It was the biggest snow storm on record, but for many around here that doesn’t mean work or life comes to a halt. Facebook has been filled with pictures of neighbors teaming up to shovel unplowed streets and alleys with other blocks currently organizing similar clean-ups. Some neighbors also made great use of their construction equipment. Though many streets remain unusable, SouthBMore.com couldn’t ignore so many of the great team efforts by our neighbors. Check out some of the pictures that have been shared to Facebook – great job South Baltimore!
From Kate Jordan of the 100 block E. Gittings Street:
In 2010 we didn’t see a plow for 11 days so we all got out there and did it ourselves. What was born from that is the Gittings Street Google group which we used often to communicate block news. It’s pretty awesome. We put the bat signal out on this and everyone showed up and worked from 12-7. It was so much fun. I have amazing neighbors!

In June, Caves Valley Partners (CVP), the developers of the $250 million mixed-use Stadium Square development in South Baltimore, announced a four- to five-story apartment building on the 1100 block of Leadenhall St. that includes 6,000 sq. ft. of ground floor retail. With hopes of making the apartments affordable housing, CVP has reached a partnership with The Baltimore Station (TBS) to provide affordable units for veterans.
Started 26 years ago, TBS is “an innovative therapeutic residential treatment program supporting veterans and others who are transitioning through the cycle of poverty, addiction and homelessness to self sufficiency.” It has a facility at 140 W. West in South Baltimore, adjacent to Stadium Square, as well as a facility in Sandtown Winchester.
“The Baltimore Station has been a community member in South Baltimore for 26 years and has a long-running history serving the homeless population. We are thrilled to be part of the exciting Stadium Square redevelopment happening in our community to ensure that we don’t forget those that are most needy,” TBS Executive Director John Friedel told SouthBMore.com.
Stadium Square will cover three consecutive blocks of South Baltimore in Sharp-Leadenhall and the South Baltimore Neighborhood located between Cross St. on the north, Race St. on the east, Leadenhall St. on the west, and both sides of Ostend St. to the south. The new veteran housing building will share the northern most block of the development with an apartment building by the Hanover Co., which will include 293 market-rate apartments, 14,000 sq. ft. of retail, and 450-500 parking spaces.
CVP’s new apartment building will repurpose five existing historic rowhomes and two city lots at the corner of Cross and Leadenhall. The facades of the five rowhomes will be kept and behind them a new four- to five-story, 28-50-unit apartment building with the 6,000 sq. ft. of retail space will be constructed. The units will include many studios and one-bedroom apartments. The building will also cover the parking decks on Hanover’s project, which was a concern of Urban Design & Architecture Review Panel (UDARP) panelists when the project was first presented.
“We were trying to figure out what to do there and we originally considered an office building, but we knew it made sense to have retail at that corner to continue the flow from Cross St. into Solo Gibbs Park,” said Arsh Mirmiran of CVP. “The community wanted retail there as well.”
“As veterans graduate from TBS, this can be the next place they live, while still getting services in the neighborhood,” said Mirmiran. “Once they are completely back on their feet they can move on to other options in the housing market.”
Mirmiran noted that veterans outside of the TBS program would also be eligible for the units.
With the retail spaces facing Solo Gibbs Park, Mirmiran told SouthBMore.com the space would be ideal for a restaurant or coffee shop.
CVP is currently working with partners on figuring out the financing of the project to keep the apartments affordable and a final budget has not yet been determined. CVP is hoping to break ground in about a year with delivery expected around mid to late 2017.
Demolition has already taken place to make room for Hanover’s project and construction is expected to start any day. A six-story 60,000 sq. ft. office building on the 100 block of W. Ostend St. will also begin construction in the next few months. The building will be the future home of United Way of Central Maryland, which will be leasing 27,000 sq. ft. CVP also recently acquired an adjacent 1.3 acre lot where CVP is in the planning stages for another office building.
Phase III of Stadium Square on the 1200 blocks of Race and Leadenhall St. will have the largest retail component of the project. Demolition has taken place to clear the area for development.

ZeroFox to Relocate to Pabst Castle
SouthBMore.com has been covering the redevelopment of the Pabst Castle at 1838 S. Charles St. in South Baltimore into office space and Federal Hill cybersecurity company ZeroFox has been revealed as the tenant by The Baltimore Sun. From the article:
ZeroFOX’s renovation plans, drawn by Fells Point architecture firm Urban Design Group, mix the buildings aged brick and wooden beams with modern steel and glass, Foster said. There will be a glass-enclosed staircase tying together six different elevations spread throughout the two-story building, he said.
Building permits also call for constructing a roof deck atop a concrete warehouse-type structure attached to the main castle-like building and converting an asphalt parking area into a landscaped courtyard. At nearly 19,000 square feet, according to state property records, it’s significantly more space than the 8,000 square feet the company currently occupies.
ZeroFox recently raised $27 million in Series B Funding and expects to double the staff size of its company, which currently sits at just under 100, in the next 12 months according to CEO James Foster. The company is expected to relocate from 1111 Light Street in the next couple of months according to the article.
Construction began at the Pabst Castle in February of last year. It was once eyed for a production brewery and brewpub by Chesapeake Craft Brewers, but opting for more space, Chesapeake recently opened Key Brewing in Dundalk.

From Councilman Eric Costello:
Thank you to the Baltimore Police Department’s Southern District for the quick response in apprehending four juveniles in relation to multiple armed robberies last evening (Tuesday, Jan 19) in South Baltimore / Riverside. Official report from Major Brian Hance below:
“On January 19, 2016, four male juvenile suspects approach a 26 year old man in the 600 block of Clement Street and announced a robbery. One of the suspects was armed with a handgun. That suspect demanded the victim’s cell phone and ear buds.
All four suspects then fled the location on foot with the victim’s property.
A short time later, while in the 600 block of Heath Street, a second victim, a 29 year-old male, was approached by the same four male juveniles, one of whom was again armed with a gun. The armed suspect demanded the victim’s cell phone.
Soon after, all four suspects were located. Southern District patrol units along with the assistance of Auxiliary Police and Fox Trot (helicopter) chased the suspects and were able to apprehend and arrest all four. Arrested were two 17 year-old males and two 16 year-old males. One of the 17 year-old males was identified as being the one armed with a gun.”

The Bookmakers Cocktail Club team is keeping things a bit more casual this time with the opening of its new bar/restaurant Boiler Room located at the former home of Crazy Lil’s and Corfu at 27 E. Cross St. in Federal Hill. The ownership team already owned the property and liquor license and decided to also take over management of the space after the closing of Corfu.
Boiler Room brings a unique concept to Baltimore. Designed by Bookmakers General Manager Ben Circelli and Cortland Leggio of Bookmakers, who now serves as the general manager of Boiler Room, it will be filled with old-school and some new-school arcade games, including video games and arcade basketball and ski ball. The bar menu will focus on beer and shot pairings with the help of Bookmakers beverage director Ryan Sparks. Examples of the pairings range from a Miller High Life and Old Grand Dad to an Union Rye Baby and Dickel Rye.
The name is a take on boilermaker, an old term for a beer and a shot, as well as and ode to the many boiler rooms located throughout Baltimore over the years. The bar has an industrial feel with exposed ducts and the walls are covered with chalkboard paint that will feature Boiler Room’s menu as well as room for drawings and high scores from the arcade games.
Along with the pairings, Boiler Room will offer eight specialty shots, eight draft beers, and eight bottles and cans, as well as wine and mixed drinks. It will not, however, have a craft cocktail menu, patrons will have to go two doors up to Bookmakers for that. The team noted it is excited to be the only place around selling Stroh’s beer.
The food menu will be “pub style” with offerings such as smash burgers, Coney Island hot dogs, several different types of pierogis, and vegetarian options. Bookmaker’s Chef Nelson Morton advised on the menu, “We’ll use the same fresh ingredients and have the same expectations as Bookmakers, but in a more casual setting,” said Circelli.
The team is hoping Boiler Room will continue to provide the same drink education as Bookmakers but with a “fun and lighter” atmosphere. It will allow children who are accompanied by an adult and the upstairs will be available to rent for private events and birthday parties.
Boiler Room has a six-day license, so it will be open Tuesday through Saturday from 3pm to 1230am with plans on adding Mondays in the near future. It will be offering a happy hour and daily specials and the team expects to have up to six employees working at one time.
Boiler Room will host its grand opening this Saturday, January 23rd.
