South Baltimore Crime Updates

Arrest Update from BPD:

On January 31, 2017, Warrant Apprehension detectives arrested 26 year-old Roosevelt Oneal of the 1000 block of Druid Hill Avenue.

Roosevelt Oneal was arrested for the shooting that occurred in the Horseshoe Casino parking garage in the 1500 block of Russell Street.

Oneal was transported to Central Booking where he has been charged with attempted 1st degree murder.

Investigation

On January 29, 2017, at about 1:19 a.m., police were called to the 1500 block of Russell Street for a reported shooting.

Once at the scene, officers observed two adult male shooting victims. One victim was shot in the hand and the other victim was shot in the foot. Both victims are 21 years-old.

Medics transported the victims to area hospitals for treatment.
Citywide Shooting detectives were summoned and assumed control of the investigation.

The victims told detectives that an earlier verbal dispute with a group of men erupted again when they encountered each other. The two victims were shot during an altercation on the fourth floor level parking garage of the Horseshoe Casino.

SouthBMore.com Turns Five: Looking Back at Top Stories in South Baltimore

Where does the time go? Today SouthBMore.com celebrates the five-year anniversary of its launch. It’s been an incredible five years covering all the news and events in South Baltimore and meeting so many incredible residents, business owners, and visitors.

From all of us at SouthBMore.com, we appreciate the overwhelming support we have received from this community and thank our many great sponsors for allowing us to keep making SouthBMore.com better. Throughout the years, we’ve also received so much positive feedback – in person, online, and via social media – from our readers. And, for that, we thank you. It inspires us to work even harder to keep South Baltimore more informed.

We look forward to a great sixth year with comprehensive coverage of South Baltimore, the continuation of SouthBMore’s Best and the SouthBMore’s Best Bash, and some exciting upcoming announcements including another great event and a t-shirt that shows off your South Baltimore pride. Stay tuned.

On this milestone day, here’s a look back at some of our biggest story lines since the launch of SouthBMore.com.

Port Covington Goes from Wasteland to Wonderland

Before starting SouthBMore.com, I badly wanted learn more about why Port Covington had been such a failure. After SouthBMore.com launched, it was one of the first stories I covered.

A failed shopping center, a failed waterfront mixed-use development, a failed relocation attempt by Under Armour, and a lot of frustration was the story in 2012. Now in 2017, the groundwork is in place for what has been described as “one of the largest urban renewal projects in America.” The 266-acre, $5.5 billion Master Plan includes a 50-acre campus for Under Armour, and 1,500,000 sq. ft. of destination, attraction, entertainment, and specialty retail; 500,000 sq. ft. of “maker” and industrial/light manufacturing space; 200-plus hotel rooms; 1,500,000 sq. ft. of office space (in addition to the Under Armour Global Headquarters); and civic and cultural uses including 40-plus acres of public parks, a public waterfront, and other public facilities. It also includes more than 7,500 residential units, which could total up to 14,000 units comprised of rental and for-sale properties at various price-points.  The plan also includes potential sites for a post office, school, library, fire station, police paddock, and cultural center. Improvements and projects have already begun.

A Real Estate Development Boom

When SouthBMore.com launched, long-awaited and stalled real estate projects in South Baltimore were finally starting to get back on track following the market collapse in the late 2000s. Now it’s less a question of when or if a project might ever get under way, but more about keeping track of everything going on. Large projects are underway at McHenry Row, Stadium Square, and Port Covington, and much smaller projects are on track on every corner of the South Baltimore peninsula, as well as in Pigtown and SoWeBo.

SouthBMore.com has calculated that since 2015, 2,066 housing units have been added or are currently under construction. More than 800 housing units have been proposed, not counting up to 14,000 future units at Port Covington. There is currently 109,300 sq. ft. of retail space and 240,500 sq. ft. of office space under construction, and 344,000 sq. ft. of office space and 28,016 sq. ft. of retail have been added in the past two years. Millions of sq. ft. of office space has been proposed.

Cross Street Market Redevelopment 

An ongoing story with a lot of community interest is the redevelopment of Cross Street Market by Caves Valley Partners (CVP), which was selected by the City to lead a $6.5 million renovation. The City’s Request for Proposals was first launched in December 2014; CVP was selected in partnership with War Horse, which later dropped out of the bid, in June 2015; and CVP reached a deal with the City in November 2016.

The market is expected to close in May for 8 to 10 months of renovations. This will include the addition of outdoor seating on Cross St., likely eliminating six parking spaces; more natural light including new windows and the potential addition of glass garage doors facing Cross St.; updated utilities; a common seating area with approximately 100 seats; and facade improvements. CVP is aiming for 25 to 30 tenants within the market, with a mix of all the types of vendors that would make up a replacement for a grocery store, plus dine-in and carryout food tenants.

There’s a lot of interest from the community in seeing an improved market, as well as a lot of interest from the community in protecting the interests of the existing tenants. Many community members have an interest in both. An ongoing legal matter is taking place between CVP and Nick’s Inner Harbor Seafood, many existing tenants are currently negotiating with CVP’s team, and Pretzel Twist was recently the first tenant to sign an agreement to return to the new market. Many current tenants are also asking the City for financial help and support during a potential relocation or break in business.

South Baltimore Celebrates the Ravens Super Bowl Run 

The Ravens journey to a Super Bowl XLVII victory in 2013 was enjoyed by many around the region with South Baltimore being in the middle of the action. Celebrations were held in the streets of Federal Hill following the Ravens final three wins of the playoffs, every bar on every corner was packed for every playoff game, national TV shows brought their sets to the Inner Harbor, purple lights and logos were seen everywhere, and the victory parade ended with an epic celebration at M&T Bank Stadium. There was an unprecedented energy and joy in this area during that run.

Let’s hope there’s a repeat in the near future.

Long Vacant Retail Spaces Filled 

With hundreds of Storefronts in South Baltimore, business are always coming and going but as investment in the area has grown, we’ve seen many retail space that haven’t had tenants in many years get filled. This include SoBotanical recently filling a space that has been vacant for more than 10 years.

Others include City Nails opening in a space vacant for more than 12 years, Unleashed by Petco opened in two former retail spaces (one of which was vacant for three years), and The Local Fry opened in a space vacant for almost three years. Blue Moon CafĂ© also announced a move to a space that was vacant for almost three years and Himalayan Bistro will be opened next door in a space that was also been vacant almost three years, and Federal Hill Natural Market opened in a space that was vacant for more than seven years.

Construction is additionally underway at Crossbar at the former home of Turner’s and Lanasa Produce, properties that have been vacant for more than five years.

Pigtown Main Street is also starting to fill with businesses on storefronts along Washington Blvd. Many of these spaces were formerly in disrepair for many years.

Large Crowd Gathers at Rally for Cross Street Market Merchants

A rally, called “Last Stand at the Cross Street Market,” was held yesterday evening at the Cross Street Market. An overflow crowd of neighbors, which SouthBMore.com estimates at more than 200, gathered to show support for the current vendors, and their uncertain future, as the city-owned market is scheduled to close this spring for 8 to 10 months to undergo a $6.5 million redevelopment by Caves Valley Partners (CVP). CVP took over management of the market in January.

“We are here so that city leaders can see the support for the merchants,” said Attorney John C. Murphy who is representing the merchants and helped organize the event. “They (vendors) are being offered nothing, no moving or relocation expenses, and no consideration that they will be out of business for a year. They are having their businesses taken away from them.”

Many merchants were hoping, and were under the impression, that the renovation would be done in stages so that they could continue to operate. Arsh Mirmiran of CVP said at the Cross Street Market Advisory Committee Meeting in January that a more extensive renovation is needed than originally thought. Mirmiran said getting the building up to code will take $2.5 million of utility work. The City, which still owns the building, is putting up $2 million of this cost and CVP is putting approximately $4.5 million into the renovation.

The merchants are currently on month-to-month leases which Murphy described as being put into place a couple years ago to make way for the redevelopment. Most merchants will have the opportunity to return after the renovation, but Murphy said the new rents are more than three times the current rates. “Not one of these merchants will be able to afford to come back,” said Murphy. “This is a city project and the merchants need to be protected. They have their life savings in these businesses and they stand to lose everything.”

Mirmiran said at January’s Advisory Committee Meeting that rents will go up, but will be in line with Mount Vernon Marketplace, Belvedere Market, and R. House. He described Cross Street Market as a much better location than the others and said rent will be 10% of revenue projections. The new market will also have common indoor and outdoor seating areas, which are not currently present at the market.

Murphy encouraged everyone in attendance to contact area politicians. Cards were passed around with the names and contact information of Mayor Catherine Pugh, City Council President Jack Young, Councilman Eric Costello, Senator Bill Ferguson, and Delegates Luke Clippinger, Brooke Lierman, and Robbyn Lewis.

Murphy said there hasn’t been much contact with local leaders, but that he and some merchants went to meet with Mayor Pugh at the Board of Estimates meeting last week. “She said she’d look into it, but we haven’t heard anything.”

Cross Street Market merchants were thrilled with the turnout. Sharon Johnson, owner of Cheese Galore & More, described the turnout as “awesome.” Anna Epsilantis of Big Jim’s Deli said, “This is amazing, I’m going to cry. There is so much love and energy in this room. This is Baltimore!”

CVP and Nick’s Inner Harbor Seafood are currently involved in a legal matter involving Nick’s lease and its future at the market.

WoodKnott Brings Custom Furniture and Housewares to Federal Hill

South Baltimore resident Eric Knott and business partner Meagan Kelly have opened WoodKnott at 912 S. Charles St. in Federal Hill at the former home of Federal Restorations, which recently relocated to 838 Leadenhall St. Knott, who has been a contractor since 2002, is now focusing on creating custom furniture and cabinets that will be sold at the new store. Knott also worked in the furniture industry earlier in his career.

The 1,900 sq. ft. space will feature a first-floor showroom, where WoodKnott will keep about 10 pieces that will serve as an illustration of Knott’s work, and a workshop in the basement. Customers can buy pieces and houseware off the showroom floor, but most items will be custom-made after consulting with Knott. He told SouthBMore.com the pieces will be “rowhome-centric” to help with the space limitations of city living, and prices would be affordable and comparable to many other furniture stores. Pieces can be made from both new and reclaimed materials.

Knott completely renovated the space. He restored the wood floors, created an accent wall from wood deconstructed during the renovation, created another accent wall from barn wood, and updated all the mechanical elements and electric in the space. WoodKnott also features exposed brick and beams, and the walls are filled with custom-made designs. Knott also updated the basement to fit the needs of his workshop.

The showroom currently features a custom-made bed with a headboard, a coffee table with chairs, a rolling kitchen table, and a Maryland flag mirror crafted from wood. Knott will be adding more pieces to the space.

In the future, Knott will be renovating an upstairs space so WoodKnott can host events and craft nights.

Knott told SouthBMore.com he is excited to be part of Federal Hill Main Street and talked about the great relationship he has already established with neighboring businesses.

WoodKnott will be open Wednesday through Saturday from 10am to 7pm and Sundays from 12pm to 5pm. WoodKnott will have a team of four to five people.
