Himmelrich Associates, Inc. recently opened the Bullseye Business Center on the second floor of the former old Phoenix Manufacturing Building at 190 W. Ostend St. in Sharp-Leadenhall. Bullseye Business Center offers small private offices to small businesses and professionals with shared amenities.
190 W. Ostend St. is a three-story, 50,000 sq. ft. office building that was renovated in the last couple of years with updates to the entrance, lobby, and private patio. Bullseye Business Center takes its name from Bullseye Bill’s, a former clothing company that was a longtime tenant of the building.
Bullseye Business Center is approximately 14,000 sq. ft. and occupies most of the second floor. It is currently in a soft opening as 30 private offices on the south side of the center are currently open. An additional 30 offices on the north side of the floor will open in the next few months.
All of the offices on the south side are fully enclosed. Some of the offices on the north side will be enclosed cubicles that do not have their own ceiling. All of the office spaces come furnished. Offices either have their own windows or face the aisle. The aisle offices get natural light from the offices along the windows, which additionally have windows facing the aisle.
Shared amenities at Bullseye Business Center include free on-site parking, two conference rooms, a waiting area, VoIP telephones, internet, included utilities, an on-site FedEx box, and a kitchenette with coffee, tea, and filtered water. Amenities coming soon include a copier/fax/scanner, postage machine, common area with games, and monthly networking events. A receptionist will also be hired.
Bullseye Business Center renovated the second floor. It features originals hardwood floors, exposed brick, exposed beams, and steel finishes.
Cubicles are likely to start in the $500s/month and enclosed offices start at $750/month and range up to $1600/month depending on size. Some offices can fit multiple workers or have space for a meeting table.
Bullseye Business Center currently has 5 occupied offices.
Himmelrich has run the Mount Washington Business Center for many years. Its success led to the idea for Bullseye Business Center.
Chrissy Goldberg, who is the manger for both business centers, said the setup is a little less casual and a bit more private than the co-working model which is rising in popularity.
Improvements to 190 W. Ostend St. is one of many investments Himmelrich is making to its portfolio of buildings around the corner of Sharp St. and Ostend St. Renovations are underway to add 45,000 sq. ft. of new office space to the 60,000 sq. ft. Spring Garden Business Park at 175 W. Ostend St. Checkerspot Brewing Company was added to the building in 2018.
Tenants are beginning to fill the 50,000 sq. ft. Parker Metal Building at 333 W. Ostend St. The Parker Metal Building was vacant since last century, but Himmelrich renovated it into an office building in recent years. Tenants include Lighting Design, Choptank Transportation, Insightin Health, and event venue The Winslow Room.
Himmelrich also owns a nearby warehouse on 4.5 acres at 211 Stockholm St.
