Chasen Construction & Development in under construction on a mixed-use project that will bring six apartments and an office space to 12 W. Montgomery St. in Federal Hill. The 10,500 sq. ft. building was formerly used as office space but has been vacant in recent years.
The building will be the home to Vision Co-Working Space, a 6,000 sq. ft. facility for entrepreneurs and small companies that want a small office footprint with shared amenities. Chasen Construction & Development Owner Brandon Chasen told SouthBMore.com that Vision is 65% leased and one of the tenants will be his own company which has nine employees. Several other independent real estate companies have also signed leases at Vision.
Vision features 20 private offices on the first floor that are closed in by glass and that will lease for $450 per month. Each office has an area for a desk along with a “creative nap loft,” which is a loft space above the desk area that can be accessed by a ladder and used for taking a nap, relaxing, or as a creative space. The lofts will have a television and all the offices will be furnished. The offices can be expanded into the adjacent office if needed.
Vision also has 10 open desks on the second floor for those looking for less space or for people in town for business who want to pay by the day.
Both the office and apartment tenants will have shared amenities including two conference rooms; printers and fax machines; a virtual golf simulator; a lounge area with coffee, a kegerator, couches, and a 70 inch television; an outdoor atrium with a fountain and string lighting; bathrooms and showers; and a bicycle room with large lockers.
The entire building will have polished concrete floors, exposed ceiling rafters, and features such as black gooseneck lamps. Chasen described the design as “industrial chic.”
The front facade of the building will be replaced to allow for large windows, and the rear of the building will have wood garage doors. The building will have three garage parking spaces. Chasen has also agreed to lease 15 parking spots for its tenants at a parking lot within a block of the building.
The six apartments will be on the second floor and will be 600 sq. ft. with one bedroom and one bathroom. Each apartment will feature polished concrete floors, shiplap and exposed steal beam ceilings, gas fireplaces, barn doors, and high-end kitchen and bathroom finishes.
Chasen is hoping to finish the project this fall. Wood framing on the interior has been completed and utilities are currently being installed.
Chasen is also currently under construction on a redevelopment of the Victory House at 1701 Light St. in South Baltimore. The former 7,074 sq. ft. building has been demolished and construction is in process on a new 13,000 sq. ft., three- and four-story, 10-unit apartment building with a 10-car garage. He has additional multi-family and mixed-use projects underway in Baltimore City and Washington D.C. Chasen told SouthBMore.com that his company tries to preserve buildings as often as possible.
