Vigil for man slain in Baltimore's Federal Hill area draws tears, calls for action

Dozens of people huddled on a Federal Hill South block on Friday evening to celebrate the life of 25-year-old Tim Moriconi, who was gunned down just a day before in an apparent robbery.

It was not unlike other vigils for other loved ones lost during record homicides in the city in recent years....

8,000 sq. ft. Sharp-Leadenhall Warehouse with Development Plans Goes to Auction

An 8,000 sq. ft. commercial building on a .237 acre lot at 113-115 W. Hamburg St. in Sharp-Leadenhall will be offered at an Alex Cooper auction on October 18th. The property and building is adjacent to the 7-Eleven and its parking lots at 1000 S. Hanover St., the parking lot for Leadenhall Baptist Church, the 1000 block of Race St., and the rowhomes along W. Hamburg St.

The one-story, brick-front building features a small front parking lot, a loading dock, a garage door, a large warehouse space, and a dated interior office space with drop ceilings and wood paneling.

The property has been owned for many years by Mark Sapperstein of 28 Walker, the developer of McHenry Row, Wheelhouse, Key’s Overlook, and other projects around the city. 28 Walker said they have no comment on the sale or the property.

Documents included in the listing show three development concepts from engineering firm Kimley Horn. One is a plan for five townhome lots with adjacent community green spaces, and a new street to access the front of the homes along the eastern portion of the property. The second is a plan for four new towhomes with large front driveways accessed by the existing curb cut on W. Hamburg St. The third is a plan for a four- to five-story, multi-family building with first-floor garage parking. The parking garage entrance would use the existing curb cut on W. Hamburg St.

The property has a C-1 zoning that allows for up to 34 housing units, and has a 60 ft. height restriction.

The listing states, “Unique Opportunity for investor or end user to purchase a valuable and rarely available commercial property in “Fed Hill” area. Great location! Convenient to Federal Hill, M&T Bank Stadium, Baltimore Inner Harbor, Harbor East and easy access to I-95, I-83, and 295.”

The property is a couple blocks from M&T Bank Stadium and a block from Federal Hill Main Street.

Sharp-Leadenhall has seen increased real estate investment in recent years with the $300-million, mixed-use Stadium Square redevelopment which has two of its three development blocks in Sharp-Leadenhall. Federal Point is also currently under construction and will bring 11 townhouses to the community.

Beyond air conditioning: Baltimore schools face nearly $3 billion maintenance backlog

Federal Hill Preparatory Principal Sara Long says she’s grateful that when her school’s 43-year-old roof leaks, the damage is mostly in the stairwells and hallways.

If there’s heavy rain and wind, tiles fall down. Big puddles form. Bits of the auditorium ceiling crumble to the floor.

Pop-Up FAUXrean to Temporarily Take Over the Stalking Horse Kitchen in Federal Hill

For the next few weekends, a pop-up called FAUXrean will take over the kitchen at Stalking Horse at 26 E. Cross St. in Federal Hill. FAUXrean will be serving food Thursday to Saturday from 5pm to 10pm until October 13th. The bar at Stalking Horse will be open for its regular hours during the pop-up.

FAUXrean is a collaboration from Irvin Seo and Collin Morstein of haenyo and Cai Lindeman of Burnt Coat. Both haenyo and Burnt Coat are culinary businesses that focus on pop-ups, events, and consulting. Seo and Lindeman also own scratch made, a prepared meal delivery service.

The name FAUXrean was chosen because the menu will have a Korean influence but will not be authentically Korean. It will be a combination of Korean-inspired bar fare and more traditional items like pajeon (scallion pancakes) and tteokbokki (rice cakes in a spicy sauce). Lindeman said the menu will be very approachable, which is a bit different from his background in fine dining.

Seo was born in Seoul, Korea and and grew up in Portland, Oregon preparing traditional “Korean farm food” with his mother. Lindeman, Morstein, and Seo all have a passion for locally-grown food.

FAUXrean will use Stalking Horse’s kitchen equipment, plates, and utensils.

Lindeman, Morstein, and Seo were in the kitchen of Stalking Horse last weekend serving up more of an “American menu,” but will officially launch FAUXrean this weekend.

“We are really excited to cook for a neighborhood we don’t usually spend much time in,” said Lindeman. He said they were connected to Stalking Horse through Dave Seel of Blue Fork Marketing.

haenyo also has a upcoming pop-up at PekoPeko Ramen in Charles Village.

The kitchen at Stalking Horse has been closed for the past six months. Staff from Stalking Horse told SouthBMore.com that more pop-ups are coming and they are excited to get some “cool concepts” in the Stalking Horse kitchen over the next few months.

Grilled Cheese & Co Closes in Federal Hill

Grilled Cheese & Co closed at 1036 Light St. in Federal Hill. The company posted the following to its Facebook page:

Regretfully, after more than 7 wonderful years, Grilled Cheese & Co in Federal Hill will be closing its doors on Sunday, August 26. We are very grateful to everyone who has supported us and the friendships that we have forged. We also appreciate your loyalty as we encourage you to visit our other locations in Catonsville, Columbia Mall and The Village in Waugh Chapel. Thank you once again for your understanding and support.

Meaghan Warfield and the entire Grilled Cheese & Co. Team

The space was once the Arundel Meat Market. It was also the home of Dangerously Delicious Pies, which relocated to Canton, prior to Grilled Cheese and Co.

SouthBMore.com does not have any information on the future use or plans for the space at this time.

In 2018, available restaurant spaces on the 1000 block of S. Charles St. in Federal Hill have not stayed vacant for prolonged periods. Urban Deli replaced Wok & Roll, Diablo Doughnuts replaced Felici Cafe, and Poké Bowl will open soon in the former home of Subway.

Former Federal Hill Bed & Breakfast Property Sells for $400,000 at Auction

The former Scarborough Fair Bed & Breakfast property at 1 E. Montgomery St. sold today at an Alex Cooper ‘Substitute Trustees’ auction for $400,000. It was sold to the property’s lender M&T Bank. The sale will go through a 30-day closing process.

The bidder from M&T Bank could not comment on the purchase or the future use of the property.

Scarborough Fair closed in July 2017 and the property has sat vacant for more than a year. Scarborough Fair had multiple owners over its multi-decade history.

The property consists a 4,350 sq. ft. building with five bedrooms and four bathrooms on 2,148 sq. ft. of land. The bed & breakfast, which has experienced wear-and-tear over the years, features a small, dated kitchen; multiple stairwells; and several living rooms.

The property had a commercial hotel zoning, but is now zoned R-8 Residential.

A neighbor attending the auction showed SouthBMore.com pictures of a large water leak that took place at the property in January when the property was vacant.  The leak caused damage to an adjacent home. Only one of the two water meters connecting to the property were shut off at the time of the leak, according to the neighbor.

Smart Cans Added to South Baltimore

Last week, 64 Smart Cans were added to South Baltimore business districts. Smart Cans are sun-powered trash compactors that let Baltimore City Department of Public Works (DPW) sanitation employees know when they need to be emptied.

The Smart Cans were funded with $300,000 from the Casino Local Development Council (LDC), one of the two organizations that manage Local Impact Grants for South Baltimore Gateway Master Plan neighborhoods. These Local Impact Grants are generated by Horseshoe Casino Baltimore, along with Maryland Live and MGM National Harbor. The South Baltimore Gateway Partnership also manages Local Impact Grants.

Smart Cans were added to business districts in Ridgely’s Delight, Pigtown, Cherry Hill, and Westport, and along Light St., S. Charles St., and S. Hanover St. in Federal Hill and South Baltimore. Some Smart Cans replaced black metal open-top trash cans, and some were added to corners that did not previously have trash cans.

DPW says the cans have several advantages including their ability to confine litter and prevent it from overflowing, keep rodents away, and transmit data that lets DPW staff know when trash needs to be picked up.

The large, black cube cans have a Baltimore City seal, a “Keep Baltimore Clean” panel, and a currently-vacant space for advertisements.

The Maryland Port Administration is contributing more than $900,000 for a second phase of Smart Cans to be placed in the City’s business districts later this year.

“Baltimore needs to get smarter about trash, and these Smart Cans are a big part of the solution,” said Mayor Catherine Pugh in a press release. “I’m thankful to our partners in the Casino Local Development Council and the Maryland Port Administration for providing the funding for these cans, and I’m thrilled for our neighbors and businesses that will benefit from them.”

The cans are made by Ecube Labs, a South Korean company that is making Baltimore its East Coast hub. Ecube Labs won a competitive bid earlier this year.

Smart Cans are one of the recent cleaning initiatives by DPW. Earlier this summer, the Bureau of Solid Waste added 15 new all-terrain litter vehicles to help remove trash from streets in business districts and adjoining neighborhoods. DPW also launched a proactive mowing schedule to help control grass and weeds on vacant lots, and it is cleaning, boarding, and wiping out graffiti in areas outlined in Mayor Pugh’s Violence Reduction Initiative.

New Townhomes Coming to a Mostly-Abandoned Area Near Carroll Park

Stavrou Construction Inc. and Baltimore Redevelopment LLC are working on a project that will bring 26 new townhomes to the Carrollton Ridge neighborhood of South Baltimore. The team is acquiring 26 vacant rowhomes from Baltimore City on the 500 and 600 block of S. Monroe St. and the 1800 block of Eagle St., and plans to tear them down to build new townhomes. After the acquisition, the team will own most, but not all, of the homes and properties on these blocks.

The properties sit a couple blocks northwest of Carroll Park in a Carrollton Ridge neighborhood that has not seen the reinvestment of other South Baltimore communities. Bill West of Stavrou Construction Inc. and Baltimore Redevelopment LLC recalled fond memories of when the neighborhood was thriving and a popular hangout spot for many Cardinal Gibbons students.

“We are trying to bring back this community to the way it was in the 1970s and 1980s,” said West. “It’s a risk, but these properties can’t keep sitting like this.”

West said he’s had his eye on this area for more than five years and that the team has been working on acquiring the properties for the last year and half. With development opportunities becoming harder to come by in Canton and Federal Hill, West said one of the reasons he was drawn to this area is because of its “great views” overlooking much of the city. He also likes the location near Carroll Park and the Carroll Park Golf Course.

West said the paperwork for the acquisitions should be finalized in the next 30 days. The team hopes to begin demolition soon after.

The new two-story townhomes, which are still in the design phase, will have two or three bedrooms and first-floor garages. West said the homes will have higher-end materials and finishes. West said that most of the existing rowhomes were in poor shape and had to be demoished instead of renovated.

Stavrou Construction Inc. and Baltimore Redevelopment LLC will be targeting middle-income, first-time homebuyers. West said they have not yet settled on a price, but said the homes would be much less expensive than the homes they build in Federal Hill and Canton.

West credited his partner Steve Stavrou for his vision to help revitalize the community. West noted the project’s similarities to the work of Scott Plank’s War Horse Cities in Hollins Market.

First new-home deliveries are expected for early next year. This will be the first phase as Stavrou Construction Inc. and Baltimore Redevelopment LLC are planning a second phase with 15 to 25 more homes. All the homes will get a new-construction, five-year property tax phase-in. West noted that they are also looking into all other tax incentives the homes might be eligible for.

West said they are eyeing many other properties in the immediate area. Along with new homes, they hope to bring a new recreation center and a Baltimore Police Department substation to the community.

The Carrollton Ridge properties are also adjacent to the Barcelona Nut Co’s facilities.

Stavrou Construction Inc. and Baltimore Redevelopment LLC are also currently renovating townhomes in Federal Hill at 1311 Light St. and 1411 Battery Ave.

New Mural on Light Street in Federal Hill

A new mural is now on display on the side wall of 1125 Light St. in Federal Hill. The mural, which was painted by Spanish mural artist Sabek, features a large panther sitting down and looking back towards the street.

The building is owned by Paul Tibolla. Property manager Sally Hamidi told SouthBMore.com the following in an email: “We really wanted something that would highlight the building while bringing more art to the neighborhood. The location of the blank wall in relation to Light Street seemed to present the perfect opportunity. We felt that Baltimore was a great place for this endeavor since there already is a thriving street art scene.”

And in regards to the design, she said: “The panther was placed on there as a symbol of protection and to pay homage to Baltimore’s artistic community.”

1125 Light St. has a 2,893, sq. ft. retail space that is now the home of The Wireless Center, which is a Verizon Premium Retailer. The store opened earlier this summer and replaced American Apparel, which closed in 2017.

The Wireless Center completed a renovation of the retail space, painted the exterior of the storefront, and added new signage.

Former ‘Rachel’ Building and Restaurant Space in Riverside Does Not Sell at Auction

An auction today at the former ‘Rachel’ building and restaurant space in Federal Hill/Riverside did not result in a sale. Matt Cooper of Alex Cooper Auctioneers, who was leading the auction that took place at the property and online, said a high bid of $475,000 was rejected by the owner.

The auction included the 3,792 sq. ft. three-story building and restaurant space, along with its furniture, equipment, and seven-day beer, wine, and liquor license. The building features a first-floor bar and dining room; a large second-floor kitchen and dining room; and a third-story office space. The property was renovated before the opening of Rachel in January 2017.

All of the assets are owned by the building’s owner, not by any of the previous restaurant operators. Since the mid-2000s, the location has been the home of Soigné, Sly Fox Pub, Ullswater, Tuscan Fresh, Breadbangers, and Rachel.

A representative for the building’s owner told SouthBMore.com that it’s “on to Plan B” which will be either leasing the building for a restaurant concept or selling the property, business, and assets on the real estate market. The auction was not a foreclosure, but an effort to sell the property. The representative noted that a new lease for a restaurant concept was almost executed in recent weeks but fell through.

This auction is the latest news of recently-closed, high-end restaurants beginning to take on new ownership. The former Bluegrass will become AJ’s on Hanover, led by the team of Andrew Carter and Jesse Selke of Delia Foley’s and Smaltimore; Wine Market Bistro closed and was rebranded as Ludlow Market, Bar & Bottle Shop by owner Chris Spann; the former Regi’s Bistro was purchased by Greenspring Realty Partners at auction and is now available for lease; the former In Bloom/Liv2Eat and its building was recently under contract but was just put back on the market; and the former Metropolitan business is currently listed for sale.
