500-Unit ExtraSpace Storage Facility Opening Next to Topgolf Site

Himmelrich Associates is currently under construction on a 500-unit ExtraSpace Storage facility at 211 Stockholm St. in Stadium Area. Himmelrich is converting a 36,287 sq. ft. warehouse, which was built in 1986, into the new storage facility. Himmelrich purchased the building in 2006 and owns three other adjacent properties at the intersection of Ostend St. and Sharp St.

211 Stockholm St. is adjacent to the site that will become Topgolf, which is part of Horseshoe Casino’s planned Warner Street District, an entertainment-focused, mixed-use development. The property sits in between an I-395 bridge and a Light Rail bridge, which separates it from the future Topgolf site. It is also on Ridgely’s Cove on the Middle Branch of the Patapsco River.

The new ExtraSpace Storage facility is across Stockholm St. from the Parker Metal Building, which Himmelrich converted to an office and events space in recent years. That building is currently 93 percent leased.

At 175 W. Ostend St., catty corner to 211 Stockholm St., is the Spring Garden Business Park which is undergoing a renovation to add 45,000 additional sq. ft. of office and retail space. It is already home to Checkerspot Brewing Company and nonprofits.

The Bullseye Building is located at 190 W. Ostend and has office spaces including the new Bullseye Business Center which offers small private offices and shared amenities to small businesses and professionals.

Himmelrich Associates will remain the owner of 211 Stockholm St. and ExtraSpace Storage will be a managing partner.

The exterior of the building will remain brick, but there will be new signage, bright green garage doors, and new murals and artwork. Local artist Sam Himmelrich, who is the cousin of the owner of Himmelrich Associates with the same name, will add a large mural on the rear of the building facing I-395.

211 Stockholm St. has one-story ceilings at the front of the building where offices used to be, and the rear warehouse section of the building has tall ceilings that were converted to two-stories of storage. The building now has 65,000 sq. ft. of floor space. Storage spaces will be available ranging from 5 ft. by 5 ft. and 10 ft. by 30 ft. The units are climate-controlled and there is an energy-efficient lighting system installed throughout the building.

ExtraSpace will open in May.

Another ExtraSpace Storage facility, which is owed by Premier Storage Investors, is currently under construction at 1900 S. Charles St. in the South Baltimore neighborhood. It will have 820 storage units.

These two ExtraSpace Storage facilities will add to a growing number of storage facilities in South Baltimore. This includes Store It All Self Storage in Pigtown, which opened last summer; CubeSmart, which opened at the end of 2018 in Carroll-Camden; and a 940-unit Public Storage facility which is under construction on the 1500 block of Ridgely St. in Carroll-Camden Industrial Area.

Owner Sam Himmelrich recognizes the boom currently going in South Baltimore storage facilities, but his team likes that its new ExtraSpace Storage facility will be the first one west of Federal Hill.

He also noted construction is ongoing at Spring Garden and they are hoping to bring on an anchor tenant to occupy 20,000 sq. ft. or more.
