelrich Associates, manages four large buildings near the intersection of Ostend St. and Sharp St. which have recently been rebranded as Stadium Crossing.

The buildings include the Parker Metal Building at 333 W. Ostend St. which was recently renovated and is adding new office tenants; Spring Garden Business Park at 175 W. Ostend St., a flex building which is about to undergo a large expansion and renovation and which recently added Checkerspot Brewing Company; 190 West Ostend St. which was renovated into an office building in 1987 and is undergoing additional renovations; and 211 Stockholm St. which is a 1.3-acre waterfront site with a one-story warehouse. Each building has its own surface parking lots.

The properties are at the intersection of several different neighborhoods. They are partially in Spring Garden Industrial Area, Sharp-Leadenhall, Stadium Area, and Carroll-Camden Industrial area, and are near a lot of new investments. Stadium Crossing is just a few blocks from Federal Hill, which has seen continued investment for multiple decades. It is also one block west of the $300-million-plus Stadium Square mix-used development by Caves Valley Partners (CVP); a block from M&T Bank Stadium, which is undergoing a $120 million renovation; a block from an under-construction, 48,000 sq. ft. Hammerjacks music club; and a block from what Baltimore City is calling the Southern Gateway Entertainment District as Horseshoe Casino Baltimore ownership group CBAC has bought up nearly all of Warner St. for an entertainment-focused development. CVP is one of the partners of CBAC.

“For years, the Ostend St. corridor has been a great place for commercial activity,” said Himmelrich. “It has great proximity to Downtown, great proximity to the highways, and great proximity to the Federal Hill neighborhood. It has always been attractive to office and other commercial users due to its strategic geographic location. In the period we have been involved it has also been very safe with almost no crime.”

“Originally there were more manufacturing companies like Furst Bros, Baltimore Tool, and Durapak, but they’ve been displaced. The area has become more expensive, but it remains a great strategic location for commercial and residential activity since we discovered it 30 years ago,” added Himmelrich. “CVP has come in with a lot of enthusiasm and capital, as has the casino. It’s a great corner of the city.”

The Parker Metal Building 

Himmelrich Associates is putting the finishing touches on its renovation of the 50,000 sq. ft. Parker Metal Building. The company purchased the building in 1996 and went through Maryland Department of the Environment’s Voluntary Environment Cleanup in 1997. The property dates back to 1900 and is made of six different buildings that were combined together over the years. There are one-story, two-story, and three-story sections of the building.

Before renovations began

Renovations began in 2015 and leasing has been steady, according to Himmelrich. The building’s exterior brick was restored on the eastern and southern facade and the rest of the facades were repainted. The top floor has a painted “Parker Metal Building” sign in black and white. All of the windows look out to Downtown, M&T Bank Stadium, I-395, and the train tracks.

The building’s interior was restored with elements including exposed brick, polished concrete floors, and restored columns and beams.

Office tenants at The Parker Metal Building include Lighting Environment which occupies the entire second floor. Lighting Environment, which does lighting sales for 80 companies, made the move from 175 W. Ostend St. into a space that is twice as big. Lighting Environment’s space includes views of Downtown and M&T Bank Stadium, exposed ceiling beams, a gym, a game room, and more than 500 plants. Lighting Environment has 50 employees.

Choptank Transportation occupies one of three office spaces on the first floor of The Parker Metal Building. The space includes restored columns, tall ceilings, and a full wall of windows facing north.

Another one of first-floor office spaces has been leased to a tenant, but not yet announced.

Two office spaces remain available: a space on the first floor and a space that encompasses the entire third floor. Himmelrich said they have several prospects for the spaces.

The Parker Metal Building also has a wedding and event venue called The Winslow Room, which opened late last year. The venue can host events for 200 to 400 people. The Winslow Room has a rustic look with brick walls, concrete floors, restored beams, rolling doors, and a reclaimed marble bar. The venue is highlighted by a two-story main gathering area with a mezzanine level, pitched wood ceilings, steel staircases, string lighting, and many windows and skylights.

The space also has a full kitchen for catering and a smaller room ideal for wedding ceremonies or smaller gatherings.

The Winslow Room has already begun hosting corporate events and weddings. Himmelrich said it is “doing great.”

Himmelrich Associates has its own events team led by Director of Events Janin Hardin. The company also runs event venue Mount Washington Mill Dye House and has an event space at its 1.3 million sq. ft. building Montgomery Park.

The Parker Metal building also has a large one-story space on the first floor and southern section of the property. Himmelrich Associates Leasing Director Ashley Tarran-Jones said they are negotiating with an entertainment/restaurant concept for the space.

“We are thrilled with our tenants and our event venue. We are confident we will lease the lion share of the space in a timely way,” said Himmelrich.

The Parker Metal Building is surrounded on two sides on the ground level by train tracks. There is a temporary fence separating the parking lots and building from the train tracks, but a permanent fence will be constructed in the near future.

It was a long journey for Himmelrich Associates to get the project to this point. “We got distracted by Montgomery Park in 2001,” said Himmelrich. “We really didn’t do it until we felt comfortable with the market and could finance it for it to make sense.”

Montgomery Park is adjacent to Pigtown and is currently more than 60% leased with office tenants.

“We are candidly thrilled at the design and the construction that has occurred there (The Parking Metal Building). It is exciting and getting better reviews than we ever thought,” he added.

Spring Garden Business Park

Work is beginning on a transformation of the 60,000 sq. ft. Spring Garden Business Park that will add 45,000 sq. ft. of office space. Himmelrich Associates purchased the 2.5-acre site from Maryland Cup. It constructed the U-shaped flex office building in 1988 for Grainger and several other tenants including a printing company as well as the AFSCME union offices, which eventually relocated to 190 W. Ostend St. Grainger eventually moved to its own building a few blocks southwest at 2100 Haines St.

Several tenants are still occupying Spring Garden including Maryland State Arts Council and Checkerspot Brewing Company, which opened last summer in a space fronting Sharp St. A first phase of Checkerspot is already open. Currently a two-story addition is under construction as Checkerspot moves forward with the second phase of the facility. The addition will add space to the first-floor taproom and allow Checkerspot to open its second-floor taproom and kitchen.

The new structure has been completed and interior finishes are now underway. Checkerspot hopes to open its newly-added space in mid-March.

Currently the west side of Spring Garden along Sharp St. has 21 ft. ceiling clearance and the east side has a 17 ft. ceiling clearance. The ceiling will be lifted on the east side of Spring Garden to raise it to 25 ft. which will be divided into two floors. Portions of the west side of the building are already two stories.

Since Spring Garden is U-shaped, it has facades that face train tracks; Leadenhall St. and the building’s eastern parking lot; the interior of the U that fronts a parking lot off Ostend St.; and the long facade along Sharp St. The facades facing the parking lots off Leadenhall St. and Ostend St. will get refaced with large new glass doors, openings, and windows. The Sharp St. facade will have large new windows and metal accents.

Himmelrich Associates is hoping to lure retail for many of the renovated first floor spaces. Himmelrich said they would love to add another restaurant and that they have received interest from retail tenants looking to open gyms.

The second floor spaces at Spring Garden will be ideal for offices.

Spaces are available at Spring Garden for tenants looking for anywhere from 1,500 to 85,000 sq. ft.

190 W. Ostend St. 

190 W. Ostend St. is a 50,000 sq. ft., three-story, brick building that was formerly a manufacturing facility for Bullseye Bill’s before being converted to offices by Himmelrich Associates. The company has been refreshing the building in recent months by renovating the lobby, the entrance, and a private patio. The first floor is fully leased but there is some space available on the third floor. Himmelrich Associates is currently converting the entire second floor into shared office space (co-working) for small companies and individuals in need of private office space.

211 Stockholm St.

At this time, Himmelirch Associates does not have any plans it is ready to reveal for 211 Stockholm St. as it chooses to focus first on its other projects. These projects include the other buildings in Stadium Crossing, Montgomery Park, and a mixed-use project in planning at a former Pepsi Plant in Hampden.

While not on Ostend St., 211 Stockholm St. is adjacent to Spring Garden and The Parker Metal Building. It is just east of BARCS, which will be torn down in the near future to make way for the driving range of a Topgolf facility. BARCS will relocate to Cherry Hill and Top Golf is expected to begin construction on the building section of the facility in adjacent Parking Lot J later this year. Topgolf is part of CBAC’s entertainment-focused development.

Himmelrich said 211 Stockholm St. is a “very cool property.” It features a parking lot, the one-story warehouse, and a lawn adjacent to the Middle Branch. The property is also adjacent to an MTA Light Rail bridge.

Himmelrich is confident all of the properties and new spaces in South Baltimore will continue to be successful. “We have always been focused on a good design. Our older projects still look good and we are able to offer spaces at fair rent,” said Himmelrich. “A key component of our South Baltimore success is that our spaces cost less than the Central Business District or suburbs. We’ve attracted a lot of architects and ad agencies that care about the design. Our expectation is that we will continue to find tenants that seek attractive, utilitarian space at a fair rent. We are well positioned to continue to do that in South Baltimore.”
