Plan Approved for 258-Unit Apartment Building on the 1900 Block of South Hanover Street

Wood Partners is planning a Phase Two of its Alta Federal Hill apartment project on the 1800 block of S. Hanover St. with a second apartment building on the 1900 block of S. Hanover St. The two blocks are divided between two properties that were acquired by developer Caves Valley Partners (CVP).

The properties are comprised of a former one-story warehouse at 1800 Hanover St. and the former Middleton & Meads property which occupies the entire 1900 block of S. Hanover St. and the western section of the 1800 block of S. Hanover St. CVP will begin to demolish the existing structures next month and will sell the properties to Wood Partners.

Middleton & Meads recently completed its relocation to Carroll-Camden Industrial Area.

Last July, Baltimore City Board of Municipal and Zoning Appeals (BMZA) approved Wood Partners for a six-story, 267-unit apartment building with a 367 parking spaces, a garage, and a 1,000 sq. ft. retail space on the 1800 block of S. Hanover St. The building design was presented to Baltimore City Planning Department’s Urban Design & Architecture Advisory Panel (UDAAP) this past June. Wood Partners told SouthBMore.com in June that it is hoping to break ground on Phase One this upcoming winter.

On the 1900 block of S. Hanover St., Wood Partners was approved last week by BMZA for a six-story, 258-unit apartment building with 370 parking spaces, a garage, and 1,000 sq. ft. of ground-floor retail. The project did not need any variances from BMZA, but did need a conditional use for the required height of the building.

The South Baltimore Neighborhood Association (SBNA) did not take a position on the project. President Michael Murphy told SouthBMore.com, “In general the project was supported by those in attendance but there were some concerns about the traffic impact.”

Wood Partners has not provided SouthBMore.com with additional details about when it intends to start construction on Phase Two.

At UDAAP in June, Wood Partners said they are hoping the new building on the 1800 block of S. Hanover St. will help calm down a very “vehicular-centric” S. Hanover St., which is also known as Route 2, a highway that continues south through Annapolis. There will be many plantings along the perimeter of the property, and both buildings will be set back 15 ft. from the curb. Both buildings will be separated by a new street that is a continuation of W. Wells St.

CVP Partner Arsh Mirmiran told SouthBMore.com in an email, “We are pleased with the outcome and are looking forward to continuing to work with Wood Partners to improve another prominent South Baltimore property. CVP has additional projects in South Baltimore including the redevelopment of the Cross Street Marketi and $300+ million, mixed-use projects Stadium Square.”

Scott Zimmerly, executive managing partner of Wood Partners, said in June that Wood Partners was attracted to the site because of its proximity to both Federal Hill and Port Covington. The site is a block from Port Covington, where a 235-acre development is getting underway by the Port Covington Development team.

Wood Partners is based in Atlanta and has a regional office in Rockville, MD.

These two apartment buildings add to a flurry of development activity along the Wells St. corridor in South Baltimore. Premier Storage Investors (PSI) has been approved for a 90,000 sq. ft., 820-unit storage facility to replace a one-story warehouse at 1900 S. Charles St. Construction began recently to convert 1900 Light St., a former slaughterhouse that was recently a curtain factory, into a 38,000 sq. ft. office and retail building, and the ownership of a historic five-story building at 1901 Light St. is hoping to partner with a developer to convert the building to more than 140 apartments.

In recent years, apartment building 1901 South Charles was built at the site of a vacant industrial property, apartment and retail building 2 East Wells replaced a warehouse, and Zero Fox renovated the vacant Pabst Castle into an office building. National Federation of the Blind is currently renovating parts of its 355, 000 sq. ft. facility and putting up to 100,000 sq. ft. of office space up for lease.

Royal Farms Opens Its Chicken Stall at Cross Street Market

Baltimore-staple Royal Farm has opened its 590 sq. ft. chicken stall at the newly-renovated Cross Street Market in Federal Hill. This new concept from Royal Farms will just focus on the convenience store and gas station’s “world famous chicken,” which will include fried chicken, chicken tenders, chicken on a stick, chicken salad, chicken sandwiches, and sides.

Cross Street Market is being developed and leased by CSM Ventures, LLC, a partnership between developer CVP and CANAdev, with construction and property management by MacKenzie.

CVP Partner Arsh Mirmiran told SouthBMore.com in May that the idea for a Royal Farms at Cross Street Market was discussed a couple of years ago, but he nixed it because he thought people would overreact because Royal Farms, while Baltimore-based, is “perceived as a chain.” But, after luring and announcing other local businesses for Cross Street Market, some of which are opening their first brick-and-mortar location, he revisited the idea when the team was looking to get a fried chicken stall.

“Once you get all the local concepts, to have the area’s best chicken would be a huge plus,” said Mirmiran. “If you are looking at a list of five to ten foods to eat while in Baltimore, Royal Farms is probably one of them. If you are in town, you are probably not going to go to a convenience store or random gas station, you’ll go to a market.”

Royal Farms was also excited about this opportunity. “Being that we are a Baltimore-born company, it is an honor to be able to offer our World Famous chicken at the iconic Cross Street Market,” said Royal Farms CEO John Kemp in a statement. “We’re proud to bring a bit of tradition to the evolving landscape of Baltimore.”

Royal Farms is going for more of a vintage look and is using its cartoon chicken logo for neon signage that was created by Locust Point’s Mindgrub. “People very easily could come to the conclusion five to ten years from now that Royal Farms Chicken was probably started in the market and grew out from there,” said Mirmiran. “Time will tell how it works, but my level of confidence is just as high with the Royal Farms store as anything else we are putting in there.”

The stall will sell Royal Farms chicken meals that come with Western fries and a roll; large platters of chicken; chicken on a stick; chicken salad, pulled white, pulled dark, and chicken tender sandwiches and sliders; half-pound to three-pound containers of chicken salad; sides including Western fries, mac and cheese, mashed potatoes, biscuits, and rolls; chocolate chip cookies and cookie dough; and beverage including Royal Farms Water, Royal Farms Tea, and cans of Coke and Sprite. Dipping sauces are honey mustard, BBQ, buffalo, and chesapeake.

Royal Farms’ stall will not sell the deli sandwiches, coffee, or convenience store items found in its stores. The stall will also not have the same promotions and RoFo Rewards.

The Royal Farms stall will have a window for curbside walk-up service that is adjacent to an outdoor seating area. Royal Farms will not have its own seating, but will be adjacent to a common seating area inside of Cross Street Market.

Royal Farms will be open Monday to Thursday from 10am to 10pm with the carryout window open Thursday from 10pm to 2am. It will be open Friday and Saturday from 10am to 12am with the carryout window open from 12am to 2am, and Sundays from 10am to 9pm. Royal Farms carryout out window is not open yet and the stall’s temporary hours are now Monday to Thursday from 10am to 9pm, Friday and Saturday from 10am to 10pm, and Sunday from 10am to 6pm.

The Royal Farms stall at Cross Street Market has 17 employees.

Royal Farms Marketing Director Shelby Kemp told SouthBMore.com they are excited to try this new slimmed down concept and she believes it will be successful. She said this concept could be replicated in places with tighter footprints like malls and airports.

A Look at South Baltimore Real Estate Market Stats

The following is an overview of the median real estate sale price over the past year for the different South Baltimore neighborhoods covered by Redfin. SouthBMore.com will take a look at these numbers every quarter.

This overview also lists the median sale price dating back five years ago to May 2014. Each median statistic calculated by Redfin is from a 90-day period that ends on the last day of the stated month. The median sale price is the sale price in the middle of the data set when all the sale prices are arranged from low to high.

To note, not every South Baltimore neighborhood is tracked in Redfin’s Data Center. However, a Redfin listing search indicates that Union Square has a median sale price last month of $246,000 with a median price per sq. ft of $99. Ridgely’s Delight has a median sale price of $225,000 and a median sale price per sq. ft. of $154.

Computer and Cell Phone Repair Store ‘MyGadgetTech’ Opens on Key Highway

The team of Agim Mehmeti and Liridon Shabani of Charm City Networks has opened MyGadgetTech, a cell phone and computer repair shop, at 1414 Key Hwy. in the first-floor M102 suite. Mehmeti and Shabani have owned Charm City Networks, which is headquartered in a third-floor suite of 1414 Key Hwy., since 2007.

MyGadgetTech repairs all phones including iPhone, Samsung, and Android, as well as tablets. It also repairs Apple, Chromebook, and PC computers and does first-level data recovery. Liridon said most phone screen repairs are $59 and can be done in 30 minutes if the part is in the store. MyGadgetTech can fix motherboards and home buttons on phones, as well as replace batteries.

MyGadgetTech is open Monday to Friday from 9am to 5pm.

Charm City Networks had been using Suite M102 and was already repairing computers and phones, but decided to rebrand the space into MyGadgetTech to focus on the repair side of its business. Charm City Networks specializes in IT consulting working with public and private sector clients including restaurants, museums, bars, and law offices. Liridon said they have a lot of clients in South Baltimore.

Charm City Networks and MyGadgetTech has five employees.
