The following is an overview of the median real estate sale price over the past year for the different South Baltimore neighborhoods covered by Redfin. Each median statistic calculated by Redfin is from a 90-day period that ends on the last day of the stated month. The median sale price is the sale price in the middle of the data set when you arrange all the sale prices from low to high.

As highlighted in SouthBMore.com’s coverage of South Baltimore real estate, you can find properties listed for less than $250,000 and near or more than $1,000,000 in many of these neighborhoods.

The following overview also looks at the price per sq. ft. in each of these areas. This is often a good way to compare neighborhoods and get a better look at overall value and market trends. Many neighborhoods have a wide variety of home sizes.

The overview additionally looks at the average amount of days real estate is on the market.

The national average for price per sq. ft. is $168. The South Baltimore Peninsula neighborhoods are well above this price, however the SoWeBo neighborhoods are below this average.

Lane K. Berk, a civil rights and social justice activist who was also a patron of the arts, dies

Lane K. Berk, a civil rights and social justice activist and a supporter of the arts who won the legal battle to display a 10-foot-tall orange pylon spelling B-A-L-T-I-M-O-R-E on the roof of her Federal Hill home, died Tuesday at that home of heart failure.

CJ Kollective Opens New Women’s Boutique in Federal Hill

CJ Kollective opened a new 1,040 sq. ft. women’s boutique at 1014 S. Charles St. in Federal Hill last Saturday. The space was previously home to the Mark Cottman Gallery, which closed in June.

Owner Courtney Jackson, a United States Navy veteran, started the CJ Kollective mobile boutique (mobiletique) in October 2016. She got the idea after seeing a mobiletique in New York and later found one to buy in Virginia. The mobiletique makes several appearances a month at festivals, fashion events, and private parties.

After opening a CJ Kollective pop-up shop for six months at Lunar Bay Studio in Bel Air, Jackson began looking for a permanent brick and mortar store in Baltimore. Jackson also brought on Nakia Cumbo as a business partner.

After a few months of looking, Jackson signed a lease for CJ Kollective at the Federal Hill space. “I’ve always liked the Federal Hill area and all the restaurants and Cross Street Market,” said Jackson.

Jackson developed a passion for fashion during a three month deployment in Italy while in the Navy. Before launching CJ Kollective, Jackson started online shop Courtney’s Couture.

CJ Kollective sells “trendy” women’s accessories, jewelry, hand bags, cardigans, tops, dresses, and coats. The store works with brands from New York and Los Angeles and hopes to work with local designers in the future. Jackson said that most items are between $40 and $60 and nearly all items are under $100.

CJ Kollective has two employees and will be open Monday through Saturday from 11am to 8pm and Sunday from 11am to 6pm. CJ Kollective will also sell items online.

The store will host its grand opening this Saturday from 2pm to 6pm.

CJ Kollective joins several other new Federal Hill boutiques including Echoes Vintage, Irregular Exposure Showroom & Fashion Academy, and Thistle Butter Collective.

Downtown Partnership and Waterfront Partnership Launch Peace Ambassador Program for Teenagers

Press Release from Waterfront Partnership of Baltimore and Downtown Partnership of Baltimore:

Two local nonprofits, the Waterfront Partnership of Baltimore and Downtown Partnership of Baltimore, have teamed up to support a Peace Ambassador program at the Inner Harbor and in Charles Center, two neighborhoods that draw large numbers of students throughout the year.

The program is an extension of the successful Inner Harbor Project, which disbanded this summer. The Peace Ambassadors are a networked group of teenagers and social influencers who are trained to identify and mitigate issues with their peers that may lead to conflict. The two organizations began hiring and managing 9 Peace Ambassadors at the end of August.

“Waterfront Partnership puts safety as our top priority, working hard to ensure that Inner Harbor visitors of all ages have a great experience, and leave having planned a return visit,” said Laurie Schwartz, president of Waterfront Partnership. “The Peace Ambassador program is one step to ensuring a safe environment for all who live, work and visit.”

“Students have always been welcome in Downtown, adding to the vibrancy of the City core.  However, occasionally some teens have disruptive intentions. Our Peace Ambassadors will help to identify and stop conflict between teenagers, creating an atmosphere where everyone feels safe and welcome – students, residents, businesses, and visitors alike,” said Downtown Partnership of Baltimore President Kirby Fowler.

The Peace Ambassadors monitor social media to identify conflicts that often start at a school or neighborhood in another part of town but may escalate into an altercation when groups of teenagers meet up at the Inner Harbor or utilize transit to- and from- school. In addition to conflict resolution, the Peace Ambassadors work to create more productive relationships between teenagers, the Baltimore City Police Department and area businesses. As mediators, the Peace Ambassadors have a degree of insight and peer respect that no adult ever could.

Since the Waterfront Partnership and Downtown Partnership began collaborating on the program at the end of August, the Peace Ambassadors have conducted hundreds of business check-ins and average between 25 and 40 youth contacts per day.
