Medical Software Company ‘Rendia’ Relocates to Federal Hill

Medical software company Rendia has relocated from Fells Point to the 1111 Light Street office building in Federal Hill. Rendia is leasing an approximately 3,100 sq. ft. space on the second floor that was previously occupied by BTS Software Solutions.

Rendia was started in 2000 by Dr. Stephen Sopher and his sons Michael, Brad, and Jordan Sopher to provide pictures and visuals to patients to help educate them. Rendia helps medical offices connect with patients via its animations and educational software.

Rendia has produced more than 1,000 videos that are shared with patents and displayed in medical waiting rooms. All of Rendia’s software and video production is produced in-house. Rendia has 32 employees who work in visual art, costumer success, sales, engineering, finance, and marketing. The company is led by CEO Smitha Gopal.

Optometry, which Dr. Sopher specializes in, has been a key focus for Rendia. It also specializes in otorhinolaryngology (ear, nose, and throat) and facial aesthetics.

Gopal told SouthBMore.com the new office is built for the hybrid work model. The office features dedicated desks, long tables for collaborative work, conference and meeting rooms, and rooms with televisions to link in employees working from home. The office also has an employee lounge as well as a kitchen and lunch area.

Rendia employees are also able to use the amenities at the 1111 Light Street apartment building which include a gym and game room.

The office space has concrete floors, many plants purchased at Plantacea in Federal Hill, a plant wallpaper, and large windows that look out to Cross Street Market, Federal Hill, and M&T Bank Stadium. Rendia is also a dog-friendly office.

Gopal said Cross Street Market has been a big hit so far with Rendia’s staff, and they look forward to having happy hours and events in Federal Hill in the coming months.

“Work should be a place you are excited to come to,” added Gopal.

Phase II of Alta Federal Hill Apartment Building to Start Construction this Summer

Alta Federal Hill is a two-phase apartment project on the 1800 and 1900 blocks of S. Hanover St. in South Baltimore. A six-story Phase I building was completed in recent months on the 1800 block of S. Hanover St. with 267 apartments, 367 parking spaces, and 1,000 sq. ft. of retail. Phase II will break ground this summer on the 1900 block of S. Hanover St. It will be a six-story building with 258 apartments, 370 parking spaces, and 1,000 sq. ft. of retail.

Executive Managing Partner of Wood Partners Scott Zimmerly told SouthBMore.com that leasing is going well so far on Phase I.

The Phase II building will have a vehicular auto court at the intersection of S. Hanover St. and E. Wells St. The retail space will face the existing retail space on Phase I. The two buildings will be separated by a new private road that was built.

The exterior design of the building will have a brick facade along with a variety of materials. The team at Wood Partners said at Baltimore City Planning Department’s Urban Design and Architecture Advisory Panel (UDAAP) that they hope the design of the two-phase project will help smoothly transition to the two- and three-story brick rowhomes on S. Hanover St.

Steve Rolls of Wood Partners said at UDAAP he sees the building as an “anchor for Federal Hill” as it’s the first building in the neighborhood after people leave Port Covington and drive underneath I-95. Wood Partners also sees it as a stitch between the two neighborhoods. Port Covington is currently beginning the first phases of the 235-acre, $5.5-billion redevelopment.

Phase II of Alta Federal Hill will have an interior resident courtyard, a rooftop deck, and amenity spaces. The garage will face the I-95 on-ramp at the southern edge of the property. A sliver of the property that is south off the I-95 on-ramp will be used for stormwater management.

Old Line Cocktail & Wine Bar to Close at Cross Street Market

Old Line Cocktail & Wine Bar will close at Cross Street Market at the end of this month. This story was first reported by Baltimore Business Journal.

With Cans closed and Old Line Cocktail & Wine Bar closing, there will be no drinks-only stalls in the market for at least a period of time.

Old Line Cocktail & Wine Bar ownership declined to comment on the closing. The bar is branded with Baltimore’s Old Line Spirits, which is co-owned by Arch Watkins who told Baltimore Business Journal:

“We’re naturally disappointed that the Old Line Cocktail and Wine Bar is closing down,” Watkins wrote in an email, “but we’re exploring other opportunities to potentially expand the brand in the city.”

Atlas Restaurant Group recently announced it is taking a larger role in leading the operations and marketing of Cross Street Market. The restaurant group declined to comment if it will be taking over either of the bars at the market.

Cans former space was recently painted black and red, refrigerators for the cans of beer have been removed, and the beer taps remain in place.

There are currently eight vacant stalls in the market including the larger spaces vacated by Rooster & Hen and Cans. In the past year and a half, vendors Annoula’s Greek Kitchen, Ono Poké, PhubsRice Crook, Rooster & Hen, Royal Farms Chicken, Southrn’ Spice, and Cans have closed at Cross Street Market.

New concepts added in that period of time include The Chicken Lab, Blowfish PokeWatershed, Atlas Fish Market, and Crepe Crazy.

Caves Valley Partners (CVP) is the controlling partner of Cross Street Market. CVP Partner Arsh Mirmiran told SouthBMore.com an empanada concept is coming to the former Ono Poké space. He also said discussions are underway for an Egyptian concept, as well as for a group of local radio stations to occupy one of the stalls.

The Yoga Collective to Open at Hanover Cross Street in Sharp-Leadenhall

Reflex Functional Fitness owners Reese and Amanda Ashe are opening The Yoga Collective yoga studio at the Hanover Cross Street apartment building at 101 W. Cross St. in Sharp-Leadenhall. The Yoga Collective will be the first tenant in the approximately 2,200 sq. ft. retail space.

Reese Ashe said he always noticed yoga classes at neighborhood parks, especially after many studios around Baltimore closed since the start of the COVID-19 pandemic. He saw an opportunity to hire some of the best yoga instructors who lost their jobs and bring them to one studio.

The Yoga Collective will open in late spring.

Hanover Cross Street will also be home to Orange Theory Fitness, which will open in a separate retail space.

The Ashes are also busy building out another space as Reflex will be relocating within Locust Point on April 1st. It is moving from Southside Marketplace to Silo Point.

At a time when many are turning to virtual home workouts, such as Peloton, Reese Ashe said he wants to “rebuild confidence in the fitness industry.”

Reese Ashe told SouthBMore.com about the difficulty for his business during the COVID-19 pandemic, but said he’s optimist there will be growth in 2022.

New South Baltimore Resident Does Daily Street Cleanups

After moving to Federal Hill in July, Sam Farrell decided to bring his tradition of daily trash cleanups to his new neighborhood. Almost every morning Farrell walks around for about 30 minutes and picks up trash.

Farrell came to Baltimore from New York where he would do cleanups during his hikes at parks and post them to his Instagram page THE REGROWTH PROJECT (RGP). He started doing this in August 2020 during the COVID-19 pandemic as a way to “try to make a difference in the world” and to keep trash out of the waterways.

Farrell accepted a job at New Day USA that brought him to Baltimore last year. He knew he would bring RGP wherever he went.

“I like Federal Hill. It’s a nice neighborhood, but there’s work to be done,” said Farrell, who knew it would be important to keep trash from ending up in the Chesapeake Bay.

Farrell typically wakes up before work on the weekdays and picks up trash near his home. He has a more flexible schedule on the weekends and hits different spots around South Baltimore and the city. Or, if he’s out of town, he’ll pick up trash wherever he is. He posts photos and video updates of his collections, but also documents his walks with photos of the area.

Farrell said he’s interested in doing some group cleanups in the future.

Farrell would love to do this for a living one day. He has raised money selling baseball caps and shirts, and launched a Patreon page where people can donate to his efforts.

Southern District Shooting Investigation
On January 17, 2022, at approximately 2:06 p.m., Southern District patrol officers were dispatched to the 2000 block of West Pratt Street to investigate several shot-spotters alerts.
A short time later two 25-year-old male victims walked into an area hospital seeking treatment for gunshot wounds to the lower
extremities. Both victims are being treated for non-life-threatening injuries.
Both victims stated they were in the 2000 block of West Pratt Street when they were shot.
Southern District Shooting detectives responded to the scene and assumed control over the investigation. Anyone with information is urged to contact Southern District Shooting detectives at 410-396-2499.

Southern District Shooting Investigation
On January 15, 2022, at approximately 11:10 p.m., Southern District patrol officers were dispatched to the 900 block of Russell Street to investigate a reported shooting.
When officers arrived at the location they observed an unidentified male suffering from a gunshot wound. The victim was transported to an area hospital for treatment. The victim sustained life-threatening injuries.

Beer Bar ‘Cans Filling Station’ Closes at Cross Street Market

Beer bar Cans Filling Station closed at Cross Street Market. Cans, which was an original tenant of the redeveloped Cross Street Market when it opened in 2019, had its last day of business on Sunday.

Cans owner Will Glass also owns Taps Fill Station at Mount Vernon Marketplace.

Atlas Restaurant Group Taking Larger Role in the Marketing and Operations of Cross Street Market

Effective today, Atlas Restaurant Group will take a larger role in leading the operations and marketing of Cross Street Market. Cana Development, which previously oversaw these areas for the market, will remain on the project as leasing manager, continuing its role in finding tenants to fill vacant stalls.

Caves Valley Partners, which redeveloped the market that reopened in 2019, holds the management agreement with Baltimore Public Markets Corporation and remains the controlling partner on the project. MacKenzie is still the property manager handling rent collection, repairs, security, and custodial services.

Atlas owns Watershed and Atlas Fish Market at Cross Street Market. These are two of the 21 food concepts the company owns in the Baltimore area. Watershed is the largest tenant at the market with 5,200 sq. ft. of space on the inside, plus a large rooftop deck.

Atlas will use its team and company infrastructure to work on marketing campaigns for the market and individual tenants; assist with social media and photography for tenants; work on programming for the market; and help with some redesigns within the market. This will include a market-wide sound system that will play consistent music throughout the building, adding more televisions to improve game watching, turning one of the common seating areas into a stage for performances, and adding more signage.

“We wanted to take more of a hospitality approach and less of a real estate approach to the inside of the market,” said CVP Partner Arsh Mirmiran. “We want to make the market a fun experience.”

Joe Sweeney, director of marketing and public relations for Atlas, told SouthBMore.com Atlas is not looking to fill any of the vacant stalls with additional Atlas concepts at this time.

He noted Watershed and Atlas Fish Market have been very successful, and Atlas hopes to get more of the guests it brings to Federal Hill to explore the rest of the market. He said the company also wants to see more consistency in vendor hours so customers know what to expect when visiting the market.

Sweeney said Cross Street Market provides Atlas a space where it can host larger private parties incorporating vendors. He said Atlas is approached about big events and conferences, but the company does not have a place to host. He noted events will likely be at less busy hours for the market.

In a press release, Atlas and CVP said, “There are several other unique ideas that Atlas and Caves Valley Partners plan on introducing over the next few months that will help us achieve the goal of having Cross Street Market become a primary food, beverage and entertainment destination for both locals and tourists.”

“Our priority is to drive more traffic to the Market, in order to increase the sales at each individual vendor,” said Jason Albert, operations manager for Cross Street Market, in a press release. “We will also invite the businesses to take advantage of Atlas’ significant buying power with distributors, in order for them to reduce their food and beverage costs and increase profitability.”

“Our fundamental goal is to assist all of our remaining original tenants and our new tenants to succeed moving forward, in order to allow the project to recapture the success it had achieved in the months leading up to the pandemic,” said Mirmiran in a press release. “Partnering with Atlas Restaurant Group is the first step in doing so.”

Mirmiran noted most food halls around the country are struggling right now with the exception of ones in the southern United States where there are less COVID-19 restrictions.

Mirmiran said Cross Street Market worked with tenants on various rent abatements to help them survive the pandemic. In the press release he added, “We knew that it wasn’t fair to expect our tenants to pay full rent with various, ongoing government restrictions placed on businesses, so we agreed to offer rent assistance throughout the pandemic, with the goal of retaining as many tenants as possible. This decision also had a large financial impact on our own business, so as we move forward having to charge full rent to our tenants, we need to find new ways to attract more guests to Cross Street Market.”

In the past year and a half, vendors Annoula’s Greek Kitchen, Ono Poké, PhubsRice Crook, Rooster & Hen, Royal Farms Chicken, Southrn’ Spice, and Cans Filling Station have closed at Cross Street Market. New concepts added in that period of time include The Chicken Lab, Blowfish PokeWatershed, Atlas Fish Market, and Crepe Crazy.

There are currently seven vacant stalls in the market including the larger spaces vacated by Rooster & Hen and Cans.

Mirmiran said an empanada concept is coming to the former Ono Poké space and an Egyptian concept is in discussions for another vacant space. The Cross Street Market team is also in talks with a group of local radio stations that would build a studio and host shows out of one of the stalls and bring musical guests to the market. Mirmiran said Cana is also working hard to get another bodega concept in the former Rooster & Hen space. He said they should be able to find a another beer stall to take over the space vacated by Cans.

Bullhead Pit Beef is temporarily closed and Mirmiran said they are working to keep them open.
