Engineering firm Kimley-Horn and Associates, Inc. is expanding its footprint at McHenry Row in Locust Point as it will move into a 5,459 sq. ft. space this Fall at McHenry Row III, a five-story, 75,000 square foot Class “A” commercial office that is currently under construction. Kimley Horn has occupied a 3415 sq. ft. space at 1215 E. Fort Avenue (known as “The Banner Building”) since 2015.
Kimley-Horn will expand its team to approximately 20 engineering professionals.
McHenry Row is owned and developed by Mark Sapperstein’s 28 Walker. Joe Nolan and David Fritz of NAI KLNB represented 28 Walker in this transaction. The tenant was represented by Kris Knapstein of Savills Studley in Phoenix, Arizona.
“Our employees enjoy the walkable retail amenities including the grocery store and different restaurants, and many of them walk, bike or take the boat to work every day,” said Jon Kraft, an Associate with Kimley-Horn and Associates and the executive in charge of the Baltimore office which was established in 2014, in a release. “Everyone considers Locust Point extremely safe and, for those that drive to work, the parking is free. With direct access to Interstate 95, it enables us to visit our other offices up and down the East Coast, and for them to visit us as well. As a former Locust Point resident myself, the total environment is stimulating with its constant activity.”
Kimley Horn, which operates 83 offices and employs more than 3,000 people, joins accounting firm Gross Mendelsohn & Associates which leased 24,300 square feet of space in the five-story brick and glass exterior building.
Kimley-Horn will occupy a portion of the first floor, which consists of approximately 13,000 square feet of space. Floors two through five offer 15,600 square foot floorplates. Located at 1265 E. Fort Avenue, McHenry Row III is positioned directly adjacent to a 128-room Marriott Courtyard which is also under construction, as well as an existing structured parking garage that can accommodate more than 600 vehicles.
“McHenry Row III represents the continuation of our development plan that has reshaped the Locust Point section of Baltimore City with a compact, full-contained and walkable mixed-use project that addresses the needs of employees, residents and retailers,” stated Mark Sapperstein of 28 Walker Development in a press release. “The recent addition of Porter Street Apartments, with 223 multifamily units, functions as the centerpiece of McHenry Row, using architectural elements that meld the various brick, glass and steel exterior materials that are utilized throughout the project.”
Kimley-Horn and Associates is engaged with numerous projects throughout the Baltimore area, including McHenry Row II and III, Porter Street Apartments, Stadium Square as well as working with Under Armour.
Additional McHenry Row office tenants include Comcast, Under Armour, Gilbane Construction, Maryland Auto Insurance Fund, Martin-Lauer Associates, Mindgrub, Videology, GKV and the Ulman Cancer Fund for Young Adults.
