Boiler Room at 27 E. Cross St. in Federal Hill, which closed over the summer but still hosts private events, will be available for sale at a February 28th auction by Alex Cooper. The sale will include the 1,984 sq. ft. building, the 6-day Beer/Wine/Liquor License, and all bar equipment, commercial equipment, and furniture.
Matt Cooper with Alex Cooper told SouthBMore.com that the building was renovated in recent years and could be a good opportunity for someone looking to own and operate a bar or restaurant.
“The chance to get real estate on this block doesn’t come up very often,” said Cooper. “We’ll see where the market takes us. Usually places have a lot of deferred maintenance. This is a really nice building.”
Cooper noted that Alex Cooper sold the 2,576 sq. ft. building that occupies The Local Fry and Pop Tacos at 17-21 E. Cross St. for $1,000,000 in 2017.
The first floor of Boiler Room includes an open bar area with assorted tables, chairs, bar stools, and two restrooms. The second floor includes a large open finished space and a fully-equipped commercial kitchen. The unfinished basement includes walk-in coolers, dry storage, and an area used as an office.

Boiler Room was opened in 2016 by the Bookmakers Cocktail Club team. It focused on arcade games and beer and shot combos.
