South Baltimore Real Estate Development Outlook in 2017

South Baltimore real estate development remains very active and 2017 will be another year with many new projects coming online, a lot of construction, and likely many new proposed developments.

While SouthBMore.com is not able to keep track of the hundreds of rowhomes that are renovated every year, here’s a look at real estate developments that were completed in the past couple years, proposed projects, and projects currently under construction.

SouthBMore.com has calculated that since 2015 2,066 housing units have been added or are currently under construction. More than 800 housing units have been proposed, not counting up to 14,000 future units at Port Covington.

Currently Under Construction

414 Light Street – Otterbein/Inner Harbor: 394 apartments, 12,000 sq. ft. of retail

The 44-story tower at the former McCormick site will include 394 apartments, 12,000 sq. ft. of first floor retail, and a 550-car parking garage. Construction began in mid-2016 with a couple stories currently rising out of the ground.

1007 South Charles – Federal Hill: 10 apartments, 3,300 sq. ft. of retail

A property that includes the former Shofer’s Clearance Center is under redevelopment and will bring 10 new apartments and 3,300 sq. ft. of renovated retail space. Shofer’s owner Hank Shofer is leading the project that will be a Baltimore City Commission for Historical & Architectural Preservation (CHAP) renovation.

Anthem House – Locust Point: 275 Apartments, 19,000 sq. ft. of retail 

Bozzuto, War Horse, and Solstice Partners began construction on Anthem House in February 2015 at a former GE Electric Site at 900 E. Fort Ave. in Locust Point. The $80 million project will include 275 apartments and 14,000 sq. ft. of ground floor retail, as well as 5,000 sq. ft. of rooftop/sky lounge retail space. The project is nearing completion.

Banner Hill – Otterbein:  349 Apartments

Work is underway at Banner Hill, a 349-unit luxury apartment building at 601 S. Charles St. in Otterbein. Orlando-based ZOM demolished the existing building that was formerly University Specialty Hospital by the University of Maryland Medical Center and is replacing it with a six-story building with two stories of below-grade parking. The structure of the building is nearing completion and it is expected to open in 2017.

Federal Place Phase 2 – Federal Hill: 23 Townhomes

Federal Place in Federal Hill first began in the mid-2000s at a former industrial site between Key Hwy., Jackson St., Gittings St., and Covington St. Lennar originally built 26 new-construction townhomes and now Phase 2 is under construction. The site was been purchased by ©Richmond American Homes, Inc. (RAH) which will be completing the development with 23 new townhomes. The first of two new rows of homes has been completed, bringing 12 new homes, and the final 11 are currently under construction.

Hammerjack’s – Stadium Area: 48,000 sq. ft. music club

The 48,000 sq. ft music venue will take the place of Paradox; a currently-vacant warehouse facing Ostend St., which was most recently the home to a ceramic tile company; and a smaller building connecting Paradox to the warehouse. It will feature a 2,500-person concert venue, a 300-person club/sports bar area which will also host live music, a beer garden, and a private events space. Hammerjacks Entertainment Group has started preliminary demolition, and full demolition and construction is expected to start in the coming weeks.

Lion Brothers – Hollins Market:  37,500 sq. ft. office building conversion, café

Cross Street Partners is nearing completion on a 37,500 sq. ft. office space conversion of the former Lion Brothers Building in Hollins Market at 875 Hollins St. 900 sq. ft. has been leased to UMBC for a graduate program, 13,896 sq. ft. has been leased to an affordable housing developer that also has an office in Howard County, and 3,449 sq. ft. has been leased to Baltimore Community Lending.

McHenry Row II Apartments – Locust Point: 224 Apartments

28 Walker Development continues to grow McHenry Row with a new 224-unit apartment building under construction. It is occupying the parking lots and space created from the demolition of a former cold storage facility at the old Phillips Headquarters. A 600-car garage was recently constructed and a new office building and hotel have also been proposed.

MTA – Carroll-Camden: Bus garage

A new bus garage is under construction at the MTA facility at 1515 Washington Blvd. in Carroll-Camden Industrial Area.

Perishable Deliveries Inc. Site – Locust Point: 47 townhomes

Demolition will begin next week to make way for 47 new-construction townhomes with garages at the former Perishable Deliveries Inc. (PDI) site at 1520 Beason St. in Locust Point. The site of the development includes properties on the 1500 and 1600 blocks of Beason St. as well as the 1500 block of Cuba St. PDI recently relocated to Halethorpe. The project team is Bozzuto and War Horse.

Ropewalk Lane – Sharp-Leadenhall: 11 townhomes

Demolition recently began to make way for 11 new townhomes in Sharp-Leadenhall taking the place of a vacant lot and former warehouse. The four-story homes developed by Aaron Stubbs will include garages.

Stadium Square – Hanover Co. Building – Sharp-Leadenhall: 293 apartments, 14,000 sq. ft. of retail

Caves Valley Partners (CVP) tapped the Hanover Co. to develop a new building with 293 market-rate apartments, 14,000 sq. ft. of retail, and 450-500 parking spaces on the 1100 blocks of Leadenahall and Race St. Construction began in March and the structure of the building has been completed. It is expected to open this year and a restaurant is eyed for the retail space.

Stadium Square – 145 West Ostend Street – South Baltimore: 72,000 sq. ft. office building

The six-story office building has been under construction since March 2016 at 145 W. Ostend St. where a former building was demolished. The project is part of CVP’s Stadium Square Development and the contractor on the project is South Baltimore’s Plano-Coudon, LLC.

Arsh Mirmiran of CVP told SouthBMore.com that they have a signed letter of intent for two floors at 145 W. Ostend St. and are negotiating an agreement with an additional tenant for a third floor. He said both are technology companies. As they continue to lease the building, CVP will also be constructing a couple suites he described as “plug and play” for smaller companies looking for something turn-key and around 2,000 sq. ft. They are also hoping to bring in a restaurant for the bottom floor of the building.

Stadium Square – 150 West Ostend Street – South Baltimore: 30,000 sq. ft. office building conversion

CVP recently began construction at the former Vac Pac building at 150 W. Ostend St. It will be renovated and reused as an office building with ground floor retail. The four-story building constructed in 1920 will have approximately 30,000 sq. ft. of space and CVP is hoping to use the first floor for a retail tenant, ideally a restaurant.

Sagamore Spirit – Port Covington: Four building whiskey distillery and restaurant

Expected to open in early 2017, Sagamore Development is finishing construction on the four-building campus. The new Port Covington distillery includes a 27,000 sq. ft. distillery building, a 22,000 sq. ft. processing building, a 13,000 sq. ft. restaurant run by Chef Andrew Carmellin with an event space, and a 2,000 sq. ft. support building, all of which will surround a green courtyard space. There will also be a 120-foot water tower which will hold water from the Sagamore Farm’s limestone spring, which was the inspiration for Sagamore Spirit. The distillery will be surrounded by Sagamore Development’s East Waterfront Park.

The Parker Building – Stadium Area: 50,000 sq. ft office building conversion

Construction is moving along to convert The Parker Building at 333 W. Ostend St. in the Stadium Area of South Baltimore into approximately 50,000 sq. ft. of office space. Developer Himmelrich Associates has begun stabilizing peripheral structures on the site and window installation is currently taking place.

Total: There are 1,545 apartment units, 69 townhomes, 109,300 sq. ft. of retail space, 240,500 sq. ft. of office space, plus the MTA Bus facility, under construction.

Projects Completed in 2016

1414 Key Highway Redevelopment – Federal Hill: 97,000 sq. ft. of office and retail

1414 Key Hwy. in Federal Hill, the former home of Syrup KING Molasses, was redeveloped by Goodier Property Group to make way for a new 30,000 sq. ft. headquarters for Planit, which will also opened Order & Chaos Coffee in an 1,100 sq. ft. adjacent space. Home on the Harbor has relocated within the complex to a new 9,000 sq. ft. store and Race Pace Bicycles has relocated within the complex to a new 12,000 sq. ft. store.

1414 Key Hwy. is approximately 97,000 sq. ft. and is also the home of Charm City Networks, Mark Thomas Architects, EnerNOC, O’Connor & Mooney Realtors, and several smaller companies.

Camden Crossing Final Phase – Pigtown: 7 townhomes (150 total)

After a multi-year delay, construction resumed at Pigtown’s Camden Crossing in 2013. The final 34 garage-townhomes were completed in the last few years making  the end of a real estate community first announced in 1999.

Domino Sugar Refinery Improvements – Locust Point: Campus improvements

Completed improvements include a 2,000-foot-long black steel picket fence to replace original 1922 iron fencing and decades-old chain link and barbed wire, two new signs, a 0.5 acre green space that includes 16 trees and dozens of native bushes and plants and a new retaining wall for the truck lot at Key Highway East and Stevenson Street that incorporates a modular biofiltration system to treat storm water.

Fort/Charles Development – Federal Hill: 6 new townhomes/rowhomes

A former church and parish at 1500 S. Charles St. in Federal Hill/South Baltimore is being redeveloped. The church has been demolished and three new-construction townhomes are nearing completion. Three existing rowhomes on Charles St., Fort Ave., and Olive St. are under renovation.

Greyhound – Stadium Area: 9, 516 sq. ft. bus station

A new Greyhound Bus Station at 2110 Haines St. has opened just south of Horseshoe Casino Baltimore.

Hollins House – Hollins Market: 130-unit renovated apartment building

Hollins House in the Hollins Market neighborhood is a high-rise building with 130 one-bedroom units for seniors and persons with disabilities. The building was recently sold by the City to CPDC and renovated.

The Enclave – Federal Hill: 13 townhomes

Construction has completed and new residents have moved in at the Enclave of Federal Hill, a 13-new construction townhome gated community at the former site of a machine shop and vacant lot facing W. Fort Ave., Clarkson St., and Race St. All the homes will feature two-car garages and will have three to four bedrooms and up to three-and-a-half baths.

ZeroFox Office Building at The Pabst Castle – South Baltimore: Office space

The Pabst Castle at 1834 S. Charles St. is now the home to social media security company ZeroFox. The exterior of the building was restored with extensive brick work and the windows, which were covered in brick, have been opened up. A side, two-story addition was completed and the project includes a large rooftop deck and a patio.

The building was originally a bottling plant for the Pabst Brewing Company. The property was vacant since Maryland Glass & Mirror left about 10 years ago.

Key’s Overlook Phase II – Federal Hill: 25 townhomes

Phase 2 of the 53-home project, which will include 25 homes on the lot northwest of Silo Point, is well underway and nearing completion.

Total: 61 townhomes (includes 12 new Federal Place Phase 2 units), 130 renovated apartment units, 30,000+ sq. ft. of new office space, and 20,816 sq. ft. of retail.

Projects Completed in 2015

2 East Wells  – South Baltimore: 153 apartments, 6,000 sq. ft. of retail

The new South Baltimore development from Chesapeake Realty Partners on Wells St. features 153 apartments, 6,000 sq. ft. of retail, and a 260-car parking garage at the former McCall Warehouse. Restaurants At Light’s End and Baltimore Soup Company will open in the retail space in 2017.

Heath Street Lofts – South Baltimore: 59 apartments

The former Raffel building was converted to Heath Street Lofts. The project includes 59 apartments broken down as seven studio apartments, 41 one-bedroom apartment, and 11 two-bedroom apartments.

Key’s Overlook Phase I – Locust Point: 28 townhomes

The first phase of the 53 new-construction townhome project by Beazer Homes at Silo Point, which includes 28 homes in the lot southeast of the Silo Point tower, was finalized.

1201 South Charles – Federal Hill: 16 apartments, 1,200 sq. ft. &pizza

1201 South Charles is a mixed-use building developed by Glenbrook Properties. The development includes 16 two-bedroom luxury apartments, a 1,200 sq. ft. &pizza, and a nine-car parking garage that is accessible from West St.

McCully-Polyniak Townhomes – Federal Hill: 5 townhomes

The building of five new-construction townhomes was completed at the former McCully-Polyniak Funeral Home at 130 E. Fort Ave. Three of the homes face Fort Ave. and two of the homes face Sumwalt Ct.

City Garage – Port Covington: 133,000 sq. ft. office building

City Garage is a 133,000 sq. ft. “hub for manufacturing, innovation and entrepreneurship” located in a former city bus depot.  Tenants at the fully leased building include BetamoreThe FounderyUnder Armour LighthouseBustin Boards, Hungry Harvest, Sagamore SpiritSocial Leagues, Tapologie, Treason Toting Co., and Workbench

Under Armour Building 37 – Port Covington: 170,000 sq. ft. office building

Under Armour transformed the former Sam’s Club at the former Port Covington Shopping Center into a 170,000 sq. ft. office building with 350-person auditorium, café, coffee shop, and fitness center.

Total: 228 apartments, 33 townhomes, 303,000 sq. ft. of office space, 7,200 sq. ft. of retail.

Victory House Apartment Building – South Baltimore: Demolishing existing building and constructing 15 new apartments

Total of buildings that are already in planning: 860,000+ sq. ft of office space, 26,000+ sq. ft. of retail space, 770 apartment units, 39 townhomes, and 286 hotel rooms.

Total of future buildings that are part of master plans: 13 million sq. ft.+ of buildings, up to 14,000 housing units, 40+ acres of park space at Port Covington and Under Armour, and up to 200,000 sq. ft. of office space at Stadium Square.
