Employee One Benefit Solutions Moving into a 9,000 sq. ft. Space at Stadium Square

Caves Valley Partners (CVP) has added another office tenant to its new 145 W. Ostend St. office building as Employee One Benefit Solutions (EOne) has signed a 9,000 sq. ft., second-floor lease. EOne will relocate from a smaller space in Otterbein.

EOne provides benefits consulting and management for mid-market businesses.

Mohler is a longtime South Baltimore resident.

Dan Callihan from Newmark Knight Frank represented CVP and Dave Fields from CBRE represented EOne in the transaction.

The six-story, 72,000 sq. ft. 145 W. Ostend St. building was completed in 2017 is now more than 75% leased. Tenants include Spaces, which opened a 32,000 sq. ft., two-and-half floor facility this month; Janney Montgomery Scott, which opened a 6,000 sq. ft. office in the building earlier this year; and Ricoh USA, which moved into an approximately 3,000 sq. ft., street-level office suite this month. Clark Construction Group, LLC is currently under construction on an approximately 3,000 sq. ft. street-level space.

CVP Partner Arsh Mirmiran told SouthBMore.com that there are multiple ongoing discussions for other tenants at 145 W. Ostend St., but no leases are being actively negotiated. CVP is currently building out an approximately 3,500 sq. ft. spec suite next to Clark Construction that will be available for occupancy later this year.

“We are pleased to add EOne to the dynamic tenant mix at Stadium Square,” said Jon Schulman, director of leasing for CVP. “A combination of national and international companies, along with growing local companies, have made Stadium Square an established office location and they are helping us build momentum toward the next phase of this mixed-use development project.”

Stadium Square is a $275-million, mixed-use project on three blocks of South Baltimore and Sharp-Leadenhall. It is located between Cross St. on the north, Race St. on the east, Leadenhall St. on the west, and both sides of Ostend St. to the south. The project will have more than 650 apartments including an affordable apartment building for veterans, three renovated rowhomes providing affordable housing to police officers, 2,000 parking spaces, 319,000 sq. ft. of office space, and 75,000 sq. ft. of retail when completed.

Along with 145 W. Ostend St., already completed at Stadium Square is the 299-unit Hanover Cross Street luxury apartment building with 14,000 sq. ft. of retail that has not yet been filled, and the 2,400 sq. ft. Leadenhall Community Center.

Next up for Stadium Square is two projects on the east side of the 100 block of W. Ostend St. The former VacPac building, a BMORE Around Town tailgating lot, and the USPS post office, which will relocate “any day” to S. Hanover St., are currently on this block. A six-story, 67,000 sq. ft. office building at 160 W. Ostend St. and a five-story, 320-unit apartment building on the remainder of the block will likely both start construction next year. VacPac is currently getting demolished, and USPS will be torn down after the relocation.

Mirmiran noted that CVP has a “handshake agreement” with a restaurateur who will take the entire first-floor retail space at 160 W. Ostend St. He said they are also negotiating with an office tenant that could lease the top three floors of this building.
